Purva Meraki Review: Our 7.5 Out of 10 Verdict and Scorecard
Our Purva Meraki Review In Brief
This is a 44-home, one-tower Purva project off Somasundarapalya Main Road in HSR Layout, offering only three and four-bedroom homes.
The developer quotes the three-bedroom from about Rs 3.90 crore onwards, and the registered completion is 31 October 2027.
Our overall score is 7.5 out of 10 on the proposition and 5 out of 10 on risk, where a higher risk score means more risk.
The short verdict is that it is a strong buy for HSR upsizers and a weak buy for yield-focused investors.
The rest of this Purva Meraki review explains how we reached those scores and where we think buyers should push back.
How We Scored It
We scored eight criteria from one to ten, weighting each equally, and averaged them for the overall proposition score.
Scores reflect our judgement from site visits, the RERA record, the developer page and portal data, not a formula you can replicate exactly.
| Criterion | Score | Why |
|---|---|---|
| Location | 9 | HSR catchment, daily needs close |
| Scale and privacy | 9 | 44 homes, 5 per floor |
| Unit size | 8 | Every 3 BHK over 2,500 sq ft quoted |
| Developer | 9 | Listed, founded 1975 |
| Amenities | 7 | Rooftop deck, small site |
| Schedule confidence | 7 | 2027 RERA, 2028 portal |
| Price and value | 6 | Above HSR average |
| Rental yield | 5 | About 3 pct gross |
| Overall | 7.5 | Average of eight |
What The Purva Meraki Review Found Strongest
The address is the standout. A new branded home inside HSR Layout, with its schools, hospitals and restaurants, is genuinely scarce.
Forty-four homes is a boutique count. It delivers quiet corridors, short lift waits and a rooftop pool that should rarely feel crowded.
Unit sizes are generous on the quoted basis, with four balconies on every three-bedroom and five on the four-bedroom.
The Outer Ring Road is about two minutes away and the Yellow Line is a short hop, which gives real connectivity options.
Puravankara is a listed developer founded in 1975, which lowers execution risk compared with the small local builders common in HSR.
Where The Purva Meraki Review Found Weaknesses
The price is full. At roughly Rs 14,200 to Rs 15,500 per sq ft on quoted sizes, it sits well above the HSR average of about Rs 12,750.
Price sources disagree on inclusions, which makes like-for-like comparison harder than it should be on a Rs 4 crore purchase.
The likely gap between quoted and carpet area is large. RERA data shows about 1,464 sq ft of carpet for one three-bedroom type.
Silk Board is five minutes away, and peak-hour traffic around it is a daily cost for many commutes out of the layout.
Possession dates differ by up to nine months between RERA and one portal, and the filed construction schedule looks tight.
A one-acre site cannot offer large lawns, full-size courts or a standalone clubhouse, and maintenance is still on request.
How It Stacks Up Against Two Nearby Rivals
Against Sobha Infinia in Koramangala, this project is cheaper per sq ft and completes about two and a half years sooner on paper.
Sobha Infinia offers the more central address and a 4.7-acre site, so buyers who value Koramangala itself may accept the longer wait.
Against SNN Duomont at Kudlu Gate, this project is cheaper and earlier, but Duomont sits about 220 metres from a working metro station.
Neither rival matches the 44-home scale. If privacy is your priority, this building has no direct equivalent nearby.
Within the same group, Purva Northern Lights in Bagalur shows the Purva brand at a far lower ticket in North Bangalore.
Who This Purva Meraki Review Recommends It For
We recommend it for families already living in HSR who want a larger, newer home without changing schools, doctors or friends.
We recommend it for senior professionals working in Koramangala, HSR or the Bellandur stretch of the Outer Ring Road.
We recommend it, with caveats, for NRIs with family roots in south Bangalore who want a low-effort home to return to.
| Buyer | Fit | Main reason |
|---|---|---|
| HSR upsizer family | Strong | Same schools, bigger home |
| Koramangala or ORR professional | Strong | Short commute |
| NRI with local roots | Good | Low management effort |
| Retiree | Good | Hospitals and markets close |
| Whitefield commuter | Weak | Long ORR crawl |
| Yield investor | Weak | About 3 pct gross |
| First-time buyer | Weak | Rs 3.90 Cr entry |
We would steer yield investors and first-time buyers elsewhere, and we would not recommend it to anyone commuting daily to Whitefield or Hebbal.
What Daily Life Will Feel Like
Mornings start with a short walk or drive to the HSR BDA Complex market, about two minutes away, or a sunrise session on the rooftop yoga deck.
School runs are short. NIFT Bangalore is about three minutes away, and Narayana Techno School and National Public School HSR are about five.
Evenings are where the layout shines, with the 27th Main and 24th Main restaurant strips within ten minutes and HSR Club about three.
Weekends can include Agara or Kudlu lakes about ten minutes away, or Forum Koramangala about ten minutes by car.
The friction arrives the moment you leave the south-east belt. Any trip across Silk Board at peak needs a generous time buffer.
Inside the building, the experience should be calm. Five homes per floor means you will know your neighbours by name within weeks.
Questions To Settle Before You Book
Ask for the RERA carpet area of your specific home, the loading percentage and a dated, itemised cost sheet in writing.
Ask which items your quote already includes, because portal quotes treat GST, parking and club charges differently.
Ask for the latest quarterly RERA progress report and walk the site to see the current slab level for yourself.
Ask for the projected maintenance rate, the corpus fund and the association handover plan before paying a booking amount.
Cross-check every answer against the official Puravankara project page and the agreement schedule.
For background on the developer, its Wikipedia profile covers its history, brands and listing.
Our Final Verdict
Our Purva Meraki review concludes that this is one of the few credible ways to buy a new, branded, large home inside HSR Layout.
You pay a full price for that, and you accept some schedule and loading uncertainty that should be resolved in writing.
If your life and work already sit in south-east Bangalore, those trade-offs are reasonable. If you want yield, they are not.

Frequently Asked Questions
What is the overall Purva Meraki review score?
We score the project 7.5 out of 10 on overall proposition and 5 out of 10 on risk, where a higher risk score means more risk.
The proposition score averages eight criteria, led by location, scale and developer strength at 9 each, and held back by price and value at 6 and rental yield at 5.
Is it a good project to buy?
It is a good buy for HSR upsizers, senior professionals working in Koramangala or along the Outer Ring Road, and NRIs with local roots.
It is a weak buy for yield investors, first-time buyers and Whitefield commuters.
The decision rests on whether you value a new home inside HSR Layout enough to pay a full price.
What are the biggest strengths?
The biggest strengths are the HSR Layout address and the boutique count of 44 homes with five per floor.
Generous unit sizes with four or five balconies, the rooftop amenity deck and a listed developer founded in 1975 add to that.
The Outer Ring Road is about two minutes away and the Yellow Line is a short hop.
What are the biggest weaknesses?
The price sits well above the HSR average and sources disagree on inclusions. RERA data suggests a large gap between carpet and quoted area.
Silk Board traffic is a daily cost for many commutes.
Possession dates differ by up to nine months between sources, the site is too small for large outdoor facilities and maintenance is on request.
How does it compare with Sobha Infinia?
This project is cheaper per sq ft, at roughly Rs 14,200 to Rs 15,500 against about Rs 20,300, and completes about two and a half years sooner on paper.
Sobha Infinia offers a more central Koramangala address and a larger 4.7-acre site with 196 homes. Buyers choosing between them are really choosing between scale and centrality.
Is the developer reliable?
Puravankara Limited was founded in 1975, is listed on the Indian stock exchanges and runs the Purva and Provident brands.
Delivered-area figures vary by date, from about 52.74 million sq ft in March 2025 to about 56 million sq ft in February 2026.
That track record lowers execution risk compared with smaller HSR builders.
Is the possession date reliable?
The RERA registered completion is 31 October 2027, matching the developer page, but one advisory portal quotes July 2028 onwards.
The filing schedule visible on one aggregator also looks tight.
Ask for the current slab status and the latest quarterly progress report, and plan your finances around the later date to be safe.
What should I check before booking?
Get the RERA carpet area for your specific home, the loading percentage and a dated, itemised cost sheet that states every inclusion.
Ask for the latest progress report, the projected maintenance rate, the corpus fund amount and the association handover plan.
Verify the registration number on the Karnataka RERA portal before paying any amount.
