Brigade Vanagaram Review 2026 — Price, RERA and Verdict
Brigade Vanagaram review: a west Chennai pre-launch with 2 and 3 BHK homes reported from about Rs 1.33 Cr — and no RERA number yet.
Builder: Brigade Enterprises Limited | Vanagaram, west Chennai | Our Rating: 3.8/5
Our verdict: good builder, sensible location, wrong stage to commit money. Register interest if you want allotment priority; pay nothing non-refundable until it is registered.
The short version
This Brigade Vanagaram review covers a project that is not yet a project in the legal sense. Pre-launch material describes 2 and 3 BHK apartments from roughly Rs 1.33 Cr across about five towers, with possession expected around December 2030. There is no Tamil Nadu RERA number.
We also have to be straight about sourcing. The project does not currently appear on Brigade Enterprises’ own Chennai projects page, which lists Stellaris, Altius, Icon, Nebula and the completed Xanadu phases. What circulates comes from channel-partner marketing sites, not the developer’s own.
RERA status: this project is not yet registered with Tamil Nadu RERA. Under Section 3 of the RERA Act 2016 an unregistered project cannot be booked, sold or allotted. Every figure here comes from pre-launch material, is indicative, and will change. We will update once the registration number is issued.
What is reported
| Detail | Reported figure |
|---|---|
| Configurations | 2 BHK, 2 BHK + study, 3 BHK |
| Indicative price | 2 BHK ~Rs 1.33 Cr; with study ~Rs 1.64 Cr |
| Homes / towers | ~626 across ~5 towers |
| Land | ~5.6 acres residential (sources differ) |
| Expected possession | around December 2030 |
| RERA | Not registered — application reported in process |
Around 626 homes on roughly 5.6 acres works out near 110 an acre, which is a normal mainstream density for Chennai. This is a volume product aimed at families, not a low-density luxury scheme, and the pricing reflects that.
The location is the strong part
Vanagaram sits in west Chennai near where Poonamallee High Road meets the Chennai–Bengaluru highway. Roads here were built for through traffic, so they are wider than the city average and they connect in several directions rather than funnelling onto one corridor.
Porur, Ambattur, Mogappair and Koyambedu are all close, and Anna Nagar is a straightforward run. Porur and Ambattur between them hold a large share of Chennai’s non-OMR office and industrial employment, which gives the area a real tenant and resale base.
Brigade already knows this side of the city. The three Xanadu phases at Mogappair West, a short distance away, are completed and sold out. That is a relevant track record rather than a general one.
Where this Brigade Vanagaram review gets cautious
The stage is the problem, not the project. Without a registration number there is no statutory handover date, no registered plan and no regulated escrow of your money. Everything is a commitment the developer has made informally.
Sources also disagree. Some describe roughly 5.6 acres of residential land; others describe a larger mixed-use parcel with a commercial component. When the basic plot description varies between marketing sites, treat every derived number with the same caution.
And most of the material circulating is published by sites that are not Brigade’s. One of the main ones states plainly in its own footer that it is operated by a channel partner and is not the developer’s official website. That is normal in Indian pre-launch marketing, and it is still worth knowing.
How it compares
At about Rs 1.33 Cr for a 2 BHK it sits close to Brigade Morgan Heights at Perumbakkam, which starts near Rs 1.25 Cr and is already registered and selling. Same builder, similar money, opposite sides of the city and very different stages.
If you want the west specifically, the honest comparison is against completed or registered stock in Porur, Ambattur and Mogappair rather than against another pre-launch. Our guide to the best areas to buy in Chennai sets the west against the other corridors.
The verdict
Our Brigade Vanagaram review rating is 3.8 out of 5, and the mark comes off entirely for stage rather than substance. The builder is sound, the location has genuine logic, and the price band is sensible for what west Chennai supports.
What we would do: register an expression of interest if you want allotment priority, keep any payment refundable and receipted, and wait for the RERA number before committing properly. Our project page carries the full reported specification and we will revise it when registration comes through.
We would rate this higher once registered. Until then, the correct posture is interested but uncommitted, and any adviser telling you otherwise is selling rather than advising.
