Tata Varnam Review 2026 – Devanahalli, Carpet Area Maths

Tata Varnam publishes its carpet areas, which almost no Bengaluru developer does. Run the arithmetic and the smallest home is about 7.9% cheaper per square foot of usable floor than the largest.

Tata Housing Development Company Limited  |  Shettigere, Devanahalli  |  Two RERA numbers  |  Our Rating: 4.3/5

Our Tata Varnam review verdict: the strongest airport-corridor product we have assessed this year, on promoter, density and transparency. Confirm which registration covers your tower before you pay anything.

What this Tata Varnam review covers

This Tata Varnam review deals with the residential phase at Tata Carnatica, a roughly 140-acre township at Shettigere in Devanahalli, north Bengaluru. The phase comprises eight towers and approximately 940 homes across apartments, townhouses and row houses, in 2, 3, 4 and larger BHK formats.

Published carpet areas run from 1,046 square feet to 2,646 square feet, with prices from Rs 1.66 crore to Rs 4.53 crore and a stated completion of August 2030. The developer is Tata Housing Development Company Limited, the residential arm of the Tata Group, which materially changes the counterparty quality on a five-year build.

The project carries two Karnataka RERA registration numbers rather than one: PRM/KA/RERA/1250/303/PR/110825/007988 and PRM/KA/RERA/1250/303/PR/311225/008367. That is normal for a phased scheme and not a warning sign, but it creates a specific trap we deal with below. Verify both on the Karnataka RERA portal.

The carpet-area finding this Tata Varnam review turned up

Most Bengaluru developers publish super built-up area and leave carpet area to the agreement. This one publishes both, which lets a buyer calculate the real cost of usable floor before a site visit rather than after a booking. We ran that arithmetic across the published range.

End of the range Carpet area Price Per sq ft of carpet
Smallest BETTER RATE 1,046 sq ft Rs 1.66 Cr approx. Rs 15,870
Largest 2,646 sq ft Rs 4.53 Cr approx. Rs 17,120
Carpet areas and prices as published. Per-square-foot figures are our calculation. The range spans apartments, townhouses and row houses, so compare only within one format.

That is a 7.9 percent higher rate per square foot of usable floor for the larger home, which runs against the usual pattern where efficiency improves as units get bigger. In most projects the loading proportion falls with size because the lift core and lobby are shared across more area.

We want to be careful about what it proves, because honesty matters more than a dramatic headline. The range spans three different products, and a row house carries attributable land and a private garden that an apartment does not, so part of the higher rate at the top end is a land premium rather than pure loading.

The actionable conclusion from this Tata Varnam review is therefore specific. Ask for the carpet area and price of every apartment plan on one sheet, calculate the rate per square foot of carpet for each, and see whether the gradient persists among apartments alone. If it does, the smallest apartment is the best value in the phase. Our method is in carpet area versus super built-up area.

Two RERA numbers, and the trap

A single project carrying more than one registration is routine, because phases and tower clusters register separately under Karnataka RERA. The problem it creates is not legal but practical: a buyer can be shown one certificate while buying a unit governed by the other, and the two can carry different declared completion dates.

That difference matters because the filed date is the only one you can enforce. If your tower sits under a registration with a later completion date than the one you were shown, your delay remedies run from that later date, and the planning you did around August 2030 may be wrong by a year or more.

The fix takes two minutes and one email. Ask in writing which registration number covers your tower and your unit number, then pull that specific certificate and read the completion date off it. Do not accept a screenshot, and do not accept the brochure date. Our note on two RERA numbers on one project works through the mechanics.

While you are on the portal, pull the quarterly progress report for that same registration. It states units booked and construction stage, is filed by the promoter under law, and is the closest thing to an audited progress count a buyer can get for free.

Density is the quiet strength

Approximately 940 homes across eight towers averages about 118 homes per tower, and inside a 140-acre township that produces a built form with far more breathing room than a standalone high-density scheme. This is the figure that will shape daily life here more than any amenity on the list.

For comparison, we recently assessed a 25-acre north Bengaluru project carrying 2,522 apartments at roughly 101 homes per acre. Our Kalyani Living Tree review covers that one, and the difference in lift ratios, basement congestion and surviving open ground between the two is substantial.

Low built intensity on a large township also changes the floor-selection calculation. With roughly 118 homes per tower the lift pressure is low and the lower floors still look at landscape rather than into a neighbouring building, so heavy floor rise is harder to justify here than on a dense site.

Our general framework for that decision sits in high floor versus low floor. On this project we would take a mid-floor and spend the saved floor-rise money on a better facing, because the western sun on an open Devanahalli site is the real comfort variable.

Location: the shortest airport run in the city

Shettigere sits immediately south of Kempegowda International Airport, which makes this one of the closest residential addresses to the terminal anywhere in Bengaluru at roughly 5 to 8 kilometres. The KIADB Aerospace Park is nearer still at 3 to 6, and Devanahalli town is 5 to 8.

For airline crew, frequent business travellers and anyone working in aviation, aerospace or airport hospitality, that proximity is worth more than every facility in the clubhouse combined. It is also structurally unrepeatable, because land this close to the terminal is finite and largely committed.

Everything else is a long drive and this Tata Varnam review will not pretend otherwise. Embassy Manyata Tech Park is 22 to 28 kilometres away and Hebbal 25 to 30. A buyer commuting daily to the Outer Ring Road belt, Whitefield or Electronic City should not buy here, and we would say so at the site visit.

On rail, there is no operational metro serving Devanahalli. The airport line is under construction and has not opened to passengers, so check the live network on the BMRCL site and treat rail as upside you have not paid for rather than as present connectivity.

The township argument

On the airport corridor, township scale is not a luxury but the answer to a specific problem: outside the gated estates, schools, hospitals and large retail remain 10 to 20 kilometres back toward Yelahanka and Hebbal. A 140-acre estate with internal school and retail provision internalises that gap.

That is why township product commands a premium here rather than elsewhere, and why we rate the daily living experience on this project above anything else we have reviewed on the belt this year. Our wider treatment of the model sits in our guide to integrated townships in Bengaluru.

The question to put to the sales team is about phasing rather than facilities. Ask which phases of the 140 acres are complete, which are under construction and which are not yet launched, because that sequence determines how many years you live beside an active site after taking handover.

Ask also what amenity is shared township-wide versus exclusive to this phase. A shared clubhouse serving the full estate will be larger but more heavily used; a phase-exclusive one will be smaller and quieter. Both the maintenance charge and the queue at the gym depend on which you are getting.

Where this Tata Varnam review finds weakness

The rate gradient is the first, and we have quantified it: 7.9 percent more per square foot of carpet at the top of the range than at the bottom. Part of that is a legitimate land premium on the row houses, but a buyer should establish how much of it persists within the apartment formats alone.

The second is the employment geography, which is excellent for the airport belt and poor for the rest of Bengaluru. This address works for an aviation or aerospace household and does not work for an Outer Ring Road commuter, and no amount of township amenity changes that arithmetic.

The third is the five-year wait to an August 2030 completion, on top of which most agreements add a grace period before any delay remedy begins. Plan your rent and your existing-home sale around late 2030 or 2031, as we set out in RERA dates versus builder targets.

Our rating and who should buy

This Tata Varnam review ends at 4.3 out of 5, the highest we have given an airport-corridor project this year. Registration, carpet-area transparency, a Tata Group promoter, roughly 118 homes per tower and a township already under development all count strongly in its favour.

It suits a household working at the airport, in the Aerospace Park or in the Devanahalli industrial belt, and it suits a family that wants school and retail inside the gates rather than twenty kilometres away. It suits a long-hold owner-occupier rather than a yield investor, since gross returns on the corridor sit in the low to mid threes.

Frequently asked questions

What is the price?

Rs 1.66 crore to Rs 4.53 crore across apartments, townhouses and row houses, with published carpet areas of 1,046 to 2,646 sq ft. On our calculation that is roughly Rs 15,870 to Rs 17,120 per sq ft of carpet.

Why are there two RERA numbers?

Because phases and tower clusters register separately, which is routine. Get written confirmation of which number covers your tower, then read the completion date off that specific certificate.

Which format is the best value?

On the published range the smallest at Rs 15,870 per sq ft of carpet beats the largest at Rs 17,120. Run the comparison within apartments alone, since row houses carry land value an apartment does not.

How far is the airport?

Roughly 5 to 8 km, which is among the shortest airport runs from any Bengaluru housing. The KIADB Aerospace Park is 3 to 6 km. Manyata, at 22 to 28 km, is not a daily commute.

Why does this Tata Varnam review rate density so highly?

Because roughly 118 homes per tower on a 140-acre township means short lift waits, uncongested basements and real open ground, which shapes daily life more than any item on an amenity list.
