Brigade WTC Devanahalli has not yet received Karnataka RERA registration. Under the Real Estate (Regulation and Development) Act 2016, unit-specific marketing and bookings cannot take place before a registration number is issued. This page is informational only. We are not quoting a price, because the figures circulating on third-party sites range from Rs 70 lakh to Rs 2.6 crore and none of them originate from Brigade. Treat every number you see elsewhere as unverified until the RERA filing appears.

Brigade WTC Devanahalli is a roughly 75-acre mixed-use township at KIADB Aerospace Park Phase 2, built around a World Trade Center tower. It will make Bengaluru the first Indian city with two.

Brigade Enterprises Limited  |  KIADB Aerospace Park Phase 2, Devanahalli  |  RERA: pending  |  Our Rating: watch-list, not yet rateable

Our verdict: the most significant thing announced on the airport corridor in years, and far too early to commit money to. Register interest, read the RERA filing when it lands, then decide.

Brigade WTC Devanahalli — Project Overview

Brigade WTC Devanahalli highlights - KIADB Aerospace Park Phase 2 mixed-use township

Brigade WTC Devanahalli is a proposed mixed-use township by Brigade Enterprises Limited on a parcel of approximately 74 to 75 acres inside KIADB Aerospace Park Phase 2 at Devanahalli, north Bengaluru. Its defining component is a World Trade Center tower, and Brigade WTC Devanahalli carries no Karnataka RERA registration at the time of writing.

Brigade WTC Devanahalli is reported at roughly 2 million square feet of total built-up area, of which about 1 million square feet is the World Trade Center itself. The remainder is planned across offices, hospitality, retail, education, healthcare, data infrastructure and residential apartments, which is the definition of a genuine mixed-use estate rather than a housing project with a commercial block attached.

Our team’s assessment is that the significance here is structural rather than product-level. Brigade holds the World Trade Centers Association licence for several Indian cities, and a second WTC in one metro is a first for India. That is a city-level event, and it is the reason Brigade WTC Devanahalli matters well beyond the buyers who eventually own in it.

Brigade WTC Devanahalli — Project Snapshot
Project Name Brigade WTC Devanahalli
Developer Brigade Enterprises Limited
Location KIADB Aerospace Park Phase 2, Devanahalli
Land Area approx. 74 – 75 acres (sources differ)
Total Built-Up Area approx. 2 million sq ft (reported)
WTC Component approx. 1 million sq ft (reported)
Planned Uses WTC offices, hospitality, retail, education, healthcare, data infrastructure, residential
Residential Formats 2, 3 and 4 BHK reported; not confirmed by Brigade
Distance to Airport approx. 6 km from the east gate
Price Not announced. We decline to quote one
Possession Not filed. Third-party claims range 2027 to Dec 2031
RERA No. PENDING — do not book before it is issued

Every figure above that is labelled reported comes from third-party sources rather than from Brigade, and the two most important rows are deliberately empty. We are not going to invent a price or a possession date for an unregistered project, because doing so would make this page part of the problem rather than a guide through it.

Brigade WTC Devanahalli traces back to Brigade’s Aero Park master plan, presented at the Karnataka Global Investors Meet in 2022, so this is a long-gestation scheme rather than a sudden announcement. Community sources also refer to Brigade WTC Devanahalli as Brigade Innovation Garden, which is worth knowing because you will encounter both names.

Do not confuse Brigade WTC Devanahalli with Brigade’s plotted KIADB layout

There are two separate Brigade offerings in the Devanahalli KIADB area and buyers conflate them constantly. Getting them mixed up is the most likely way to waste a site visit, so it is worth two minutes to separate them properly before you go any further.

The first is Brigade’s gated plotted layout in the KIADB Aerospace Park area, which sells clear-title plots for custom home construction and suits land investors on a medium-to-long horizon. It is a land product with no building attached, and we cover it separately in our Brigade KIADB review.

The second is Brigade WTC Devanahalli: a mixed-use township of roughly 75 acres built around a World Trade Center tower, with apartments, offices, hospitality and retail. You buy a built unit, not land, and the investment logic runs on the commercial anchor rather than on land appreciation alone.

If a sales conversation blurs the two, stop and ask which one you are being shown. Our further coverage of the micro-market sits in our KIADB Aerospace Park real estate guide, which covers the land side of this corridor in detail.

About Brigade Enterprises Limited

Brigade Enterprises Limited is a Bengaluru-headquartered developer listed on both Indian stock exchanges, with a portfolio spanning residential, commercial office, retail, hospitality and education across south India. For a buyer, the listing is the practically useful fact rather than the brand.

A listed promoter files audited quarterly results, discloses material events to the exchanges and carries accounts any buyer can read. On a project with no RERA registration yet, that exchange-filing channel is currently the most reliable source of information about it, and it is where an official announcement will appear first.

Builder stats card — what a buyer can verify

Full legal name: Brigade Enterprises Limited

Listed: on both Indian stock exchanges

WTC licence: holds World Trade Centers Association licences for multiple Indian cities

Existing Bengaluru WTC: at Brigade Gateway, Malleswaram West, operating since 2010

Our developer risk rating: Low — but project risk here is high, because it is unregistered

We rate the developer risk Low and the project risk high, and that combination is worth understanding rather than averaging. A strong promoter reduces the chance that a project fails once committed; it does nothing to reduce the risk of committing money before a project legally exists.

Brigade WTC Devanahalli 2

Brigade’s delivery record in Bengaluru is extensive and we cover a substantial part of it, including our Brigade Enterprises track record review. That record is the reason Brigade WTC Devanahalli belongs on a watch list rather than in the bin, and it is also not a reason to pay anything today.

Why a second World Trade Center at Brigade WTC Devanahalli matters

The World Trade Centers Association licence is not a naming exercise. A WTC carries trade-promotion functions, international business services, convention and exhibition facilities and a network membership that connects tenants to several hundred affiliated centres worldwide, which is a different proposition from a Grade A office tower with a good address.

Bengaluru’s first WTC, at Brigade Gateway in Malleswaram West, has operated since 2010 as a 32-floor tower inside a roughly 40-acre campus alongside Orion Mall, a Sheraton hotel and a hospital. It became the city’s default venue for international business events and the template for what a WTC-anchored campus does to its surroundings.

Applying that template to a 75-acre parcel six kilometres from an international airport’s east gate is a materially more ambitious proposition. An airport-adjacent WTC is the configuration that works best globally, because trade promotion and convention business run on arriving and departing visitors rather than on local commuters.

For residential buyers the relevant consequence is employment. A million square feet of WTC office space plus hospitality, retail, healthcare and data infrastructure on one campus creates a working population where there is currently aerospace and industrial employment but little white-collar office density. That is the single strongest argument on this page.

It is also the argument most dependent on delivery. Office absorption follows office completion, and completion follows registration, funding and construction. Until the first tower is leased, the employment thesis is a plan, and a plan should not command a price premium from a homebuyer.

The data infrastructure component of Brigade WTC Devanahalli

One line in the reported Brigade WTC Devanahalli programme deserves more attention than it usually gets: data infrastructure alongside the offices, hospitality and retail. On a 75-acre airport-adjacent parcel that is not a throwaway inclusion, and it tells you something about how Brigade WTC Devanahalli is being positioned.

Data centre development depends on three inputs that are hard to assemble together: reliable high-capacity power, dense fibre connectivity, and large contiguous land away from residential congestion but close to transport. The Devanahalli aerospace and industrial belt is one of the few Bengaluru locations where all three coincide.

For a residential buyer the relevance is employment quality rather than the buildings themselves. Data infrastructure brings a small headcount but a high-value one, and it anchors a campus commercially in a way that retail cannot, because a data tenant signs long leases and does not leave when the cycle turns.

It is also the component most likely to be delivered early, because it does not depend on a resident population the way a mall or a school does. If you are tracking Brigade WTC Devanahalli, watch for data and office construction starting before residential, since that sequence would be a strong signal that the commercial anchor is real rather than aspirational.

How far is Brigade WTC Devanahalli from the airport, Aerospace Park and the metro?

KIADB Aerospace Park Phase 2 sits on the eastern side of Kempegowda International Airport in Devanahalli taluk, which places Brigade WTC Devanahalli among the closest large development sites to the terminal anywhere in the city.

Destination Approximate distance
Airport east gate approx. 6 km
KIADB Aerospace Park Phase 1 adjacent
Devanahalli town 8 – 14 km
Shettigere township belt 10 – 16 km
Embassy Manyata Tech Park 30 – 38 km
Hebbal 32 – 40 km
Nearest operational metro station none; airport line under construction

The airport proximity of Brigade WTC Devanahalli is genuine and it is the entire locational case. Six kilometres to the east gate on roads built for the terminal is as close as large-format development gets, and for a trade and convention campus that is the right address rather than merely a convenient one.

Everything toward the city is a long drive and this page will not soften that. Manyata at 30 to 38 kilometres and Hebbal at 32 to 40 are not commutes. Anyone buying residential at Brigade WTC Devanahalli is betting on employment arriving at Brigade WTC Devanahalli, not on reaching employment elsewhere.

On rail, there is no operational metro serving Devanahalli. The airport line is under construction and has not opened to passengers, so verify the live network on the BMRCL site rather than any brochure map, and price rail as upside you have not paid for.

For the corridor as it stands today, our Shettigere property price guide and Bagalur price guide set out current rates, and Devanahalli versus Yelahanka versus Bagalur Road compares the three.

What the corridor around Brigade WTC Devanahalli costs today

Since Brigade WTC Devanahalli has no announced price, the useful substitute is what comparable product on the same corridor transacts at now. If and when pricing is published, these are the numbers to test it against.

Comparable Rate / entry Status
Shettigere premium township Rs 9,500 to 12,000 / sq ft Registered and selling
Devanahalli mid-segment Rs 7,000 to 9,500 / sq ft Registered and selling
Bagaluru Rs 6,500 to 8,500 / sq ft Registered and selling
Tata Varnam, Shettigere from Rs 1.66 Cr Registered, carpet areas published
Brigade WTC Devanahalli not announced RERA pending
Corridor rates from our October 2026 micro-market guides. Excludes GST, stamp duty, registration and charges.

Our view is that a WTC-anchored township can reasonably command the top of the Shettigere band or a little above it, because the commercial anchor and the campus programme genuinely exceed what a residential-only township offers. What it should not command is a premium justified by an office population that does not exist yet.

The registered alternative we would put beside Brigade WTC Devanahalli today is Tata Varnam at Shettigere, which is registered, publishes carpet areas and has a filed completion date. Our analysis of it is in the Tata Varnam review, and it is the benchmark any WTC pricing will have to beat on substance rather than on branding.

Why you should not pay anything for Brigade WTC Devanahalli yet

Without a RERA registration there is no escrow account holding 70 percent of collections, no filed carpet area binding the sale, no enforceable completion date, no quarterly progress reporting and no home loan eligibility from a mainstream lender. Those five protections are the entire value of the 2016 Act and none of them applies to Brigade WTC Devanahalli yet.

Any money taken before registration therefore sits outside the statutory framework. Pre-registration collections are commonly styled as expressions of interest or refundable deposits, and while a developer of this standing is overwhelmingly likely to honour them, a buyer should understand that the legal machinery they would rely on in a dispute is simply not switched on.

The conflicting third-party data is the second reason to wait. Possession claims we encountered range from April 2027 to December 2031, and indicative prices from about Rs 70 lakh to Rs 2.6 crore. Those are not a range, they are noise, and acting on noise is how buyers get the wrong unit at the wrong price.

The third reason is that none of the circulating material comes from Brigade. Several sites presenting themselves as project pages describe themselves as independent guides. When the developer has published nothing, the absence is information: Brigade WTC Devanahalli is not yet ready to be sold, whatever a landing page implies.

The four-step Brigade WTC Devanahalli plan we would follow

First, register interest with a channel partner so that you are contacted when the RERA filing appears, and be explicit that you will not pay anything before it does. A credible partner will accept that without argument; pressure to deposit before registration is itself a useful signal.

Second, watch the right two sources rather than the aggregators. Brigade is listed, so a material announcement reaches the stock exchanges, and the registration itself appears on the Karnataka RERA portal. Between them those two channels will tell you more than fifty property pages.

Third, when the filing lands, read four fields off it before anything else: the promoter legal entity, the declared completion date, the filed carpet areas and the sanctioned unit count. Then compare the launch rate against the corridor table above rather than against the WTC branding.

Fourth, buy registered product in the meantime if you actually need a home on this corridor now. There is good registered inventory selling today at Shettigere, Devanahalli and Bagaluru, and waiting four years for an unregistered scheme is only sensible if you have somewhere to live while you wait.

Who should be watching Brigade WTC Devanahalli

Commercial occupiers and investors should be watching closely. A million square feet of WTC office space on an airport-adjacent campus is a genuinely new category for Bengaluru, and early occupier conversations on a scheme like Brigade WTC Devanahalli are where the better terms get negotiated.

Long-horizon land and township investors should be watching. If the commercial anchor is delivered, the surrounding micro-market reprices, and the pattern on every comparable corridor is that the repricing begins when the first office tower is leased rather than when the project is announced.

Residential buyers who need a home within four years should not be watching; they should be buying registered inventory. The honest position on Brigade WTC Devanahalli is that the proposition is excellent and the timing is not yet real, and conflating those two is the most expensive mistake available here.

Our channel partner team tracks the Karnataka RERA portal and Brigade’s exchange filings as a matter of routine, and we will update this page when the registration is issued. If you want to be told the day it appears, ask us to add you to the watch list for Brigade WTC Devanahalli.

Frequently Asked Questions about Brigade WTC Devanahalli

Is Brigade WTC Devanahalli RERA registered?

No. Registration is pending at the time of writing. Until it is issued there is no escrow protection, no filed carpet area, no enforceable completion date and no mainstream home loan eligibility. Do not book before the number exists.

What is the Brigade WTC Devanahalli price?

Not announced, and we decline to quote one. Figures circulating on third-party sites range from about Rs 70 lakh to Rs 2.6 crore, none of them from Brigade. For reference, registered Shettigere township product runs Rs 9,500 to Rs 12,000 per sq ft.

Is this the World Trade Center in Whitefield?

No. There is no WTC in Whitefield. Bengaluru’s existing one is at Brigade Gateway, Malleswaram West, operating since 2010, and Brigade WTC Devanahalli is at KIADB Aerospace Park Phase 2, Devanahalli, on the airport corridor.

How is Brigade WTC Devanahalli different from Brigade’s KIADB plots?

Entirely. The plotted layout sells clear-title land for custom construction. This is a roughly 75-acre mixed-use township of built units around a WTC tower. Buyers confuse them constantly, so confirm which you are being shown.

What is the Brigade WTC Devanahalli possession date?

Nothing is filed, so nothing is enforceable. Third-party claims range from April 2027 to December 2031, which is noise rather than a range. The only date that will matter is the one on the RERA certificate.

How big is Brigade WTC Devanahalli?

Reported at approximately 74 to 75 acres with around 2 million sq ft of built-up area, of which about 1 million sq ft is the World Trade Center itself. Sources differ slightly on the acreage.

Why does a second WTC matter to a homebuyer?

Employment. A million sq ft of WTC office space plus hospitality, retail and healthcare creates white-collar office density where the corridor currently has aerospace and industrial jobs. That thesis depends entirely on delivery.

How far is Brigade WTC Devanahalli from the airport?

About 6 km from the terminal’s east gate, which is as close as large-format development gets in Bengaluru. Manyata at 30 to 38 km and Hebbal at 32 to 40 km are not daily commutes from here.

Who is the builder of Brigade WTC Devanahalli?

Brigade Enterprises Limited, listed on both Indian exchanges, which also holds the World Trade Centers Association licence for several Indian cities and built Bengaluru’s existing WTC at Brigade Gateway.

Is Brigade WTC Devanahalli also called Brigade Innovation Garden?

Community sources refer to Brigade WTC Devanahalli by that name, and it traces to Brigade’s Aero Park master plan presented at the 2022 Global Investors Meet. Expect to encounter more than one name until Brigade publishes officially.

What should I buy on this corridor instead, right now?

Registered inventory. Shettigere township product, Devanahalli mid-segment at Rs 7,000 to 9,500 per sq ft, or Bagaluru at Rs 6,500 to 8,500. All carry RERA registration, escrow protection and enforceable dates.

Will you update this Brigade WTC Devanahalli page?

Yes. We track the Karnataka RERA portal and Brigade’s exchange filings, and will publish the registration number, filed carpet areas and declared completion date here as soon as they are issued.
