Brigade Kompally Review 2026 — Price, RERA and Our Verdict

Brigade Kompally review: 5.6 acres, a Rs 850 crore joint development, and a corridor that is finally getting the roads it was promised.

Builder: Brigade Enterprises Limited  |  Kompally, north Hyderabad  |  Our Rating: 3.9/5

Our verdict: the best infrastructure story in north Hyderabad attached to a credible builder. Register interest; pay nothing until the Telangana RERA number exists.

What this Brigade Kompally review covers

This Brigade Kompally review is written at the joint-development-agreement stage, which means the money is public and the apartments are not. Brigade Enterprises has signed a JDA on 5.6 acres at Kompally with an estimated revenue potential of Rs 850 crore, and that disclosure is the firmest fact available about the project.

What has not been announced is almost everything a buyer normally uses: no project name, no tower count, no unit count, no carpet areas, no price list, no Telangana RERA number and no contractual possession date. Reported configurations are 2, 3 and 4 BHK between roughly 800 and 3,000 square feet, with handover expected around December 2030, but those come from channel-partner sources rather than from Brigade.

So this review does three things. It sets out what has actually been disclosed, it derives what can responsibly be derived from those disclosures, and it assesses the corridor itself, which is the part you can evaluate properly today because it exists whether or not the project does.

The disclosed position

Item Position
Land area 5.6 acres at Kompally
Structure Joint development agreement
Revenue potential approx. Rs 850 crore (disclosed)
Implied rate approx. Rs 7,100–8,500/sq ft (our calculation)
Configurations 2, 3 and 4 BHK (reported)
Expected possession around December 2030 (reported)
Telangana RERA Not registered

The implied rate is the single most useful derived number in this Brigade Kompally review. A 5.6-acre Hyderabad site typically carries one to 1.2 million square feet of saleable area, and Rs 850 crore across that range works out to roughly Rs 7,100 to Rs 8,500 per square foot. That is our arithmetic, not a developer statement, and it should be treated as a planning figure only.

Cross-checked against the market it holds up. Mainstream Kompally stock trades between about Rs 4,600 and Rs 7,300 per square foot, while well-specified gated communities on the corridor reach Rs 8,500 to Rs 10,500. A Brigade product landing at the top of the mainstream band or the bottom of the premium one is exactly what you would expect.

RERA status: this project is not registered with Telangana RERA. Under Section 3 of the RERA Act 2016 an unregistered project cannot lawfully be booked, sold or allotted. No project name, price, carpet area, floor plan or contractual possession date has been published. Unit sizes below are as reported by third parties and all pricing is our own modelling.

The corridor is the real story

The location assessment is the part of this Brigade Kompally review you can rely on most, because the corridor exists whether or not the project does. Kompally sits on NH-44 in north Hyderabad, between Suchitra Junction and the Outer Ring Road. Unlike several Hyderabad suburbs that grew along widened village roads, this corridor was built for regional traffic, which is why Secunderabad is under twenty minutes away and the ORR is directly accessible.

Two pieces of infrastructure are changing the corridor right now. Three six-lane flyovers and four underpasses are under construction on the Suchitra to Kompally stretch of NH-44, which attacks the bottleneck that has capped this market for a decade. Road capacity, not marketing, is what converts a cheap suburb into a properly valued one.

The second is Kandlakoya IT park, roughly five kilometres away on NH-44 and under construction, with reported interest from more than thirty companies. Kompally has always been a dormitory dependent on employment fifteen to thirty kilometres away, and local jobs would change its rental profile fundamentally.

Both caveats matter equally. Neither is complete, and north Hyderabad has a long history of infrastructure arriving later than announced. Underwrite this location on what exists today, which is a national highway and direct ORR access, and treat the flyovers and the IT park as upside you are not paying for.

The builder

Brigade Enterprises Limited is a listed developer founded in 1986, with more than 250 buildings delivered across Bengaluru, Chennai, Hyderabad, Mysuru and Kochi spanning residential, office, retail, hospitality and education. It has never abandoned a project, and its accounts are audited and continuously disclosed.

Its Hyderabad presence is now established rather than speculative, covering Moti Nagar, Kokapet and the Neopolis corridor, and the company has guided roughly Rs 5,000 crore of deployment across the city over three to four years. We cover several of those projects, including Brigade Citadel at Moti Nagar.

Our developer risk rating is Low. The joint development structure does add one diligence item that an outright land purchase would not: the landowner’s title. Ask to see the registered JDA, the sharing ratio and a title opinion on the landowner’s holding, and confirm both parties appear on the RERA filing when it comes.

What 5.6 acres means for the product

Site size shapes the living experience more than most buyers expect, and at 5.6 acres this is a compact gated development rather than a township. In Hyderabad that usually means two to four towers of fifteen to twenty-five floors around a single central amenity block.

The advantages are real. A short walk from any tower to the clubhouse, a single construction programme rather than a decade of phases running beside your balcony, and amenities that normally arrive with the first tower instead of three years later. Buyers in large townships routinely receive keys long before the facilities they paid for.

The disadvantage is equally real. A 5.6-acre site cannot offer the 70 or 80 per cent open space a 40-acre township advertises, so any brochure claiming that should be checked against the approved plan. Press for the open-space percentage as approved rather than as rendered.

Highway frontage cuts both ways too. NH-44 gives the site its connectivity and its noise, so ask how far the nearest tower sits from the carriageway and what acoustic glazing is specified on that elevation. On a national highway that question is worth more than any amenity list.

How it compares on the corridor

The obvious comparison is Prestige Kompally, a far larger 40-acre scheme on the same corridor with a 2 to 4 BHK mix and pre-launch pricing reported from around Rs 94.6 lakh. Two national developers committing to the same micro-market within a short period is itself a meaningful signal about where Kompally is heading.

The trade between them is scale against speed. Prestige’s township offers more open space, a larger clubhouse and a longer amenity list; Brigade’s compact site should deliver faster, with less phasing risk and earlier facilities. Neither is obviously better, and the choice depends on whether you value township living or early possession.

Against the west, both look cheap. Kokapet and Neopolis run Rs 12,000 to Rs 18,000 per square foot, so our modelled Kompally rate of Rs 7,100 to Rs 8,500 represents a 40 to 50 per cent discount, paid for with a 25 to 30 kilometre commute to HITEC City on the ORR.

What we cannot tell you yet

An honest Brigade Kompally review has to be explicit about its gaps. There is no project name, no tower or unit count, no floor plan, no carpet-area schedule, no amenity list, no clubhouse specification, no parking ratio and no payment plan. Anyone filling those in confidently today is selling rather than informing.

When the registration and price list arrive, five questions decide the purchase. What is the carpet area as filed with Telangana RERA, and what percentage of super built-up does it represent? How many units share the clubhouse? What is the parking ratio per apartment? Which elevation faces NH-44? And from which floor does the floor-rise premium start?

Two further questions are specific to the joint development structure. Who is the landowner, and does their title stand up to an independent opinion? And what is the sharing ratio, since landowner-share apartments are sometimes sold through a separate channel at different terms from developer-share stock.

Until those answers exist, the only defensible position is interested but uncommitted. That is not a criticism of Brigade; it is simply what the law and the absence of documentation make sensible at this point in the cycle.

Our verdict

We rate it 3.9 out of 5. The corridor has the strongest improvement story in north Hyderabad, the developer is listed and proven, the site size favours a clean delivery, and the implied pricing sits sensibly inside the local market rather than above it.

The mark comes off for stage. Without Telangana RERA registration there is no statutory handover date, no mandatory escrow and no home loan, so every rupee paid now is unsecured capital. That is the same conclusion this Brigade Kompally review would reach for any unregistered project, however good the sponsor.

What we would do: register a fully refundable, receipted expression of interest with no unit number attached, and wait for the registration and the price list before committing. Our guide to pre-launch and EOI sets out the wording that keeps an EOI an EOI, and it applies equally in Telangana.

The complete breakdown, including the comparable micro-market table and the document checklist, sits on our Brigade Kompally project page, and we will revise both that page and this Brigade Kompally review the moment a registration number is issued.
