Sobha Infinia Review 2026 — Koramangala at Rs 20,300/sq ft
Sobha Infinia review: 196 homes on 4.7 acres in Koramangala, from Rs 3.59 crore, at roughly 42 homes per acre.
Central Bengaluru | Possession June 2030 | Two RERA numbers | Our Rating: 4.4/5
Our verdict: the highest rating we have given a Bengaluru project this quarter. New construction in Koramangala is close to unrepeatable, and the price sits inside the local band.
What makes this one different
This Sobha Infinia review covers a project that is unusual in two respects at once: it is new construction in a central Bengaluru address that was built out decades ago, and it is priced inside the local band rather than at the premium new-build normally commands.
Koramangala rarely sees land change hands at any scale. It became India’s densest startup cluster on housing stock that was largely built in the 1980s and 1990s, and most of what trades there today is resale of exactly that vintage. A 4.7-acre site with 196 new apartments is a genuinely rare event.
The second unusual feature is density. At roughly 42 homes per acre, this is less than half the Bengaluru high-rise norm of 100 or more. Low density in a central location is expensive to deliver, because the land cost has to be recovered across fewer apartments, and it is the clearest signal of where the product sits.
The numbers
| Plan | Size | Price | Rate |
|---|---|---|---|
| 3 BHK | 1,768 sq ft | Rs 3.59 Cr | Rs 20,300 |
| 3 BHK | 2,098 sq ft | Rs 4.27 Cr | Rs 20,352 |
| 4 BHK | 2,327 sq ft | Rs 4.73 Cr | Rs 20,327 |
| 4 BHK | 3,264 sq ft | Rs 6.64 Cr | Rs 20,343 |
| Rates are our calculation. Note how little they move: Rs 52 across a 1,496 sq ft spread. | |||
That final row is the finding most reviews would miss, and it is the first thing this Sobha Infinia review would put in front of a buyer. The rate holds at roughly Rs 20,300 per square foot from the smallest apartment to the largest, varying by Rs 52. Many premium Bengaluru projects price the entry unit attractively and load the larger formats; this one does not.
For a buyer that means the price list is honest to compare. The decision becomes purely about how much space your household needs rather than about hunting for the format where the developer has quietly made the margin, which is how these decisions usually have to be made.
Where the value actually sits
Run the steps between formats and the second 3 BHK stands out. An extra 330 square feet over the entry unit costs Rs 68 lakh, which is close to the project’s own blended rate rather than a premium, and in a 2,098 square foot plan that area usually buys a separate dining space or a genuine study.
The step from that 2,098 square foot 3 BHK to the 2,327 square foot 4 BHK is the most efficient move on the list. It costs Rs 46 lakh for 229 extra square feet and an entire additional bedroom, which in area-per-rupee terms is the best value in the project.
That is worth modelling even if a fourth bedroom is not on your requirement sheet today. Four-bedroom resale in central Bengaluru is thinner supply than three-bedroom, which generally supports both price and liquidity when you eventually sell.
The 3,264 square foot 4 BHK at Rs 6.64 crore is a different proposition entirely, roughly double the size of a mainstream Bengaluru 3 BHK. Ask about ceiling height, servant accommodation with separate access, and how many bathrooms are en suite before comparing it with anything else.
The builder question
No Sobha Infinia review is complete without the builder. Sobha Limited was founded in 1995 by PNC Menon, is listed on the NSE and BSE, and has delivered well over 100 million square feet without abandoning a project. What separates it from every other large Indian developer is backward integration.
The company runs its own factories for glazing and aluminium, concrete products, interiors and joinery, and metal works. The windows, doors, kitchen cabinetry and much of the structural material in a Sobha building are manufactured in-house rather than bought from whoever bid lowest.
That shows up where it matters, which is years later. Sobha buildings are among the few in Bengaluru where ten-year-old stock still trades close to new-build rates, because the finishes hold up. At a Rs 3.59 crore entry, that durability is a meaningful part of what the premium buys.
Our developer risk rating is Low, and for construction quality specifically we would rate Sobha at the top of the Indian residential market. That is not a judgement we extend lightly, and it is the main reason this Sobha Infinia review carries the rating it does.
What low density actually buys
The density figure drives most of what this Sobha Infinia review rates highly, so it is worth being concrete about what 42 homes per acre means in daily life rather than leaving it as a statistic.
It means real distance between the four wings, so lower-floor apartments get light and privacy instead of looking into the building opposite. On a typical Bengaluru scheme at 100-plus homes per acre, the first eight floors are substantially compromised on both counts.
It means a clubhouse serving under 200 households rather than 700. The pool is usable at seven in the evening, the gym has equipment free, and the function room can actually be booked. Facilities sized for a large scheme are shared at a ratio that makes them decorative rather than useful.
And it means fewer cars on the same internal roads, a shorter lift wait, and a residents’ association small enough to function. None of this can be retrofitted at any price once a building is up, which is why density belongs near the top of any evaluation rather than buried in a specification sheet.
The location, honestly
Koramangala sits in central-south Bengaluru with HSR Layout four to six kilometres away, Indiranagar five to seven, the central business district six to eight and the Outer Ring Road at Bellandur eight to eleven. Very few addresses in the city sit that close to so much.
Its own employment base is the unusual part. This is the densest concentration of startups and venture-backed companies in India, which means a meaningful number of residents walk or take a five-minute ride to work rather than commuting at all.
Social infrastructure is finished rather than forecast. St John’s Medical College Hospital, the Forum retail complex, long-established schools and a restaurant scene that has run for two decades are all in place. You are paying for what exists, not for a masterplan.
The weaknesses are real and unfixable. Traffic through Koramangala and towards the Outer Ring Road is heavy at peak, there is no metro station, and the airport sits forty to forty-five kilometres away. All three are priced into a market that still clears at Rs 18,000 to Rs 24,000 per square foot.
The two registration numbers
Sobha Infinia review readers should note this detail especially: the project carries two Karnataka RERA numbers rather than one, and that detail deserves attention. Two registrations on a single development usually means the wings have been registered separately, which can mean different completion dates within the same scheme.
Establish which number covers the wing your apartment sits in, and read the completion date on that specific filing. The June 2030 date widely quoted may apply to one registration and not the other, and only the date on your own filing is enforceable.
This is not a warning sign. Phasing registrations is normal practice on larger developments and is often a sensible way to manage construction sequencing. It simply means the question “when will it be ready” has two possible answers, and you need the one that applies to you.
Verify both numbers on the Karnataka RERA portal yourself rather than accepting a screenshot. Search by project name and by promoter name, and read the filed completion dates and carpet-area schedules against what you have been shown.
What it costs beyond the price
At Sobha Infinia review ticket sizes the financing maths changes character. A Rs 3.59 crore purchase with 75 per cent funding means roughly Rs 2.69 crore borrowed, an EMI near Rs 2.33 lakh a month over twenty years at 8.5 per cent, and about Rs 90 lakh of own contribution.
Karnataka stamp duty, registration, cess and surcharge add roughly 6.6 to 7.6 per cent of agreement value in cash, which on the entry unit is about Rs 25 lakh. Combined with the down payment that is over Rs 1.1 crore outside the loan, and it is the real filter on this project.
Ask for the full cost sheet including covered parking, corpus contribution, club membership and any floor-rise premium. On a low-density premium project the monthly maintenance per square foot also tends to run higher than mainstream stock, because fewer households share the cost of the same facilities.
Sobha projects carry approval from essentially every major lender, so expect SBI, HDFC Bank, ICICI Bank, Axis Bank and LIC Housing Finance on panel with sanction in about ten days where project approval is already in place.
Our verdict
We rate this 4.4 out of 5. The combination of a permanently supply-constrained central address, genuinely low density, the strongest construction reputation in Indian residential, and a rate inside rather than above the local band is unusual enough to justify it.
The mark comes off for the ticket size and for the two-registration question, neither of which is a defect so much as a filter. Over Rs 1.1 crore in cash outside the loan rules out most buyers, and that is simply what central Bengaluru costs.
What we would do: establish which registration covers your wing, get the filed carpet area for your unit number and calculate the efficiency ratio, then model the 2,327 square foot 4 BHK against the 2,098 square foot 3 BHK before deciding. That comparison is the one that changes the answer.
The complete breakdown sits on our Sobha Infinia project page. For the micro-market context our Koramangala area guide covers the neighbourhood, and our Sobha Townpark coverage shows what the same builder does at a very different price point.
