04 About Sarjapur Road

From a village road to Bangalore’s IT-residential corridor

Sarjapur Road began as the old route to Sarjapur, a silk-and-trade town on Bangalore’s south-eastern edge. For years it was a quiet arterial past lakes and farmland, well outside the city proper.

The Outer Ring Road and the Bellandur–Marathahalli tech boom of the 2000s changed everything. Sarjapur Road became the natural residential overflow for the ORR’s tech parks, and developers filled it with gated townships, villa communities and premium apartments — along with an unusual concentration of international schools that made it a family favourite.

Today it is one of Bangalore’s most active residential corridors, stretching from the ORR out past Kaikondrahalli lake, the Wipro corporate campus and Dommasandra toward Sarjapur. Its big open question is transit: the approved Sarjapur–Hebbal metro line would finally put rail on the corridor.

07 Vs nearby

Sarjapur Road price vs neighbouring localities

Sarjapur Road’s ORR end commands a premium for tech-park proximity; buyers chasing value move further out toward Sarjapur. Here is how per-sq-ft rates compare.

Locality Rate / sq ft Note
Sarjapur Road ₹6,000–13,000 benchmark (wide range)
HSR Layout ~₹12,000–14,000 premium, established
Bellandur ~₹11,000–14,000 ORR tech core

08 Connectivity

Commute & connectivity from Sarjapur Road

To (from Sarjapur Road) Distance Time (peak) Best via
ORR tech parks (Bellandur) ~2–6 km 15–40 min Sarjapur Rd / ORR
HSR Layout ~4 km 15–30 min road
Hosa Road metro (Yellow) ~7 km 20–35 min road / feeder bus
Whitefield / ITPL ~12 km 35–55 min ORR
MG Road / CBD ~16 km 40–60 min road

Transit is the main watch-out: Sarjapur Road has no metro on the corridor today, so it is road-dependent — and Sarjapur Road plus the ORR are notoriously congested at peak. The nearest operational station is the Yellow Line at Hosa Road (~7 km, with BMTC feeder buses), and the approved Sarjapur–Hebbal line — 36.6 km with 28 stations — would eventually run along the corridor, though it is still in planning.
