Purva Meraki is registered with Karnataka RERA under PRM/KA/RERA/1251/310/PR/071022/005307, approved on 7 October 2022.
The registered completion date is 31 October 2027, while one advisory portal quotes July 2028 onwards. Tower and wing counts differ between the developer, the RERA record and portals.
Prices are indicative, sources disagree on what is included, and every figure excludes stamp duty and registration unless stated.
Where a detail could not be verified, this guide says on request rather than guessing.
Purva Meraki is a residential project by Puravankara Limited under its premium Purva brand, set on roughly one acre just off Somasundarapalya Main Road in HSR Layout.
Purva Meraki is a deliberately small development. The developer and the RERA record both describe 44 homes in total, which is tiny by Bangalore standards.
The building is described by Puravankara as one tower of two basements, ground and eight upper floors.
Configurations are limited to 3 BHK and 4 BHK apartments, with no compact formats aimed at investors or first-time buyers.
The developer quotes the 3 BHK from about Rs 3.90 crore onwards, and portal data places the 4 BHK somewhere between Rs 5.25 crore and Rs 5.88 crore.
Our team drove the Somasundarapalya approach, timed the Silk Board and Outer Ring Road runs and read the RERA record before writing this guide.
What follows is an independent assessment of Purva Meraki rather than a brochure summary. Where sources disagree, we say so plainly.
The defining feature of this project is scale. Forty-four homes on one acre is a boutique count in a locality dominated by plotted houses and mid-rise apartments.
At Purva Meraki that small count means fewer neighbours, quicker lifts and a quieter common area. It also means a smaller pool of residents sharing the maintenance bill.
Purva Meraki received the ET Achievers 2024 Luxury Project of the Year recognition, according to the developer, which we note but do not weigh heavily.

HSR Layout is one of the most established planned layouts in south-east Bangalore, developed by the BDA and divided into seven sectors.
The site sits on the eastern side of the layout, toward Somasundarapalya and Haralur, rather than in the older Sector 1 core near 27th Main.
One portal lists the address as HSR Layout Sector 2, and another resale listing labels the area Harlur, which tells you exactly where the boundary falls.
The RERA record oddly lists Ulsoor Road as the project address, which is the Puravankara corporate office. Treat that as a filing quirk rather than the site.
The practical point is that you get the HSR postcode and catchment, with the slightly lower land values of the Haralur edge.
The Outer Ring Road lies about two minutes away by the developer’s estimate, and Silk Board Junction about five minutes in clear traffic.
The developer publishes drive times for the main destinations. We list them below and add our own observations on peak-hour reality.
| Destination | Developer time | Our peak note |
|---|---|---|
| HSR BDA Complex | 2 min | Holds well |
| Outer Ring Road | 2 min | Junction queues |
| Silk Board Junction | 5 min | 15 to 25 min peak |
| HSR 24th Main Road | 5 min | Holds well |
| Koramangala | 10 min | 20 to 30 min peak |
| RMZ Ecoworld | 15 min | 30 to 45 min peak |
| Embassy Tech Village | 15 min | 30 to 45 min peak |
| Electronic City | 25 min | 35 to 50 min peak |
| MG Road | 25 min | 45 to 60 min peak |
| Airport | 60 min | 60 to 80 min |
The airport figure is a good example of source variance. The developer says sixty minutes and one portal says one hour twenty minutes.
Both can be true depending on the hour. Plan on the longer number for any flight you cannot afford to miss.
Check terminal timings and the airport’s own road advisories on the Kempegowda International Airport site.
Silk Board is the problem you cannot avoid. It is the most congested junction in the city and sits five minutes from the gate.
Any commute toward Electronic City, BTM Layout or Jayanagar passes close to it, and the morning peak there routinely adds twenty minutes.
The Outer Ring Road toward Bellandur and Marathahalli is the main employment run, and it is slow between eight-thirty and eleven most weekdays.
The redeeming feature is the Yellow Line metro, opened in August 2025 on the RV Road to Bommasandra alignment through Silk Board.
One portal places the nearest Yellow Line access about 1.7 km from the site, which makes a short auto or cab hop realistic.
The Blue Line along the Outer Ring Road is still under construction, and its opening date for this stretch is coming soon rather than confirmed.
Track both lines on the official Bangalore Metro Rail Corporation site rather than through any sales presentation.
Our read is that Purva Meraki works very well for Koramangala, HSR and Bellandur jobs and tolerably for Electronic City.
It works poorly for Whitefield, Hebbal, Manyata or the airport on a daily basis, and buyers should not assume otherwise.
Our analysis of the Yellow Line one year on sets out what the metro has actually done to prices along this corridor.
Daily convenience is the strongest argument for Purva Meraki. HSR Layout is one of the most self-sufficient neighbourhoods in Bangalore.
The HSR BDA Complex market is about two minutes away, and the 27th Main and 24th Main restaurant strips are within ten.
Total Mall is about five minutes out, Forum Koramangala about ten, and Central Mall Bellandur about fifteen by the developer’s figures.
Schooling is dense. NIFT Bangalore is about three minutes away, and Narayana Techno School and National Public School HSR are about five.
Cambridge Public School is listed at about ten minutes and DPS East at about fifteen, giving families real choice within a short drive.
Healthcare is strong. Greenview Medical Center is about two minutes away and Narayana Multispeciality is listed close by on one portal.
Sakra World Hospital and St John’s Hospital are each about fifteen minutes away, and Manipal Hospital on HAL Airport Road about twenty.
Green space near Purva Meraki is a pleasant surprise for this density. HSR Club and park are about three minutes away and Agara Lake about ten.
Kudlu Lake is also about ten minutes away and Kaikondrahalli Lake about fifteen, which suits weekend walkers and runners.
HSR Layout’s buyer base is dominated by technology professionals, startup founders and senior managers from the Koramangala and ORR employment belts.
Many current owners bought plots or older apartments here a decade ago and are now upsizing within the same neighbourhood.
That upsizer is the core buyer for Purva Meraki. They want a larger, newer home without giving up the HSR schools and social network.
NRI demand is present but secondary. Most NRI buyers here have family roots in south Bangalore and want a home close to relatives.
Pure investors are a small group at this ticket size, because yields on Rs 4 crore homes rarely justify the purchase on income alone.
Purva Meraki is described by the developer as one tower of two basements, ground and eight floors, with 44 residences.
The RERA record breaks that down as four homes on the ground level and five homes on each of the eight upper floors.
Portals describe the same building differently. One talks of two wings of 3 BHK homes plus a third wing for 4 BHK homes.
Another advisory portal describes three blocks. We flag that variance rather than pick a side, and the approved plan settles it.
One portal says the 4 BHK homes have a private lift lobby, which would be a meaningful privacy feature if confirmed in the agreement.
Landscape claims are strong. Portals repeat a figure of more than 76 percent open space, which we could not verify on the filing.
The developer quotes 3 BHK homes between about 2,519 sq ft and 2,770 sq ft, without stating whether that is carpet or saleable area.
Portal data breaks the 3 BHK into four layouts of about 2,523, 2,591, 2,692 and 2,767 sq ft.
The smallest Purva Meraki layout has three toilets and four balconies, and the larger three have four toilets each according to one advisory portal.
The 4 BHK is consistently reported at about 3,696 sq ft, with five toilets and five balconies on that same portal.
The RERA data visible on one aggregator shows a 3 BHK type with about 136 sq m of carpet area, roughly 1,464 sq ft, plus a 29 sq m balcony.
Set against a 2,519 sq ft quoted figure, that suggests the marketing sizes are saleable areas with substantial loading. Ask for the carpet schedule.
We would treat the RERA carpet area as the legal number for any comparison, because saleable area loading varies widely between developers.
| Specification | Detail |
|---|---|
| Structure | RCC frame, seismic zone 2 |
| Living floors | Large-format vitrified tiles |
| Master bedroom | Wooden laminate flooring |
| Balconies and toilets | Anti-skid tiles |

The Karnataka RERA registration for Purva Meraki is PRM/KA/RERA/1251/310/PR/071022/005307, approved on 7 October 2022.
The registered completion date is 31 October 2027, and the developer page shows the same possession date.
One advisory portal quotes possession from July 2028 onwards, which may reflect an expected handover buffer rather than a formal change.
The filing schedule visible on one aggregator shows sub-structure and retaining wall work dated to June 2026, which looks tight against an October 2027 finish.
Ask the site team for the current slab status and the latest quarterly progress report before you rely on either date.
Verify the registration and progress filings yourself on the Karnataka RERA portal using that number.
Our guide to RERA possession dates versus builder targets explains how to read the gap between the two.
The official project page is published on the Puravankara Purva Meraki page, which is the source of the tower and size figures used here.
Puravankara Limited was founded in 1975 by Ravi Puravankara and is headquartered in Bengaluru, as its Wikipedia profile records.
The company is listed on the Indian stock exchanges and operates two main residential brands, Purva for premium homes and Provident for mid-income housing.
Delivered-area figures vary by date. A March 2025 fact sheet cites more than 90 projects and about 52.74 million sq ft completed.
A February 2026 report cites 93 projects and about 56 million sq ft. We state both rather than choose one.
The RERA record names Abhishek Kapoor as chief executive and managing director, and lists Purva Sunflower as a completed past Karnataka project.
The developer quotes Purva Meraki from about Rs 3.90 crore onwards for a 3 BHK, which is the cleanest starting figure available.
Portal figures vary widely around that. One older portal snapshot from January 2024 shows Rs 3.65 crore to Rs 5.25 crore.
Another portal quotes Rs 3.28 crore to Rs 5.88 crore on an all-inclusive basis, and lists the 4 BHK as sold out.
An advisory portal quotes Rs 4.0 crore to Rs 5.7 crore, and says its figures include GST, parking, club and deposits.
Those differences come from date, inclusions and unit choice. Ask for a dated written cost sheet for your specific home.
On saleable area, the effective rate works out to roughly Rs 14,200 to Rs 15,500 per sq ft across the reported data points.
One resale listing quotes the 4 BHK at about Rs 5.4 crore at Rs 14,600 per sq ft, and calls that price negotiable.
HSR Layout portal averages sit near Rs 12,750 per sq ft in mid-2026, so Purva Meraki prices at a clear premium to the area.
That premium is for newness, brand and size. Most HSR stock is older, smaller and built by smaller local developers.
GST at five percent applies to an under-construction purchase, which on a Rs 3.90 crore home is about Rs 19.5 lakh.
Karnataka stamp duty and registration add roughly 6.6 percent with cess and surcharge, which is about Rs 25.7 lakh on the same home.
Preferential location charges apply to better-facing units, and on a nine-level building the upper floors are the ones buyers want.
Car parking, club membership, legal charges and maintenance deposits may be bundled or itemised depending on which quote you hold.
BWSSB water and BESCOM power connection charges are also listed as separate items by one portal and included by another.
Add it up and the realistic uplift over a base headline is about twelve to fifteen percent, depending on what that headline already includes.
On a Rs 3.90 crore base that is roughly Rs 47 lakh to Rs 58 lakh before you receive keys.
A construction-linked plan is standard for a project with a 2027 registered completion, and it is the safer structure for the buyer.
One portal lists the booking amount at ten percent, which is about Rs 39 lakh on the entry home.
Loan-to-value at this ticket size is usually capped at seventy-five to eighty percent, so plan for a large own contribution.
Ask whether the project is on the approved panel of the major lenders, because panelled projects sanction far faster.
NRI buyers should confirm the FEMA-compliant payment route and repatriation documentation before transferring any booking amount.
On a one-acre site you should not expect a township-scale clubhouse, and Purva Meraki does not claim one.
The amenity focus at Purva Meraki is the rooftop, where Puravankara lists an infinity pool and a yoga deck.
The same rooftop carries a celebration area, an unwinding zone, a barbecue pit and an outdoor gym, according to the developer FAQ.
The developer also lists a banquet area and a water feature, and its blog lists an amphitheatre, multipurpose court and kids play area.
Portals add a gymnasium, kids pool, indoor games room, party hall and a terrace sky walk. Clubhouse floor area is on request.
| Rooftop | Fitness | Social | Family |
|---|---|---|---|
| Infinity pool | Gymnasium | Banquet area | Kids play area |
| Yoga deck | Outdoor gym | Party hall | Kids pool |
| Barbecue pit | Multipurpose court | Celebration area | Landscaped garden |
| Unwinding zone | Jogging path | Amphitheatre | Indoor games |
| Sky walk | Meditation zone | Social seating | Water feature |
At Purva Meraki the rooftop pool and the gym are the two facilities that residents will use several times a week.
The yoga deck will be popular at sunrise and sunset, because rooftop air in HSR is noticeably cleaner than street level.
The barbecue pit and celebration area are the sleeper assets. In a 44-home building they function almost like a private terrace.
The banquet area matters to families who host, and it saves the cost and hassle of booking an outside venue.
The multipurpose court and the kids play area will be busy on weekends, though on one acre they cannot be large.
Maintenance at Purva Meraki is on request, and no source we found publishes a confirmed rate.
The arithmetic matters more than usual here. A rooftop infinity pool and lifts are shared across only 44 homes rather than several hundred.
Every Rs 1 per sq ft per month on a 2,519 sq ft home adds about Rs 2,500 a month to your outgoings.
Ask for both the developer-managed rate and the projected association rate after handover, because those often differ sharply.
Ask also for the corpus fund amount and the sinking fund policy, since small buildings feel major repairs more acutely.
HSR Layout 3 BHK rents average about Rs 78,400 a month on one portal, with larger furnished homes reaching about Rs 90,000 to Rs 1 lakh.
A new 2,500 sq ft home in a branded building should rent above that average, and our working estimate is about Rs 1 lakh to Rs 1.3 lakh.
On a Rs 3.90 crore base that is a gross yield of roughly 3.1 to 4.0 percent before costs.
On an all-in cost near Rs 4.4 crore it is closer to 2.7 to 3.5 percent gross, which is modest by any measure.
The 4 BHK homes are worse on yield still, as large premium stock always is, and they are bought for lifestyle rather than income.
Where Purva Meraki earns its case is scarcity, because new branded apartments inside HSR Layout are rare and land parcels are tiny.
| Metric | Purva Meraki | HSR benchmark |
|---|---|---|
| Rate | About Rs 14,200 to 15,500 psf | About Rs 12,750 psf |
| Asking rate range | Saleable basis | Rs 8,700 to 15,850 psf |
| Gross yield | About 2.7 to 4.0 pct | About 3.5 to 4.2 pct |
| 1 yr growth | Micro-market linked | About 17.5 pct |
| 3 yr growth | Micro-market linked | On request |
| 5 yr growth | Micro-market linked | On request |
| 3 BHK rent | About Rs 1 to 1.3 L est | About Rs 78,400 avg |
| Handover | Oct 2027 RERA | Varies |
| Exit liquidity | Medium to high | High |
Portal data shows HSR Layout apartment asking rates up about 17.5 percent over the trailing year to mid-2026.
We could not verify reliable three-year and five-year figures for the layout, so we mark them on request rather than guess.
The drivers are steady. Koramangala and ORR employment, the Yellow Line metro and the Blue Line under construction all support demand.
Land supply is the structural argument. HSR is fully built out, so new projects come only from small redevelopment parcels like this one.
The counter-argument is that the entry price already reflects most of that scarcity, leaving limited room for a quick gain.
We would model mid single-digit annual appreciation at Purva Meraki over a long hold rather than extrapolating one strong year.
Yield is the first Purva Meraki risk. At roughly three percent gross the rental case does not stand on its own at this price.
The schedule is the second. A tight-looking filed programme and a portal quoting July 2028 both point to possible slippage.
Loading is the third. If the RERA carpet area is close to 1,464 sq ft for a 2,519 sq ft quote, the effective carpet rate is far higher.
Silk Board traffic is the fourth, and it will not be solved by any single infrastructure project in the next few years.
Small-building maintenance is the fifth. Fixed costs shared by only 44 owners can rise faster than buyers expect.
None of these are disqualifying at Purva Meraki. All of them belong in your model before you sign.
The address is the standout. A new branded home inside HSR Layout, with its schools, hospitals and restaurants, is genuinely scarce.
Forty-four homes is a boutique count that delivers privacy, quiet corridors and short lift waits.
Unit sizes are generous, with every 3 BHK above 2,500 sq ft on the quoted basis and four balconies in each layout.
The rooftop amenity deck with an infinity pool is a sensible use of a small site rather than a token gesture.
The Yellow Line metro within a short hop and the Outer Ring Road two minutes away give real connectivity options.
Puravankara is a listed developer founded in 1975, which lowers execution risk compared with smaller local builders in HSR.
The Purva Meraki price is high. At roughly Rs 14,200 to Rs 15,500 per sq ft it sits well above the HSR average.
Price sources disagree on inclusions, which makes like-for-like comparison harder than it should be.
The likely gap between saleable and carpet area needs answering in writing before any booking.
Silk Board is five minutes away, and peak-hour traffic around it is a daily cost for many commutes.
A one-acre site cannot offer large sports facilities, big lawns or a full-scale clubhouse.
Possession dates differ between sources by up to nine months, and the filed construction schedule looks tight.
Based on our analysis, Purva Meraki suits HSR upsizers, senior Koramangala and ORR professionals, and families who value schools and a small community.
It does not suit a yield-focused investor, and it does not suit anyone who needs large outdoor amenities or a Whitefield commute.
We score the project seven and a half out of ten on overall proposition and five out of ten on risk.
The score is carried by address, scale and unit size. It is held back by price, loading questions and schedule variance.
South-east Bangalore now offers several luxury options close to HSR, so the question is fit rather than quality.
We compared Purva Meraki against three reference projects already assessed on NxtFootstep.
| Criteria | Purva Meraki | Sobha Infinia | SNN Duomont | Prestige Hosur Rd |

| Best for | Boutique HSR living | Central address | Walk-to-metro | Budget range |
Against Sobha Infinia in Koramangala, Purva Meraki is cheaper per sq ft and completes about two and a half years sooner.
Sobha Infinia offers a more central address and a larger site, so buyers who value Koramangala itself may accept the wait.
Against SNN Duomont at Kudlu Gate, this project is cheaper and earlier, but Duomont sits about 220 metres from a working metro station.
Buyers who want a wider budget range should read our assessment of Prestige projects along Hosur Road, which starts far lower.
Families weighing a larger gated community further out can compare Arvind Sylva on Sarjapur Road for space against address.
For a central rate check, our Koramangala property price guide sets out the per-sq-ft bands next door.
Within the same developer, Purva Northern Lights in Bagalur shows what the Purva brand delivers at a much lower ticket in North Bangalore.
Mid-income buyers can look at Provident Equinox 6 in Kengeri, the Provident brand from the same group.
This is the clearest fit. Koramangala, HSR and the Bellandur stretch of the ORR are all within a reasonable commute.
The startup and product companies of south-east Bangalore are concentrated within fifteen minutes of the gate.
If your work sits in that triangle, Purva Meraki offers a short commute that few new luxury projects can match.
A small, branded building with a professional association suits an owner who visits a few times a year.
The HSR rental market is deep, so finding a quality tenant for a large 3 BHK should not be difficult.
Read our NRI real estate investment guide for Bangalore before choosing between this and a larger township.
Confirm the FEMA-compliant payment route and repatriation documentation with your bank before you transfer anything.
Families already living in HSR are the core buyer. They keep their schools, doctors and friends and gain a much larger home.
Four balconies per 3 BHK and a rooftop pool give children and parents more room than most older HSR apartments.
The trade is outdoor space. A one-acre site cannot offer the lawns of a ten-acre township further out.
We would be cautious. Gross yield near three percent does not support a purchase at this ticket on income grounds.
The case has to be scarcity-led capital growth, and that requires a long hold and patience through handover.
If you want yield in south-east Bangalore, smaller-ticket stock on Sarjapur Road serves that objective better.
Retirees will value the hospitals, markets and parks within minutes, and the quiet of a 44-home building.
Lifts, a rooftop deck and short walking distances to daily needs suit older residents better than a sprawling campus.
First-time buyers are not the target. The entry ticket of about Rs 3.90 crore puts this beyond most first purchases.
HSR Layout apartment asking rates averaged about Rs 12,750 per sq ft on portal listings in mid-2026, with a spread from Rs 8,700 to Rs 15,850.
Another portal shows a higher average asking price near Rs 15,450 per sq ft, which illustrates how listing mix drives the averages.
Government guidance values are much lower, near Rs 7,625 per sq ft for Sector 1, and they act as a floor rather than a market price.
The one-year rise of about 17.5 percent reflects the Yellow Line opening and continued startup hiring in the Koramangala belt.
Supply is the quiet story. HSR has almost no large land parcels left, so new luxury projects like Purva Meraki come in small numbers.
Our verdict for the next twenty-four months is that HSR rates keep rising, but at a slower pace than the last year.
The Blue Line along the Outer Ring Road is the next catalyst, and its opening would lift values along the HSR and Agara edge.
We expect new branded stock in HSR to hold its premium over older resale stock, which supports the Purva Meraki price position.
Rental growth should stay steady rather than sharp, because large luxury homes have a narrower tenant pool than 2 BHK stock.
Visit on a weekday morning and drive from your actual workplace, because the commute test settles the owner-occupier question.
Drive through Silk Board at peak on the way out, so that you judge the worst part of the daily route yourself.
Ask for the RERA carpet area of your specific home, the loading percentage and the full itemised cost sheet in writing.
Ask which items your quoted price already includes, because portal quotes treat GST, parking and club charges differently.
Request the latest quarterly RERA progress report and walk the site to see the current slab level for yourself.
Ask for the projected maintenance rate, the corpus fund and the association handover plan before booking.
The developer quotes the 3 BHK from about Rs 3.90 crore onwards. Portal data shows a wider range of about Rs 3.28 crore to Rs 5.88 crore all-inclusive.
An older January 2024 snapshot shows Rs 3.65 crore to Rs 5.25 crore.
The 4 BHK of about 3,696 sq ft is quoted between about Rs 5.25 crore and Rs 5.88 crore.
Ask for a dated written cost sheet that states exactly what is included before comparing any figure.
The project sits just off Somasundarapalya Main Road on the eastern side of HSR Layout in south-east Bangalore, PIN 560102.
One portal places it in HSR Layout Sector 2 and another labels the area Harlur, which shows the site is near the HSR and Haralur boundary.
The Outer Ring Road is about two minutes away and Silk Board Junction about five minutes in clear traffic, according to the developer.
Yes. The Karnataka RERA registration number is PRM/KA/RERA/1251/310/PR/071022/005307, approved on 7 October 2022.
Verify the current status, the approved plans and the latest quarterly progress filings directly on the Karnataka RERA portal using that number.
Note that the address field on the record shows Ulsoor Road, which is the Puravankara corporate office, so rely on the plan documents for the site location.
The registered completion date is 31 October 2027, and the developer page shows the same date.
One advisory portal quotes possession from July 2028 onwards, which may be a buffer rather than a formal revision.
The filing schedule visible on one aggregator also looks tight against an October 2027 finish.
Ask for the current slab status and the latest progress report, and plan your finances around the later date.
Only 3 BHK and 4 BHK apartments are offered.
The developer quotes 3 BHK homes from about 2,519 sq ft to 2,770 sq ft, and portals break that into four layouts with three or four toilets and four balconies each.
The 4 BHK is reported at about 3,696 sq ft with five toilets and five balconies.
One portal lists the 4 BHK as sold out, so confirm current availability with the sales team.
The developer and the RERA record describe 44 homes in one tower of two basements, ground and eight floors.
The RERA data shows four homes on the ground level and five on each upper floor.
Portals describe the building as two or three wings or blocks, which is likely a different way of counting the same structure.
The approved plan on the RERA portal settles the question definitively.
The developer does not state whether its quoted sizes are carpet or saleable area.
RERA data visible on one aggregator shows a 3 BHK type with about 136 sq m of carpet area, roughly 1,464 sq ft, plus a 29 sq m balcony.
Set against a quoted 2,519 sq ft, that suggests substantial loading. Ask for the carpet area schedule of your specific home in writing before you compare rates.
The developer highlights a rooftop with an infinity pool, yoga deck, celebration area, unwinding zone, barbecue pit and outdoor gym.
It also lists a banquet area and water feature, and its blog mentions an amphitheatre, multipurpose court and kids play area.
Portals add a gymnasium, kids pool, indoor games room and party hall. Clubhouse floor area is on request, and a one-acre site naturally limits large sports facilities.
Maintenance charges are on request, and no source we found publishes a confirmed rate.
Because a rooftop pool, lifts and security are shared across only 44 homes, the per-home share of fixed costs can be higher than in a large township.
Every Rs 1 per sq ft per month adds about Rs 2,500 a month on a 2,519 sq ft home.
Ask for the developer-managed rate, the projected association rate and the corpus amount.
Budget five percent GST on an under-construction purchase and about 6.6 percent for Karnataka stamp duty and registration with cess and surcharge.
On a Rs 3.90 crore home those two items alone come to about Rs 45 lakh.
