Purva Blubelle Review: Our 7 Out of 10 Verdict and Scorecard
Purva Blubelle Review: The Short Version
This is a two-tower high-rise by Puravankara Limited with 378 three-bedroom homes on about 3.85 acres of Magadi Main Road.
Homes come in two layouts of about 1,434 and 1,630 sq ft, priced from roughly Rs 2.25 crore to Rs 2.49 crore before taxes and charges.
The defining strength is Magadi Road metro station beside the gate, two stops from Majestic and six from MG Road.
The defining weaknesses are a gross yield under three percent, conflicting possession dates and the density of two towers above thirty floors.
Our Purva Blubelle review gives an overall score of seven out of ten, with a risk score of five out of ten. The breakdown follows.
How We Scored It
Our team read the RERA filing, the developer pages and launch coverage, walked the frontage and rode the metro from the station next door.
Each category is scored out of ten against other branded projects in West Bengaluru, not against the whole city.
| Category | Score | Why |
|---|---|---|
| Location and metro | 9 | Station beside the gate |
| Social infrastructure | 9 | Schools and hospitals close |
| Specification | 7 | Solid, kitchen not fitted |
| Amenities | 7 | Good list, busy clubhouse |
| Layout choice | 5 | 3 BHK only |
| Price and value | 6 | Full price for the address |
| Rental yield | 4 | Under 3 pct gross |
| Documentation clarity | 5 | Three possession dates |
| Developer record | 8 | Founded 1975, listed |
| Overall | 7 | Address-led proposition |
What This Purva Blubelle Review Found Strong
The metro adjacency is rare. Very few new launches in Bengaluru sit this close to an operational station this close to Majestic.
Social infrastructure is finished. Abhinav Hospital is quoted at one minute, Gurukula International School at two and GT World Mall at two.
About 80 percent of the site is planned as open space with 17 gardens, a strong ratio for a city-centre plot.
The specification is sound for the segment, with laminated wood in the master bedroom, glass balcony railings and a digital lock.
Puravankara was founded in 1975 and is listed on the BSE and NSE, as the Puravankara Limited record notes.
The developer page also lists a 2024 ET Achievers award naming the project Luxury Project of the Year.
The RERA record we read reported no litigation on the land and no complaints, which is a clean starting position.
Where It Falls Short
Rental yield is weak. At roughly Rs 15,000 to Rs 16,000 per sq ft, the income case does not carry the purchase.
Possession is disputed. A microsite shows 31 December 2027, the main page shows 30 June 2028 and the RERA date is 30 June 2029.
Only one configuration is offered, so buyers wanting a smaller entry or a larger upgrade have no option here.
The kitchen comes without a platform, sink or dado, which adds a fit-out cost many buyers miss.
Magadi Road traffic is heavy at peak, and lower floors facing the road and the metro will carry noise for the life of the building.
The developer markets the project as U rated, but no page we read defines the rating or names the body that issued it.
The Numbers Behind The Verdict
Indicative pricing opens near Rs 2.25 crore to Rs 2.30 crore, with the larger layout around Rs 2.45 crore to Rs 2.49 crore.
Add GST, stamp duty, registration, parking, club charges and a modular kitchen, and the realistic all-in uplift is 14 to 16 percent.
Launch pricing in May 2023 was reported at Rs 1.70 crore to Rs 1.93 crore, so entry has risen roughly 17 to 35 percent.
Our working rent assumption of Rs 45,000 to Rs 55,000 a month gives a gross yield of about 2.3 to 2.9 percent.
Maintenance is on request. As a planning assumption only, budget Rs 5 to Rs 7 per sq ft a month for a tall tower.

Who The Purva Blubelle Review Recommends It For
It suits CBD professionals working near a Purple Line station, because the car becomes optional on weekdays.
It suits upgraders from Rajajinagar, Vijayanagar and Malleshwaram who want a new gated home in the area they already know.
It suits NRIs and retirees who value dense healthcare, a familiar address and professional upkeep over rental income.
It does not suit yield-focused investors, or anyone commuting daily by car to the Outer Ring Road or Whitefield tech parks.
First-time buyers can stretch here only with a strong budget, because there is no smaller layout below Rs 2.25 crore.
Alternatives Worth Comparing
Godrej Tiara Yeshwanthpur starts near Rs 3.5 crore with a broader range of layouts for an HNI upgrade.
Sattva Aaranya on Mysore Road offers larger homes at a similar rate, further from the city centre.
Our Birla Apple Spire review covers a far lower ticket on the same Purple Line corridor.
Buyers weighing the two Puravankara brands should read our Provident vs Purva comparison.
What We Would Check On A Site Visit
Visit on a weekday evening and walk from the station exit to the gate, because traffic and noise settle the address question quickly.
Ride the metro to your own office at peak hour, since that commute is the main reason this Purva Blubelle review scores the location so highly.
Walk the model apartment with a tape measure and compare room widths against your current furniture.
Ask which tower and floor band your quoted price covers, and how much floor rise applies above it.
Request the RERA carpet area, the balcony area and the full cost sheet in writing before any discount discussion.
Ask to see the latest construction status update, which the developer last published in August 2026.
Keep the booking amount refundable in writing until you have read the full agreement for sale.
Our Final Word On Purva Blubelle
Our verdict is that this is a fairly priced, address-led home for end-users, and a weak pure investment.
Buy if you will use the metro, value finished infrastructure and can carry the cost until a 2029 handover.
Wait or look elsewhere if you need yield, a two-bedroom entry or a firm possession date.
Before paying anything, verify the filing on the Karnataka RERA portal and ask the developer to explain the U rating.

Frequently Asked Questions
What is your Purva Blubelle review score?
We score the project seven out of ten overall and five out of ten on risk.
The score is carried by the metro station beside the gate, finished social infrastructure and the developer record.
It is held back by a gross yield under three percent, three conflicting possession dates, high density and a single three-bedroom configuration.
Is it a good project to buy?
Yes for end-users who will use the Purple Line, value nearby schools and hospitals and can wait for a 2029 handover.
No for yield-focused investors or daily car commuters to the Outer Ring Road. Verify the RERA filing, the carpet area of your unit and the full cost sheet before booking.
Who is the developer?
The developer is Puravankara Limited, founded in 1975 and listed on the BSE and NSE. Purva is its premium brand and Provident its mid-income brand.
Company material cites about 57 million sq ft delivered at March 2026 and about 59 million sq ft at June 2026, so delivered-area figures vary by date.
What is the possession date?
Three dates are in circulation. A developer microsite shows 31 December 2027, the main developer page shows 30 June 2028 and the RERA completion date is 30 June 2029.
Only the RERA date is legally registered, so plan your finances around it and read the delay compensation clause in the agreement.
What does U rated mean here?
The developer markets the project as its first U rated property, but none of the pages we read define the rating, name the issuing body or show a certificate.
We treat it as a marketing label until Puravankara explains it. Ask for the certificate if the label influences your decision.
Has the project won any awards?
The developer page lists a 2024 ET Achievers recognition naming it Luxury Project of the Year.
Awards of this kind reflect design and marketing rather than delivery, so weigh them lightly. Construction progress, the RERA filing and the agreement terms matter far more for a buyer.
What are the biggest drawbacks?
Weak rental yield, three conflicting possession dates, high density on 3.85 acres, heavy Magadi Road traffic and noise on lower floors.
The kitchen is handed over without a platform and only three-bedroom homes are offered. None of these are hidden, but each should be priced into your decision.
How does it compare with nearby projects?
Godrej Tiara Yeshwanthpur starts near Rs 3.5 crore with wider layout choice. Sattva Aaranya on Mysore Road offers larger homes at a similar rate.
Birla Apple Spire starts near Rs 96 lakh. This project sits in the middle on ticket, with the strongest metro adjacency of the group.
