Purva Park Hill is registered with Karnataka RERA in four wings, PRM/KA/RERA/1251/310/PR/220601/004946, 004947, 004948 and 004949, approved on 1 June 2022.
The registered completion date is 31 December 2027, while the developer FAQ says March 2026 onwards and one portal reports 95 percent construction by May 2026.
Land area is reported as about 15 acres by the developer, 17.3 acres and 5.4 acres by portals.
Prices are indicative and exclude GST, stamp duty, registration, floor rise, club and corpus charges. Where a figure could not be verified, this guide says on request rather than guessing.
Purva Park Hill is a residential development by Puravankara Limited at Survey No. 19, Mallasandra village, off Kanakapura Road in Bengaluru South Taluk.
It is marketed as the second phase of Purva Highlands, an older Puravankara community next door that portals say already houses more than 1,000 families.
Purva Park Hill runs to four towers, registered as Wings A, B, C and D, each rising to ground plus twenty floors over two basements.
Portals put the total at about 492 homes, with one source quoting 496. The Karnataka RERA filing for Wing D alone shows 123 units.
The developer now markets Purva Park Hill as a 3 BHK tri-deck product of about 1,748 to 1,938 sq ft super built-up area.
Two-bedroom homes of about 1,407 sq ft were part of the original mix, and portals now report them as sold out.
Indicative pricing opens at about Rs 2.02 crore on the developer page, while a second Puravankara page quotes Rs 2.05 crore onwards.
Our team drove the Holiday Village Road approach, timed the run to Vajarahalli Metro and read all four RERA registrations before writing this guide.
What follows is an independent assessment of Purva Park Hill rather than a brochure summary. Where sources disagree, we say so plainly.
The defining point here is timing. This is a project at or near handover, not a five-year wait, and that changes how a buyer should evaluate it.

The address sits in the Mallasandra and Vajarahalli stretch, about one kilometre off the Kanakapura Road arterial itself.
This belt was historically known for villas and smaller gated layouts, and Purva Park Hill is one of the larger high-rise projects in it.
Being set back from the main road is a genuine advantage. You avoid arterial noise while staying a short drive from the metro corridor.
Neighbouring localities include Talaghattapura, Anjanapura and Uttarahalli, all of which have seen steady apartment development since the metro arrived.
The Art of Living international centre sits further south, and the Turahalli forest belt lies to the west, which keeps the area greener than most of the city.
Vajarahalli Metro Station on the Green Line is quoted at about 12 minutes by the developer and roughly 1.8 to 2.2 km by portals.
Yelachenahalli Metro is about 16 minutes and JP Nagar Metro about 18 minutes, per the developer location list.
The NICE Peripheral Road junction is quoted at 10 minutes on one developer page and 16 minutes on another, so budget for the longer figure.
Forum Mall is about 17 minutes away, and the developer lists the Art of Living Foundation at 19 minutes.
For healthcare, BGS Global Hospital is quoted at about 26 minutes, with Sagar Hospitals and Jayadeva cardiology also named in developer material.
KS Institute of Technology is about 11 minutes and the KS School of Engineering and Management sits roughly 0.7 km from the site.
Kengeri and Nayandahalli railway stations are each about 28 minutes, and Bengaluru City Junction about 40 minutes.
Check live metro timings and planned extensions on the official Bangalore Metro Rail Corporation site rather than relying on a sales sheet.

The metro is the commute answer here. A short drive or auto ride to Vajarahalli puts you on the Green Line toward Jayanagar, Majestic and Yeshwanthpur.
Driving into the city on Kanakapura Road is slower than the map suggests, because the Konanakunte and JP Nagar junctions bunch up in the morning peak.
Electronic City is about 13.5 km in a straight line, and NICE Road makes it a workable drive outside the worst hours.
Whitefield, Outer Ring Road and Manyata are long commutes from here, and a daily drive to the east or north of the city is not realistic.
The airport is about 54 km away, which means a ninety-minute or longer run at most times of day.
Our view is that Purva Park Hill suits people who work in South and Central Bangalore, or who can ride the Green Line.
Schooling is solid within twenty minutes, with National Public School, Delhi Public School and Kumaran’s School all named in developer material.
Daily shopping is covered by a D-Mart about 2 km away, a Metro Cash and Carry about 6 km away and a supermarket planned inside the project.
Dining options are mostly local restaurants along Kanakapura Road, with fuller choice in JP Nagar and Banashankari about 9 km north.
Tertiary healthcare means a 20 to 30 minute drive toward Bannerghatta Road or Banashankari, which matters most to older residents.
Air quality is noticeably better than the inner city, helped by the Turahalli forest and the open land still left to the south.
The trade is that civic infrastructure in the immediate pocket is still developing, and some approach roads are narrow.
The core buyer is a South Bangalore family upgrading from an older apartment in Jayanagar, JP Nagar or Banashankari.
Professionals working in central offices and along the Green Line form the second group, drawn by metro access without inner-city prices.
Existing Purva Highlands residents and their extended families are a third group, which gives Purva Park Hill an established community from day one.
NRI buyers with roots in South Bangalore make up a smaller but visible share, mainly for a large 3 BHK they can occupy later.
Purva Park Hill is registered as four wings, A to D, each a separate RERA filing approved on 1 June 2022.
The developer describes four towers of G+20, while portals describe 2B+G+20, which is the same structure with the two basement parking levels counted.
The Wing D filing shows 123 units, made up of 40 two-bedroom homes and 83 three-bedroom homes.
If all four wings carry a similar count, Purva Park Hill totals about 492 homes, which matches the figure most portals report.
The marketing hook is the tri-deck layout. Each 3 BHK is planned around three deck spaces, and the developer highlights double-height balconies.
Homz N Space describes no common walls and wide open views from many units, which is a claim to confirm against the actual floor plate you are offered.
The 3 BHK Comfort is reported at about 1,746 to 1,748 sq ft super built-up, which is a large three-bedroom for South Bangalore.
The 3 BHK Grand is reported at about 1,870 to 1,938 sq ft super built-up, with the extra area mostly in decks and a larger living room.
One portal gives 3 BHK carpet areas of about 1,222 and 1,355 sq ft, which implies a loading of roughly thirty percent over carpet.
The 2 BHK at about 1,407 sq ft super built-up and 984 sq ft carpet is reported sold out.
A 4 BHK Jodi of about 2,678 sq ft is quoted by one portal and about 2,802 sq ft by another, and it is a combined unit rather than a separate plate.
Ask for the RERA carpet area of your specific unit in writing, because super built-up area is a sales number and carpet is the legal one.

All four wings were registered with Karnataka RERA on 1 June 2022, with a registered completion date of 31 December 2027.
The developer FAQ separately states possession from March 2026 onwards, and one portal said construction was 95 percent complete by 29 May 2026.
Another advisory site lists Towers A and B from December 2026 and describes Purva Park Hill as ready to move in and sold out from the builder.
Our reading is that handover is staggered by tower, so your possession date depends on which wing your unit sits in.
Verify the registration and current status yourself on the Karnataka RERA portal using the wing-specific number.
Ask whether the occupancy certificate has been issued for your tower, because that one document decides GST, loan disbursal and when you can move in.
The developer publishes a monthly construction status update on the official Purva Park Hill page, and the May 2026 report is the latest we found.
One buyer comment from 2025 on an advisory site alleged handover delays and weak communication. It is unverified, but it is worth raising directly.
Pricing at Purva Park Hill works out to roughly Rs 11,350 to Rs 11,700 per sq ft on super built-up area, based on the quoted starting prices.
On carpet area the same homes come out near Rs 16,000 per sq ft, which is why two buyers can quote very different rates for the same flat.
The 3 BHK Comfort from about Rs 2.02 crore is the entry ticket now that the 2 BHK stock is reported sold out.
The 3 BHK Grand from about Rs 2.20 crore is the larger layout and the one most families will compare against other South Bangalore launches.
The 4 BHK Jodi is quoted at about Rs 3.04 crore by one source and about Rs 3.40 crore all-inclusive by another.
One older portal shows a wider band of Rs 1.21 crore to Rs 2.55 crore, which reflects the earlier 2 BHK inventory and older price sheets.
Treat every number here as indicative until you hold a dated cost sheet for a specific unit.
GST at five percent applies if your tower is still under construction when you sign, which on a Rs 2.02 crore home is about Rs 10.1 lakh.
If the occupancy certificate is already issued, GST falls away, which is a real saving at this stage of the project.
Karnataka stamp duty and registration add about 6.6 percent of the agreement value, or roughly Rs 13.3 lakh on a Rs 2.02 crore unit.
Floor rise applies above a base level, and on a G+20 tower the upper-floor premium can be meaningful.
Preferential location charges usually apply to park-facing and corner units, which are the ones most buyers ask for.
Club membership, corpus fund and advance maintenance are one-time charges, so ask for each to be itemised.
Add it up and the realistic all-in uplift is about eight to fourteen percent over the headline, depending on GST status.
| Cost line | On Rs 2.02 Cr | Notes |
|---|---|---|
| Headline price | Rs 2,02,00,000 | Starting 3 BHK |
| GST 5 pct | About Rs 10,10,000 | Only if under construction |
| Stamp and registration | About Rs 13,30,000 | About 6.6 pct in Karnataka |
| Floor rise | Varies | Ask for rate card |
| PLC | Varies | Park and corner units |
| Club and corpus | On request | One-time |
| Advance maintenance | On request | Usually 12 months |
| Realistic all-in | Rs 2.18 to 2.30 Cr | 8 to 14 pct uplift |
With Purva Park Hill at or near completion, most remaining sales follow a down payment structure rather than a long construction-linked plan.
One portal quotes a minimum down payment of about Rs 20 lakh including taxes, which is roughly ten percent of the ticket.
HDFC Bank and State Bank of India are listed as approving loans for Purva Park Hill, which speeds up sanction.
Loan-to-value of seventy-five to eighty percent is normal at this ticket size, subject to income and the lender’s own valuation.
NRI buyers should confirm the FEMA-compliant payment route and repatriation paperwork with their bank before transferring any amount.
The developer describes Purva Park Hill as an integrated enclave with three clubhouses totalling about 15,000 sq ft.
About 80 percent of the site is described as open space, which is high for a four-tower, 20-floor project.
The amenity count is quoted as 25 plus by the developer, while portals quote 26 plus, 35 plus and even 50 plus.
We flag that spread and rely on the items named in developer material rather than on any count.
| Fitness | Sport | Leisure | Utility |

| Gymnasium | Squash court | Swimming pool | Supermarket |
| Aerobics room | Tennis court | Kids pool | Clinic |

| Steam and sauna | Table tennis | Billiards room | Guest rooms |
| Massage room | Jogging track 1 km | Cards room | WFH zones |
| Zumba zone | Kids play area | Mini theatre | STP and RWH |
The swimming pool, the gym and the one-kilometre jogging track are the three that residents will use several times a week.
The squash court is the sleeper asset. Indoor courts are booked out in most Bangalore communities, and squash is rarer than badminton.
The supermarket and clinic inside the project are practical wins in a pocket where daily retail is still thin.
Work-from-home zones and guest rooms are useful additions that many older projects lack, especially for hybrid workers and visiting family.
The amphitheatre and party lawn carry festival and community events, and with Purva Highlands next door those events will be well attended.
The kids pool and play area carry the family load and are the reason young parents shortlist Purva Park Hill in the first place.
One portal quotes monthly maintenance of about Rs 4,200 for a 2 BHK, Rs 5,200 to Rs 5,800 for a 3 BHK and Rs 8,400 for a 4 BHK.
That works out to roughly Rs 3 per sq ft per month, which is moderate for a three-clubhouse project.
On a 3 BHK that is about Rs 62,000 to Rs 70,000 a year before any increase after the association takes over.
Ask for both the developer-managed rate and the projected association rate, because those two figures often differ sharply after handover.
Kanakapura Road gross rental yields run about 3 to 4 percent, with our own corridor guide citing about 3 percent and a developer blog citing 4 percent.
A 3 BHK of about 1,843 sq ft in the neighbouring Purva Highlands was listed for rent at about Rs 37,000 a month, which is a single asking figure.
At that rent a Rs 2.02 crore 3 BHK at Purva Park Hill would yield about 2.2 percent gross, below the corridor average.
A newer tower may command a higher rent than Highlands, but no Purva Park Hill rent is verified yet, so we mark it on request.
The case here is end-use and steady appreciation, not income, and investors should be clear about that trade.

Our Kanakapura Road price guide records about 15 percent growth over one year and about 49 percent over three years for the corridor.
The drivers are the operational Green Line metro, NICE Road access to Electronic City and Mysuru Road, and a shortage of large branded sites in South Bangalore.
New launches in the Vajarahalli, Konanakunte and Talaghattapura pockets now ask Rs 11,000 to Rs 13,500 per sq ft.
Purva Park Hill at about Rs 11,350 to Rs 11,700 sits at the lower end of that band while being ready or nearly ready.
That combination of near-ready stock at a new-launch rate is the strongest numerical argument for Purva Park Hill.
We would model mid to high single-digit annual appreciation over a five-year hold rather than extrapolating the last three years.
Yield is the first risk. At roughly 2.2 percent gross the rental case does not stand on its own at this ticket size.
Possession timing is the second. Sources range from March 2026 to December 2027, so tie your plans to the date in your agreement.
The land-area variance is the third. Fifteen, 17.3 and 5.4 acres are all quoted, and only the approved plan settles the true project footprint.
Resale competition is the fourth. When a 492-home project hands over, several owners often list at once and hold prices down for a year or two.
Unit mix is the fifth. With 2 BHK sold out, the remaining stock is large 3 BHK and 4 BHK homes, which suits fewer tenants.
None of these are disqualifying at Purva Park Hill. All of them belong in your numbers before you sign.
Timing is the standout. You are buying close to handover, which removes most of the construction risk that comes with a new launch.
The 1,748 to 1,938 sq ft 3 BHK layouts are large for South Bangalore, and the tri-deck design adds usable outdoor space.
About 80 percent open space and three clubhouses give the project a spacious feel that most four-tower sites cannot match.
Vajarahalli Metro is a short ride away, giving a traffic-proof route to Jayanagar, the CBD and beyond.
The location sits off the arterial, which keeps road noise down while the Turahalli forest belt keeps air quality better than the inner city.
Purva Highlands next door means an established neighbourhood, working shops and a community already in place.
Puravankara is a listed developer with a fifty-year Bangalore record, which lowers execution and paperwork risk.
At about Rs 11,350 to Rs 11,700 per sq ft, the rate sits at the lower end of comparable new launches on the corridor.
Rental yield is weak at roughly 2.2 percent gross, so pure investors will find better income elsewhere.
Possession dates differ across sources, and that confusion needs to be resolved tower by tower.
The 2 BHK is sold out, so the entry ticket has moved above Rs 2 crore, which rules out many first-time buyers.
Commutes to Whitefield, Outer Ring Road and North Bangalore are long and impractical on a daily basis.
The Konanakunte and JP Nagar junctions slow the road commute into the city during the morning peak.
Tertiary hospitals are 20 to 30 minutes away, and immediate civic infrastructure is still catching up.
Land-area figures vary widely between the developer and portals, which makes density comparisons difficult.
Sold-out status at the builder level means many remaining options may be resale or late-release units with less choice.
Based on our analysis, Purva Park Hill suits South Bangalore families and Green Line commuters who want a large 3 BHK they can move into soon.
It does not suit a yield-focused investor, a first-time buyer under Rs 2 crore, or anyone commuting daily to the east of the city.
We score the project 7.5 out of 10 on overall proposition and 4 out of 10 on risk, where a lower risk score is better.
The score is carried by near-ready status, unit size and metro access. It is held back by yield, the possession confusion and limited stock.
The Kanakapura Road corridor now offers several branded options at very different price points, so the question is fit rather than quality.
We compared Purva Park Hill with three projects on the same corridor that our team has already assessed.
| Criteria | Park Hill | Forest Edge | Forest Ridge | Kalyani KR Rd |

| Sizes | 1,748 to 2,802 | 660 to 1,770 | 480 to 1,864 | 2,100 to 3,400 |
| Status | Near handover | Under construction | Under construction | 2030 target |
| Best for | Ready family 3 BHK | Budget entry | Metro walk | Ultra-low density |
Against Prestige Forest Edge on Kanakapura Road, Purva Park Hill costs far more to enter but offers much larger homes and an earlier handover.
Against Sattva Forest Ridge in JP Nagar 9th Phase, the Sattva project wins on metro walking distance and smaller tickets, while Park Hill wins on size and timing.
Against Kalyani Kanakapura Road near JP Nagar, the Kalyani tower is a larger, pricier product that will not complete until about 2030.
Buyers with a lower budget should look at Mahindra Eden on Kanakapura Road, which starts well under Rs 1 crore.
For a district-wide rate check, our Kanakapura Road property price guide sets out the current per-sq-ft bands pocket by pocket.
If you are comparing brands within the same group, our Provident vs Purva comparison explains how the two Puravankara labels differ.
This is a strong fit for anyone working in Jayanagar, the CBD, or along the Green Line, because the metro removes the worst of the road commute.
Professionals in Electronic City can also make it work via NICE Road, provided they travel outside the peak.
Those working in Whitefield, Outer Ring Road or Manyata should look closer to their office instead.
A near-ready Puravankara home removes the long-distance construction monitoring that many NRI buyers find stressful.
The large 3 BHK suits an NRI planning to return or to house parents, and the gated community keeps day-to-day management light.
Confirm the FEMA-compliant payment route and repatriation documentation with your bank before you transfer anything.
Families are the clearest fit at Purva Park Hill. Large three-bedroom layouts, a kids pool and play areas, and three clubhouses suit growing households.
National Public School, Delhi Public School and Kumaran’s School are all within about twenty minutes.
The established Purva Highlands community next door gives children an immediate peer group.
We would be cautious. Gross yield near 2.2 percent does not support a Rs 2 crore purchase on income alone.
The case has to be appreciation-led, built on the Green Line, NICE Road and the shortage of large branded sites in South Bangalore.
For a smaller ticket and better yield on the same corridor, our Kanakapura Road investment guide compares the options.
Retirees will value the quiet setting, the jogging track, the clinic inside the project and the cards and billiards rooms.
The limitation is tertiary healthcare, which is a 20 to 30 minute drive, so check that against your own medical needs.
First-time buyers will find the Rs 2 crore entry steep, and our list of 3 BHK flats in South Bangalore under Rs 2 crore may fit better.
Kanakapura Road has moved from a value corridor to a mainstream premium address since the Green Line extension opened.
New launches in the mid-tier pockets around Purva Park Hill now ask Rs 11,000 to Rs 13,500 per sq ft, while delivered resale stock trades nearer Rs 9,500 to Rs 11,200.
That gap between launch and resale rates means near-ready homes priced close to resale levels look comparatively good value.
Rents have lagged prices, which is why corridor yields have compressed to about 3 percent.
Supply is rising, with several large branded projects from Prestige, Sattva, Kalyani and Puravankara itself under way on the corridor.
Our verdict for the next twenty-four months is that Kanakapura Road prices keep rising, but at a slower pace than the last three years.
The reason is supply. Several large projects will hand over between 2027 and 2030 and meet the demand curve rather than trail it.
We expect near-ready stock like Purva Park Hill to hold its value better than distant launches, because buyers increasingly pay for certainty.
Rental growth should stay modest until the 2027 to 2030 completion wave clears the corridor.
Visit on a weekday morning and drive from your actual workplace, then try the metro route, because that test settles the commute question.
Ask which wing your unit sits in and whether its occupancy certificate has been issued.
Request the RERA carpet area, the loading percentage and the full itemised cost sheet in writing before any discount conversation.
Inspect a finished flat in a completed tower, not just a sample flat, to judge actual workmanship and finishes.
Ask whether home power backup is included, because the published specification only confirms backup for lifts and common areas.
Confirm the projected post-handover maintenance rate, not just the developer-managed rate.
Verify the wing registration number on the Karnataka RERA portal before transferring any booking amount.
Puravankara can be reached on 080 44555555, and its corporate office is at 130/1 Ulsoor Road, Bengaluru.
Keep the booking amount refundable in writing until you have read the full agreement for sale.
Puravankara was founded in 1975 by Ravi Puravankara, is headquartered in Bengaluru and is listed on the BSE and NSE.
It runs the premium Purva brand and the mid-income Provident brand. The Puravankara Wikipedia page summarises the corporate history.
Delivered area is reported as 52.74 million sq ft across 90 plus projects in an April 2025 fact sheet, and about 56 million sq ft across 93 projects in early 2026.
The Purva Park Hill campaign page separately claims more than 42,500 homes delivered, and we flag these as differently measured figures.
Our team has also assessed Purva Northern Lights in Bagalur and Provident Equinox 6 in Kengeri from the same group.
Reported pricing starts at about Rs 2.02 crore for the 3 BHK Comfort of about 1,746 to 1,748 sq ft super built-up, with a second developer page quoting Rs 2.05 crore.
The 3 BHK Grand of about 1,936 sq ft starts near Rs 2.20 crore. The 4 BHK Jodi is quoted between about Rs 3.04 crore and Rs 3.40 crore all-inclusive.
That works out to roughly Rs 11,350 to Rs 11,700 per sq ft on super built-up area, before GST, stamp duty and other charges.
The project sits at Survey No. 19, Mallasandra village, Uttarahalli Hobli, off Kanakapura Road in Bengaluru South Taluk, close to Holiday Village Road.
It is about one kilometre off the Kanakapura Road arterial and roughly 1.8 to 2.2 km from Vajarahalli Metro on the Green Line.
It is the second phase of Puravankara’s older Purva Highlands community, which sits next door.
Yes. It is registered with Karnataka RERA in four separate wings.
The numbers are PRM/KA/RERA/1251/310/PR/220601/004946 for Wing A, 004947 for Wing B, 004948 for Wing C and 004949 for Wing D.
The registrations were approved on 1 June 2022 with a registered completion date of 31 December 2027.
Check the current status of your specific wing on the Karnataka RERA portal before you pay anything.
Sources differ. The RERA completion date is 31 December 2027, while the developer FAQ says March 2026 onwards.
One portal reported 95 percent construction by May 2026 and another lists Towers A and B from December 2026.
Handover appears to be staggered by tower, so ask which wing your unit is in and whether its occupancy certificate has been issued.
There are four towers, registered as Wings A to D, each ground plus twenty floors over two basement levels. Portals report about 492 homes, with one quoting 496.
The Wing D RERA filing alone shows 123 units, made up of 40 two-bedroom and 83 three-bedroom homes.
Land is quoted at about 15 acres by the developer, with portals giving 17.3 and 5.4 acres.
The developer now markets 3 BHK tri-deck homes of about 1,748 to 1,938 sq ft super built-up area, in Comfort and Grand layouts.
Two-bedroom homes of about 1,407 sq ft were part of the original mix and are reported sold out.
A combined 4 BHK Jodi of about 2,678 to 2,802 sq ft is also quoted by portals. Ask for the RERA carpet area of any unit you consider.
Expect roughly 2.2 percent gross, below the Kanakapura Road range of about 3 to 4 percent.
That estimate uses a single asking rent of about Rs 37,000 a month for a 1,843 sq ft 3 BHK in neighbouring Purva Highlands.
A newer tower may achieve more, but no Purva Park Hill rent is verified yet. This is an end-use and appreciation asset rather than an income one.
It is a reasonable appreciation-led investment and a weak income-led one.
The corridor has recorded about 15 percent growth over one year and about 49 percent over three, driven by the Green Line metro and NICE Road.
The project’s rate sits at the lower end of new-launch pricing while being near handover.
The risks are low yield, conflicting possession dates and resale competition when many units hand over together.
The developer describes three clubhouses totalling about 15,000 sq ft and about 80 percent open space.
Named amenities include a swimming pool and kids pool, gym, aerobics and yoga spaces, steam, sauna and massage rooms, a squash court, tennis, badminton and basketball courts, and a one-kilometre jogging track.
There is also an amphitheatre, party lawn, supermarket, clinic, medical store, salon, guest rooms and work-from-home zones.
One portal quotes about Rs 4,200 a month for a 2 BHK, Rs 5,200 to Rs 5,800 for a 3 BHK and Rs 8,400 for a 4 BHK.
That is roughly Rs 3 per sq ft per month, which is moderate for a project with three clubhouses.
Ask for both the developer-managed rate and the projected rate after the residents’ association takes over, since the two often differ.
Vajarahalli Metro Station on the Green Line is quoted at about 12 minutes by the developer and roughly 1.8 to 2.2 km by portals.
Yelachenahalli Metro is about 16 minutes and JP Nagar Metro about 18 minutes.
It is not a walk-to-metro address, but a short drive or auto ride puts you on a traffic-free route to Jayanagar, Majestic and Yeshwanthpur.
Electronic City is about 13.5 km in a straight line and is workable via NICE Road, especially outside peak hours.
Whitefield, Outer Ring Road and Manyata are long commutes that are not practical on a daily basis.
Central Bangalore is best reached by the Green Line metro, because the Konanakunte and JP Nagar junctions slow the road route in the morning peak.
National Public School is about 18 minutes away, Delhi Public School about 20 minutes, and Kumaran’s School and Jnana Sweekar Public School are also named in developer material.
KS School of Engineering and Management is about 0.7 km away.
For healthcare, BGS Global Hospital is about 26 minutes, with Sagar Hospitals and Jayadeva cardiology also within reach, while a clinic and medical store are planned inside the project.
It depends on your tower.
If the occupancy certificate has not been issued when you sign, GST at five percent applies, which is about Rs 10.1 lakh on a Rs 2.02 crore home.
If the occupancy certificate has been issued, the sale is treated as a completed property and GST does not apply.
Stamp duty and registration of about 6.6 percent in Karnataka apply either way.
The pros are near-ready status, large 1,748 to 1,938 sq ft 3 BHK tri-deck layouts, about 80 percent open space and three clubhouses.
Add Green Line access, a quieter off-arterial setting, an established Purva Highlands community and a listed developer. The cons are weak rental yield near 2.2 percent and conflicting possession dates.
The entry price is above Rs 2 crore, eastern commutes are long and tertiary hospitals are 20 to 30 minutes away.
