Purva Silversky is registered with Karnataka RERA under PRM/KA/RERA/1251/310/PR/151225/008338, with a registered possession date of 30 July 2030.
Floor counts differ across sources, with the developer stating G plus 32 and one portal stating B plus G plus 30.
Land is given as 6.99 acres and as 7 acres, and the clubhouse as 17,700 sq ft and 17,000 sq ft.
The developer quotes Rs 2.55 crore onwards while other published figures run from about Rs 2.30 crore. Prices are indicative.
Where a figure could not be verified, this guide says on request rather than guessing.
Purva Silversky is a premium residential development by Puravankara Limited on about 6.99 acres at Hebbagodi, off Huskur Road in Electronic City, Bengaluru.
The project carries the Purva brand, which is the premium label of the developer, distinct from its mid-income Provident label.
The plan is three towers of about 32 storeys each, with 356 homes and four residences per floor.
Configurations are 3 BHK and 4 BHK apartments, plus a limited set of duplex residences and penthouses at the top of the towers.
The developer states pricing from about Rs 2.55 crore, and its architecture is credited to the Hafeez Contractor practice.
Our team walked the Huskur Road approach, timed the run to the metro station and read the RERA record before writing this guide.
What follows is an independent assessment of Purva Silversky, not a brochure summary. Where sources disagree, we say so plainly.
The defining feature is density. Around 356 homes on seven acres is roughly 51 homes per acre, which is low for a high-rise launch.
The developer also claims about 88 percent open-to-sky space, with most amenities lifted onto a 1.7-acre elevated podium.
The second defining feature is the metro. Huskur Road station on the Yellow Line is reported at about 900 metres from the site.

Hebbagodi sits on the southern edge of Electronic City, between Electronic City Phase 2, the Bommasandra industrial area and the Hosur Road corridor.
The address falls in Attibele Hobli of Anekal Taluk, which places it just outside the core Electronic City township boundary.
That matters because civic services in the township are run by ELCITA, while the surrounding villages run on panchayat and municipal systems.
Read how the township itself is governed on the official Electronics City Industrial Township Authority site.
Huskur Road links the site to Electronic City Phase 2, Hebbagodi, Bommasandra and Hosur Road, and on to the NICE Road interchange.
The pocket around Purva Silversky is mixed. Gated projects, older layouts, small factories and vacant parcels all share the same stretch of road.
IIT Bangalore East Campus is about 1.1 km away, and St. Francis de Sales Public School about 1.2 km, according to the developer.
M5 Ecity Mall is about 1.5 km out, and HCL Tech Semiconductor and Continental Automotive Components are each about 1.6 km away.
JJ Hospitals sits at about 2.7 km, with Springleaf Hospital at about 3.2 km and Narayana Institute of Cardiac Sciences at about 4.8 km.
Tata Consultancy Services is about 3 km away, Tech Mahindra about 3.4 km and Infosys about 4.7 km, all within the Electronic City cluster.
Wipro is about 6.2 km out, and Mazumdar Shaw Medical Centre about 6.6 km, completing the ten to fifteen minute catchment.
The developer also claims more than fifteen IT parks within a ten-minute radius of Purva Silversky, which matches the employer list above.

| Huskur Road metro | About 900 m | Walk or 3 min |
| IIT Bangalore East | 1.1 km | 5 min |
| St. Francis de Sales School | 1.2 km | 3 min |
| M5 Ecity Mall | 1.5 km | 4 min |
| HCL Tech Semiconductor | 1.6 km | 5 min |

For anyone employed inside Electronic City, this is a short commute by Bangalore standards, and that is the core of the case.
The Yellow Line opened in August 2025 between RV Road and Bommasandra, with Huskur Road and Hebbagodi among its stations.
That line reaches Silk Board and Jayanagar without touching Hosur Road traffic, which changes the arithmetic for south and central commutes.
Peak-hour frequency was still improving through late 2025, so check current headways on the official Bangalore Metro Rail Corporation site.
By road, Hosur Road and the elevated tollway carry the load, and the Silk Board junction remains the choke point every working day.
Whitefield is roughly 17 km away by straight line, and the road trip across Sarjapur and the ORR is a long one at peak hours.
Koramangala and Indiranagar are reachable but not quick by car. The metro is the realistic option for those trips.
Our view is that Purva Silversky works very well for Electronic City employment and reasonably well for metro-linked central commutes.
It does not work well for a daily drive to Whitefield, Manyata or the airport belt, and no buyer should plan otherwise.
Schooling is solid. St. Francis de Sales, Ebenezer International at about 2.8 km and Sri Chaitanya at about 3.1 km are all close.
Higher education is unusually strong for a suburb, with IIT Bangalore East, PES University and Symbiosis all within about 3.5 km.
Healthcare covers routine and specialist needs, because the Narayana Health City campus at Bommasandra is a major cardiac and tertiary centre.
Retail near Purva Silversky is functional rather than rich. M5 Ecity Mall, DMart Bommasandra and Decathlon Chandapura cover most weekly needs.
Dining is mostly Electronic City Phase 1 and the Hosur Road strip. Fine dining still means a trip toward Koramangala or HSR Layout.
Some older stretches of Huskur Road have patchy drainage and lighting, and the developer’s own blog advises checking access roads during the rains.
The dominant buyer is the Electronic City technology professional, from mid-level engineers to senior managers at the large campuses.
At a Rs 2.55 crore entry, Purva Silversky is aimed squarely at the senior end of that group rather than the volume buyer.
Semiconductor and automotive electronics employers along Hosur Road add a newer manufacturing-linked professional segment.
Faculty and staff at the nearby universities and hospitals form a smaller but steady owner-occupier group.
NRI buyers from Bengaluru families are present, usually seeking a large-format home close to relatives in the south of the city.
Purva Silversky is planned as three towers. The developer describes them as G plus 32, while one portal lists B plus G plus 30.
We flag that variance rather than pick a side. Ask for the approved floor schedule and the sanctioned building plan.
Four homes per floor across three towers of 32 storeys would give about 384 homes, against the stated 356.
The gap is consistent with duplexes and penthouses occupying more than one standard unit position on the upper floors.
The developer describes the layout as having no directly facing units, which improves privacy in a high-rise format.
It also states a 65 percent carpet utilisation, meaning roughly 65 percent of saleable area is usable carpet.
The developer advertises 270-degree views and private decks on many homes, which is the main benefit of a four-per-floor plate.
The 3 BHK is listed at about 1,864 to 2,042 sq ft of super built-up area, the entry format in the project.
The 3 BHK with a maid room is listed at about 2,300 to 2,302 sq ft, adding a staff room and a larger utility.
The 4 BHK with a maid room is listed at about 2,824 to 4,272 sq ft, a wide band that covers several layout types.
Duplex residences and penthouses sit above that. Press reports describe the largest homes as exceeding 5,300 sq ft.
One agency lists a 5 BHK duplex at about 4,800 to 5,300 sq ft. The developer page names only duplexes and penthouses.
At 65 percent utilisation, a 1,864 sq ft 3 BHK implies roughly 1,210 sq ft of carpet. Ask for the RERA carpet figure in writing.

The Karnataka RERA registration for Purva Silversky is PRM/KA/RERA/1251/310/PR/151225/008338, approved in mid-December 2025.
Puravankara disclosed the registration to the stock exchanges on 17 December 2025, and expressions of interest opened around 20 December.
The formal launch was disclosed on 19 February 2026, so the project is roughly eight months into its sales cycle as we write.
The registered possession date is 30 July 2030. That is close to a five-year build from registration.
Verify the registered date and approved plans yourself on the Karnataka RERA portal using the number above.
The developer page for the project, including its construction updates, is published on the official Puravankara website.
A construction status document dated August 2026 is linked there, which is a useful habit for a listed developer.
Puravankara was founded in 1975 by Ravi Puravankara and is headquartered in Bengaluru. Background is on its Wikipedia page.
It is listed on the NSE as PURVA and on the BSE as 532891, so quarterly results and project disclosures are public.
The company reported 95 completed projects and about 57 million sq ft delivered as of March 2026, a figure also cited by ICRA.
A June 2026 factsheet reports 97 projects and about 59 million sq ft, while older aggregator data shows 43 million sq ft. We note the variance.
Brands are Purva for premium homes, Provident for mid-income housing and Purva Land for plots, with an in-house construction arm, Starworth.
The developer quotes Purva Silversky from about Rs 2.55 crore, and its campaign page describes that figure as inclusive of taxes, subject to terms.
One listing site quotes a base rate of about Rs 12,100 per sq ft and an entry near Rs 2.30 to Rs 2.37 crore.
A portal shows a range of Rs 2.3 crore to Rs 5.07 crore, and an earlier campaign snippet referenced Rs 2.39 crore.
The likely explanation is that some figures are base price and others include parking, club, corpus and taxes. Ask which one you are quoted.
Dividing the agency prices by super built-up area gives roughly Rs 13,600 to Rs 14,100 per sq ft as the effective rate.
The 3 BHK at Rs 2.55 crore is the volume product, while the 4 BHK band from about Rs 3.99 crore is the family flagship.
The duplex and penthouse tier from about Rs 6 crore competes with central Bengaluru addresses, not with Electronic City stock.
Electronic City apartments average roughly Rs 7,200 to Rs 7,750 per sq ft in 2026 depending on the data source.
Huskur Road apartments specifically trade around Rs 6,400 to Rs 7,000 per sq ft, according to figures cited by the developer.
At about Rs 13,600 per sq ft effective, Purva Silversky is priced at close to double the micro-market average.
That premium buys low density, a four-per-floor plate, a Hafeez Contractor design and large formats. It does not buy a better location.
Buyers should be clear that they are paying for the product, and that resale comparables nearby will mostly be cheaper stock.
GST at five percent applies to an under-construction purchase, which on a Rs 2.55 crore base would be about Rs 12.75 lakh.
Karnataka stamp duty and registration add roughly 6.6 percent of agreement value including cess, or about Rs 16.8 lakh on the same base.
An agency summary states that parking, clubhouse, maintenance deposit, corpus and infrastructure charges are included in its quoted price.
It lists floor rise, preferred location charges, franking, stamp duty and registration as extra, which conflicts with the developer’s all-inclusive wording.
Settle that conflict with a written cost sheet. On a Rs 2.55 crore home the difference is worth close to Rs 30 lakh.
If taxes are extra, the realistic all-in uplift at Purva Silversky is about twelve to fourteen percent over the headline.
The developer advertises an annual flexible payment plan structured as 15, 20, 20, 20 and 25 percent tranches.
That spreads payment across the build by year rather than by construction stage, which suits buyers with bonus-linked income.
Ask exactly what triggers each annual tranche, because a time-linked plan transfers some delay risk from developer to buyer.
Loan-to-value of 75 to 80 percent is typical for salaried buyers at this ticket size, subject to lender policy.
NRI buyers should confirm the FEMA-compliant payment route and repatriation documentation before transferring any booking amount.
The clubhouse is stated at 17,700 sq ft on the developer page and 17,000 sq ft in its FAQ. We note both figures.
It houses a gym, spa, wellness clinic, cafe and lounges, with indoor sport including squash, badminton and billiards.
Beyond the clubhouse, Purva Silversky lists more than 45 lifestyle amenities, most of them on a 1.7-acre elevated podium.
Press reports describe a forest walkway with more than 200 trees, and the developer lists forest bathing trails and shaded canopy walks.
The amenity mix leans toward creative and wellness spaces, including a maker’s space, brush studio, knitting corner and culinary commons.
| Sport | Wellness | Leisure | Services |
|---|---|---|---|
| Swimming pool | Spa | Library | Pharmacy |
| Squash court | Yoga deck | Amphitheatre | Salon |
| Badminton | Wellness clinic | Treehouse walk | Cafe |
| Cricket pitch | Health loop | Pet park | Creche |
| Futsal | Forest trail | Maker’s space | Event plaza |
| Pickleball | Outdoor gym | Brush studio | Multipurpose hall |
| Volleyball | Canopy walk | Culinary garden | Banquet hall |
| Climbing wall | Meditation zone | Games room | EV charging |
In any 45-item list, a small core gets daily use and a long tail is rarely touched after the first year.
The pool, the gym and the podium walking loop are the three that residents at Purva Silversky will use most often.
The squash and badminton courts are sleeper assets, because indoor courts are booked solid in most Bengaluru communities.
The creche, pharmacy and salon are underrated. With only 356 homes, in-house services remove trips out of the gate.
The brush studio, knitting corner and maker’s space serve a specific resident group and may sit quiet most weekdays.
The forest walkway is the differentiator. A real tree canopy on a podium project is rare, and it matures with time.
The developer claims about 52 percent potable water savings, a 145 cubic metre rainwater tank and solar water heaters for top-floor homes.
It also lists rooftop solar, LED lighting with timers, a 450 kg per day organic waste converter and a 300 KLD sewage plant.
Published maintenance for Purva Silversky is on request. One portal estimates Rs 6 to Rs 10 per sq ft monthly, which is a guess, not a rate.
High-rise towers carry real running costs, including lifts, pressurised fire systems, facade cleaning and a podium waterproofing budget.
With only 356 homes sharing a 17,700 sq ft clubhouse, the per-home share of fixed costs will be higher than in a large township.
Ask for the developer-managed rate and the projected association rate after handover, because the second number decides your real cost.
Electronic City has posted strong price growth, with sources reporting roughly 16 to 24 percent over one year and about 55 percent over three years.
A reliable five-year figure for the locality is not published, so we mark it on request rather than extrapolate.
Rental yields in Electronic City are typically quoted at three to five percent gross, driven by compact 2 BHK stock.
Large-format homes behave differently. Three-bedroom rents in Phase 2 gated communities run from about Rs 27,600 to Rs 70,000 a month.
A Rs 2.55 crore 3 BHK at Purva Silversky renting at Rs 55,000 to Rs 65,000 would yield roughly 2.6 to 3.1 percent gross.
That rent band is our estimate for a new premium tower at handover. There is no rental history yet because the project is under construction.

The drivers are the operational Yellow Line, the depth of Electronic City employment and the semiconductor and electronics investments on Hosur Road.
One promotional guide claims the Hebbagodi metro lifted nearby prices by 23 to 28 percent in nine months. We treat that as unverified.
The scarcity argument is product, not land. Low-density towers with four homes per floor are rare in the southern corridor.
The counter-argument is that Purva Silversky starts at almost double the area rate, so it has less room to rerate than average stock.
We would model mid single-digit to high single-digit annual appreciation over the hold rather than extrapolating recent locality growth.
Price premium is the first risk. Resale buyers in 2030 will compare against cheaper Electronic City inventory, not against Koramangala.
The build timeline is the second. A July 2030 handover means nearly four more years of payments before the asset produces anything.
The payment plan is the third. Annual tranches can run ahead of construction if progress slips, so read the trigger clauses.
Pricing clarity is the fourth. Conflicting all-inclusive and base-price figures need resolving in writing before any booking.
Neighbourhood quality is the fifth. Parts of Huskur Road remain unfinished, and the immediate surroundings will take years to mature.
None of these rule out Purva Silversky. All of them belong in the model before you sign.
Density is the standout. About 51 homes per acre and four homes per floor is a genuinely low count for a 32-storey project.
The metro is a real asset. A Yellow Line station within about a kilometre is something most Electronic City projects cannot claim.
Employment proximity is excellent, with TCS, Infosys, Wipro, HCL and Tech Mahindra all inside roughly fifteen minutes.
Large formats from about 1,864 sq ft upward suit families who have outgrown a 2 BHK and want room to stay for a decade.
The developer is listed, fifty years old and publishes construction updates, which lowers counterparty risk on a long build.
The amenity design is thoughtful, with a forest walkway, a raised podium and in-house services rather than a generic checklist.
Health and education depth nearby, from Narayana Health City to IIT Bangalore East, is unusual for a suburban address.
The rate is roughly double the micro-market average, so the purchase depends on paying for product rather than for location.
Rental yield is modest at our estimated 2.6 to 3.1 percent gross, and large formats rent to a narrower tenant pool.
Possession in July 2030 is a long wait, and Puravankara has had delays on some earlier projects, so check the record on recent launches.
Pricing disclosure is inconsistent across developer and agency sources, which makes like-for-like comparison harder than it should be.
Huskur Road itself is still uneven, with patchy drainage and lighting in parts and a mixed industrial streetscape.
Commutes to Whitefield, the ORR east and North Bangalore are long and will remain long for owners who drive.
Based on our analysis, Purva Silversky suits senior Electronic City professionals and families who want a large, low-density home near work and metro.
It does not suit a yield-led investor or anyone whose office is in Whitefield, Manyata or the airport belt.
We score the project 7.5 out of 10 on overall proposition and 5 out of 10 on risk.
The score is carried by density, metro access and developer strength. It is held back by price premium, timeline and pricing clarity.
The Hosur Road and Electronic City belt now carries several premium launches, so the question for a Purva Silversky buyer is fit rather than quality.
We compared Purva Silversky with three projects our team has already assessed along the same corridor.
| Criteria | Silversky | Sobha Townpark | SNN Duomont | Prestige Hosur Rd |
|---|---|---|---|---|
| Area | Hebbagodi | Hosur Rd, Attibele | Kudlu Gate | Hosur Rd belt |
| Rate psf | About Rs 13,600 | About Rs 12,000 | About Rs 16,577 | About Rs 10,400 |

| Land | 6.99 acres | 33 acres | 12 acres | 30 plus acres |
| Homes | 356 | 2,104 | On request | 1,200 plus |
| Config | 3, 4 BHK, duplex | 1 to 4 BHK | 3 to 8 BHK | 2 to 4 BHK |
| Metro | About 900 m | On request | On request | On request |
| Handover | Jul 2030 | 2026 onwards | Dec 2029 or 2030 | 2027 to 2028 |
| Best for | Low density | Township scale | Ultra-large homes | Earlier handover |
Against Sobha Townpark on Hosur Road, this project is smaller and later, but far less dense than a 2,104-home township.
Against SNN Duomont at Kudlu Gate, it is cheaper per sq ft and closer to the metro, though Duomont offers far larger homes.
Against the Prestige Hosur Road projects, the rate is higher, but those homes hand over two years earlier.
Buyers who like the brand but want North Bangalore should read our assessment of Purva Northern Lights at Bagalur.
If the budget is lower, the developer’s mid-income label is covered in our review of Provident Equinox 6 at Kengeri.
For a lake-side alternative in the south-east, compare TVS Emerald Rayasandra, which is earlier in its approval cycle.
Buyers weighing a more central address can read our take on Sobha Infinia in Koramangala before settling on Electronic City.
For a Bannerghatta Road option in the same south Bengaluru belt, see our review of Arvind Skycrest.
This is the clearest fit. A home within fifteen minutes of the major campuses and a short walk from the metro is a real daily advantage.
Senior engineers and managers who have outgrown a compact 2 BHK are exactly the buyer the 3 BHK format is designed for.
If your office is in Electronic City or along the Yellow Line, Purva Silversky deserves a place on your shortlist.
A listed developer, public construction updates and a RERA-registered timeline suit an owner managing from abroad.
The large formats appeal to NRIs who want a family base in south Bengaluru rather than a small investment unit.
Confirm the FEMA-compliant payment route and repatriation documentation with your bank before you transfer anything.
Several established schools sit within about three kilometres, and a creche and kids areas are planned inside the project.
A four-per-floor plate and low density give children more room and parents more quiet than a large township tower.
The trade is a long wait to July 2030 and a neighbourhood that is still filling in around the site.
We would be cautious with Purva Silversky as a pure investment. An estimated 2.6 to 3.1 percent gross yield does not carry a Rs 2.55 crore purchase on income alone.
The case has to rest on appreciation of a scarce low-density product, which needs patience and a hold of seven years or more.
If yield is the goal, compact stock elsewhere in Electronic City serves that objective better.
Retirees benefit from Narayana Health City nearby and a calm podium, though the area’s dining and culture remain thin.
First-time buyers will find the ticket high. Those upgrading from a first home are the more natural fit at this price.
Electronic City has been one of the stronger Bengaluru micro-markets since the Yellow Line opened, with double-digit annual rate growth reported.
The average still sits near Rs 7,200 to Rs 7,750 per sq ft, which means the locality remains far cheaper than the central city.
Premium launches are lifting the top end. Several projects along Hosur Road now price above Rs 10,000 per sq ft.
Industrial investment adds a second engine, with semiconductor and automotive electronics employers close to Purva Silversky.
Puravankara itself has announced a large Bengaluru-weighted launch pipeline, which signals confidence in the southern and eastern corridors.
Our verdict for the next twenty-four months is that Electronic City rates keep rising, but more slowly than the post-metro jump.
Supply is the reason. Premium launches competing with Purva Silversky along Hosur Road are multiplying and will meet demand rather than trail it.
We expect low-density premium towers to hold their pricing better than large townships, which supports the Purva Silversky position.
Rental growth should be steady for 2 and 3 BHK stock and slower for very large formats, which have a smaller tenant pool.
Visit on a weekday morning and walk from the site to Huskur Road station, timing it yourself rather than accepting a map estimate.
Drive the Huskur Road approach after rain as well as in dry weather, because drainage on older stretches is uneven.
Ask which tower and floor band your quoted price covers, since floor rise in a 32-storey tower is material.
Request the RERA carpet area, the loading percentage and a full itemised cost sheet before any discount conversation.
Ask whether the Rs 2.55 crore figure includes GST, stamp duty and registration, and get the answer in writing.
Read the payment plan triggers carefully, because annual tranches behave differently from construction-linked stages.
Verify the registration number on the Karnataka RERA portal before transferring a booking amount to anyone.
Keep the booking amount refundable in writing until you have read the full agreement for sale.
Ask for the lift make, the fire NOC status and the podium waterproofing warranty, since all three matter in a tall tower.
Take a lawyer through the title chain and the joint development terms, if any, before signing.
Puravankara lists its corporate sales line as 080 44555555, and site visits are booked through the developer.
The developer quotes pricing from about Rs 2.55 crore for a 3 BHK of about 1,864 sq ft.
One agency lists the 3 BHK with maid room from about Rs 3.14 crore.
It shows the 4 BHK at about Rs 3.99 crore to Rs 6.07 crore and a 5 BHK duplex from about Rs 6 crore.
Other sources quote entry prices from Rs 2.30 crore. Ask whether your quote is base or all-inclusive.
The project is at Hebbagodi village, off Huskur Road in Electronic City, within Attibele Hobli of Anekal Taluk, Bengaluru Urban.
It sits near Electronic City Phase 2 and the Bommasandra industrial area, with Hosur Road and NICE Road both reachable.
Huskur Road station on the Yellow Line metro is reported at about 900 metres from the site.
Yes. The Karnataka RERA registration number is PRM/KA/RERA/1251/310/PR/151225/008338, approved in mid-December 2025 and disclosed to the stock exchanges on 17 December 2025.
Verify the current status, the registered completion date and the approved plans directly on the Karnataka RERA portal using that number before paying any booking amount.
The registered possession date is 30 July 2030. That is roughly a five-year build from the December 2025 registration.
Buyers should budget for rent alongside EMI or pre-EMI through construction and read the delay compensation clause carefully.
The developer publishes periodic construction updates, which are worth tracking quarter by quarter after booking.
The plan is three towers with 356 homes and four homes per floor.
The developer describes the towers as G plus 32, while one portal lists B plus G plus 30, so ask for the sanctioned plan.
Three towers of 32 floors at four per floor would give 384 positions, and the lower count reflects duplexes and penthouses.
Purva Silversky offers 3 BHK homes of about 1,864 to 2,042 sq ft and 3 BHK with maid room at about 2,300 sq ft.
The 4 BHK with maid room runs about 2,824 to 4,272 sq ft.
Limited duplexes and penthouses sit above these, with press reports describing the largest homes as exceeding 5,300 sq ft. All sizes are super built-up.
There is no rental history yet.
Our estimate for a Rs 2.55 crore 3 BHK renting at Rs 55,000 to Rs 65,000 a month is roughly 2.6 to 3.1 percent gross.
That is below the three to five percent typical of Electronic City, because the purchase price is far above the locality average. This is an appreciation-led and lifestyle-led purchase.
It is a reasonable long-hold investment and a weak income investment. The case rests on low density, the Yellow Line metro, deep Electronic City employment and a listed developer.
The risks are a rate close to double the area average, a July 2030 handover, inconsistent price disclosure and an unfinished neighbourhood.
Model mid to high single-digit annual appreciation rather than recent locality growth.
