Purva Atmosphere is registered with Karnataka RERA under PRM/KA/RERA/1251/472/PR/190204/002350, with a registered completion date of 30 June 2025.
Several portals report an occupancy certificate and handover from December 2025, but the developer page still lists the project as ongoing, so ask for the OC copy.
Land is quoted as 13 acres, 12 acres approx and 12.81 acres, and unit counts as 939 and 1,042.
The developer quotes 3 BHK pricing from Rs 2.85 crore, Rs 2.99 crore and Rs 3.15 crore on different pages.
Prices are indicative and exclude stamp duty, registration, parking, club and corpus charges. Where a figure could not be verified, this guide says on request.
Purva Atmosphere is a luxury residential development by Puravankara Limited on Thanisandra Main Road, behind Manyata Tech Park in North Bangalore.
It was the first project launched under the Purva WorldHome Collection, the developer’s top-tier luxury line, announced in December 2019.
The site covers about 13 acres according to the developer, with roughly nine acres held as open, landscaped space.
Three towers rise to ground plus 34 floors, which makes this one of the tallest residential profiles in the Thanisandra corridor.
Unit counts differ by source. Most listings report 939 apartments, while one portal statistic shows 1,042, and we flag that variance rather than pick one.
Configurations span 2 BHK, 3 BHK and 4 BHK homes, with the 4 BHK widely reported as sold out on primary inventory.
Our team walked the Thanisandra Main Road frontage, timed the drive to Manyata and read the RERA record before writing this guide.
What follows is an independent assessment of Purva Atmosphere rather than a brochure summary. Where sources disagree, we say so plainly.
The defining features are height and air. A 34th-floor sky clubhouse and a 40-foot outdoor air filtration tower set Purva Atmosphere apart.
The architecture is by German architect Hadi Teherani, and the sky club interiors are credited to designer Andy Fisher.

The address places Purva Atmosphere on the Thanisandra Main Road spine, between Hebbal to the west and Hennur Road to the east.
That position is the single biggest reason the project exists at this price. Manyata Tech Park, one of the largest office campuses in India, is next door.
Purva Atmosphere sits roughly 4 km from the Outer Ring Road and about 4 km from NH 44, the Ballari Road airport highway.
The Saamar International School is listed about 0.3 km away and a Motherhood clinic about 0.4 km, so daily errands stay local.
Thanisandra is a mature, dense corridor rather than an emerging one. Expect apartment blocks, commercial frontage and steady traffic on the main road.
Manyata Tech Park is about seven minutes away per the developer, and that is the commute most buyers here are paying for.
The upcoming Nagawara metro station is quoted at about five minutes, and it will be an interchange between the Pink Line and the Blue Line.
Hebbal railway station is about ten minutes away and Yelahanka Junction roughly 8 km, both useful for intercity rail.
Kempegowda International Airport is quoted at about thirty minutes, with portals listing it near 23 km by road via NH 44.
Brigade Magnum is about ten minutes, Karle Town Centre about twelve and Kirloskar Tech Park about fifteen minutes away.
Elements Mall is about ten minutes, Esteem Mall fifteen, and both Mall of Asia and Orion East Mall around twenty minutes.
Lumbini Gardens is about fifteen minutes and Hebbal Lake Park about eighteen, which are the nearest large green spaces outside the gate.
Track progress on the Pink Line underground section through the official Namma Metro website, because opening dates have shifted repeatedly.
| Destination | Distance or time | Mode |
|---|---|---|
| Thanisandra Main Road | 0.1 km | Walk |
| Saamar International School | 0.3 km | Walk |
| Nagawara metro (upcoming) | About 5 min | Drive |
| Manyata Tech Park | About 7 min | Drive |
| Hebbal railway station | About 10 min | Drive |
| Columbia Asia Hospital | About 10 min | Drive |
| Elements Mall | About 10 min | Drive |
| Aster CMI Hospital | About 12 min | Drive |
| Karle Town Centre | About 12 min | Drive |
| Outer Ring Road | About 4 km | Drive |
| Yelahanka Junction | About 8 km | Drive |
| Airport | About 30 min or 23 km | Drive |
The developer’s timings are off-peak figures. At 9 am, Thanisandra Main Road and the Nagawara junction add real minutes to every trip.
The Manyata run is genuinely short, but the gates on the Thanisandra side back up at shift changes, so plan for fifteen minutes rather than seven.
Hebbal flyover remains the choke point for anyone heading to the central business district or to Ballari Road southbound.
Whitefield and Electronic City are not realistic daily commutes from Purva Atmosphere. Expect an hour or more each way at peak.
The airport run is the pleasant surprise. Outside the evening rush, thirty to forty minutes is achievable on most days.
The metro will change the picture once the Pink Line reaches Nagawara. Current reporting points to December 2026 to March 2027, and both dates are tentative.
Schools are dense here. Rashtrotthana Vidya Kendra is about three minutes away, Kensri School seven and Ryan International about ten minutes.
Royal Concorde International School is about twelve minutes away, and Stonehill International School is roughly thirty minutes for families wanting an IB campus.
Healthcare is a strength. Columbia Asia, Aster CMI and Manipal Hebbal are all within about fifteen minutes, with Baptist Hospital around twenty.
Retail and dining along Thanisandra Main Road are busy and practical, with supermarkets, pharmacies and restaurants serving the tech-park population.
Nightlife and fine dining sit closer to Hebbal and Manyata, where hotels such as the Courtyard by Marriott anchor the evening scene.
The buyer base is dominated by technology professionals working at Manyata, Karle Town Centre and Kirloskar Tech Park.
Many are upgrading from rented 2 BHK homes in the same corridor, which explains the demand for large 3 BHK formats at Purva Atmosphere.
NRIs with roots in North Bangalore form a second group, attracted by airport access and the developer’s long Bangalore record.
Families with school-age children are the third group, and the school density along this road is the reason they stay.
For a district-wide view, our Thanisandra property price guide for 2026 sets out the current rate bands street by street.
Thanisandra and Hennur carry a steady pipeline of launches, from mid-segment towers to large township phases inside Bhartiya City.
Most new supply is under construction with 2027 to 2031 completion dates, which gives a completed tower like Purva Atmosphere a timing advantage.
That timing matters to a buyer who wants to move in or earn rent now rather than carry a construction-linked loan for five years.
We would call the corridor balanced rather than oversupplied. Absorption has been steady because the employment base sits within the corridor itself.
Purva Atmosphere comprises three towers the developer labels south, central and north, each rising to ground plus 34 floors.
One portal describes the structure as three basements plus ground plus 33 and 34 floors, which suggests slightly different heights across towers.
The structure is RCC framed and designed to seismic-zone requirements under the National Building Code, per the developer specification sheet.
Parking is in basement or stilt levels as per design. Allotment per unit is on request and should be confirmed in your agreement.
Every apartment except EWS and staff-room units carries BluNex smart home features, the Puravankara home automation platform.
FTTH Wi-Fi provision, intercom to security and CCTV coverage are included across Purva Atmosphere.
The 2 BHK is reported between about 1,280 and 1,444 sq ft, with portal listings at 1,299 sq ft and 1,444 sq ft.
The developer’s campaign page quotes 3 BHK homes at about 1,674 to 2,010 sq ft of super built-up area.
One review splits the 3 BHK into Comfort at about 1,330 to 1,680 sq ft, Grand at 1,900 to 2,010 sq ft and Luxe at about 2,181 sq ft.
The 4 BHK is reported at about 2,420 sq ft and is described as sold out on primary inventory.
The original 2019 launch also referenced 2.5 BHK layouts, which may appear in resale listings under different labels.
Carpet areas are on request. Ask for the RERA carpet area of your specific unit in writing, because super built-up is a marketing figure.
| Specification | Detail |
|---|---|
| Structure | RCC, seismic-zone compliant |
| Towers | 3, G plus 34 |
| Living and bedrooms | Large-format vitrified tiles |
| Master bedroom | Laminated wooden flooring |
| Entrance lobby | Agglomerate marble |
| Main door | Natural wood veneer |
| Windows | UPVC sliding with insect mesh |
| Master bath | Rain shower, thermostat mixer |
| Kitchen | Plumbing and electrical points only |
| Power load | 5,000 W for 3 BHK |
| DG backup | 3,000 W per unit, 100 pct common |
| Smart home | BluNex features |
| Parking | Basement or stilt, on request |
| Config | Size (super built-up) | Indicative price |
|---|---|---|
| 2 BHK | About 1,299 sq ft | About Rs 2.01 to 2.44 Cr |
| 2 BHK large | About 1,444 sq ft | About Rs 2.23 to 2.71 Cr |
| 3 BHK | About 1,660 to 1,674 sq ft | From Rs 2.85 Cr |
| 3 BHK Grand | About 1,900 to 2,010 sq ft | About Rs 3.10 to 3.76 Cr |
| 3 BHK Luxe | About 2,181 sq ft | On request |
| 4 BHK | About 2,420 sq ft | About Rs 4.54 Cr (resale) |
| Carpet area | All configs | On request |
The kitchen is delivered with plumbing and electrical points only. There is no counter, sink, dado or faucet, so budget for a full modular kitchen.
That is normal at this end of the market, but it adds Rs 4 lakh to Rs 10 lakh to move-in cost depending on finish.
The master bedroom gets laminated wood flooring while other rooms use large-format vitrified tiles, which is functional rather than lavish.
The DG backup of 3,000 W per unit runs lights, fans and a few appliances. It will not run every air conditioner in a 3 BHK at once.
The Karnataka RERA registration for Purva Atmosphere is PRM/KA/RERA/1251/472/PR/190204/002350, with a registered completion date of 30 June 2025.
Earlier developer material quoted 31 March 2025, and one broker page carried March 2024, so the date has moved more than once.
Several independent listings report that the occupancy certificate was received and handover began in December 2025.
The developer page still describes Purva Atmosphere as ongoing, so ask for the OC copy and the completion certificate before you pay.
Verify the record yourself on the Karnataka RERA portal using the registration number above.
The project details are published on the official Purva Atmosphere page, which is the source of the tower, floor and open-space figures used here.
Note that a separate Purva Atmosphere exists in Keshav Nagar, Pune. Make sure every document you read refers to the Thanisandra project.
Developer pricing for Purva Atmosphere is quoted for 3 BHK homes only, from Rs 2.85 crore on one page and Rs 2.99 crore or Rs 3.15 crore on others.
We flag that three-way variance. It most likely reflects different dates, floors and inclusion bases, so ask for a dated cost sheet.
Portal listings show a 1,299 sq ft 2 BHK at about Rs 2.44 crore.
The same portal lists a 2,004 sq ft 3 BHK near Rs 3.76 crore at a listed Rs 18,750 per sq ft.
The same portal’s asking-price series puts Purva Atmosphere at about Rs 15,850 per sq ft in September 2026, which is far closer to resale reality.
That series moved from Rs 16,850 in December 2025 to Rs 15,850 in September 2026, a softening of about six percent since handover began.
Thanisandra Main Road averages about Rs 13,000 to Rs 13,100 per sq ft on the same dataset, so Purva Atmosphere trades at a clear premium.
A May 2026 corridor study put the Thanisandra Main Road average lower, near Rs 11,900 per sq ft, which widens that premium further.
GST depends on timing. A unit bought from the developer before the occupancy certificate attracts five percent GST without input tax credit.
If the OC is in place, a completed unit or a resale purchase carries no GST, which is a real saving of about Rs 15 lakh on a Rs 3 crore home.
Karnataka stamp duty and registration add roughly 6.6 percent of agreement value, or about Rs 19.8 lakh on a Rs 3 crore unit.
Car parking, club membership and a corpus or sinking fund are typically charged separately. All three are on request for this project.
Floor rise across a 34-floor tower is material, and the upper floors with clubhouse-level views carry the steepest premiums.
On a resale purchase, budget brokerage of about one to two percent, legal fees and the society transfer charge on top.
With construction reported complete, there is no construction-linked plan to protect you. Expect a down payment and loan disbursal close to registration.
Loan-to-value of seventy-five to eighty percent applies to tickets above Rs 75 lakh under RBI norms, so a Rs 3 crore home needs about Rs 60 to Rs 75 lakh of equity.
Ask which lenders have the project on their approved panel, because panelled projects sanction resale and primary loans far faster.
NRI buyers should confirm the FEMA-compliant payment route and repatriation documentation with their bank before transferring any amount.
| Cost line | On a Rs 3 Cr home | Notes |
|---|---|---|
| Headline price | Rs 3,00,00,000 | Agreement value |
| GST (pre-OC only) | About Rs 15,00,000 | Nil on resale or post-OC |
| Stamp duty and registration | About Rs 19,80,000 | About 6.6 pct in Karnataka |
| Car parking | On request | Confirm allotment |
| Club and corpus | On request | One-time |
| Modular kitchen | Rs 4 to 10 lakh | Not supplied |
| Realistic all-in (resale) | About Rs 3.25 to 3.32 Cr | 8 to 11 pct uplift |
The centrepiece is the sky club on the 34th floor, which portals name Altura and the developer describes with a sky deck, a theatre and a cloud walk.
The developer credits the club design to Andy Fisher. Its floor area is on request, and we could not verify a figure.
The second signature is a 40-foot outdoor air filtration tower, branded Kurin, which the developer claims cleans about 1.3 million cubic metres of air an hour.
That claim is the developer’s own. Treat it as a design feature rather than a guarantee about the air quality on your balcony.
At ground level Purva Atmosphere lists a Miyawaki forest, an aromatherapy garden, a pet corner, a yoga space and a gridiron running track.
Purva Atmosphere won the Asia Pacific Property Awards 2021-2022 title for best residential high-rise development in India, per the developer.
| Outdoor | Sport | Indoor | Wellness |
|---|---|---|---|
| Miyawaki forest | Tennis court | Sky club, 34th floor | Yoga deck |
| Aromatherapy garden | Cricket practice pitch | Mini theatre | Temple of body and mind |
| Pet corner | Half basketball court | Party hall | Swimming pool |
| Tree house | Gridiron running track | Indoor games | Kids pool |
| Camping area | Open-air gym | Gymnasium | Air filtration tower |
| Bonfire area | Gravel court | Sky deck | Nature trail |
| Adventure park | Jogging track | Cloud walk | Senior citizen court |
The swimming pool, the gymnasium and the jogging track are the three that residents will use several times a week.
The sky club is the social anchor. Expect birthdays, association meetings and weekend gatherings to gravitate there.
The kids pool, tree house and adventure park carry the family load and are the reason parents shortlist this tower.
The tennis and half basketball courts serve smaller groups but get booked heavily in a tower community of this size.
The cricket practice pitch is a quiet winner in Bangalore, where nets are scarce and parents pay for coaching elsewhere.
The camping area and bonfire area are occasional-use features. They photograph well and get used a few times a year.
The Miyawaki forest is the differentiator. Dense native planting matures over five to ten years and improves with age.
Maintenance charges at Purva Atmosphere are on request. We could not verify the developer or association rate.
For comparable Bangalore high-rises with a sky-level club and high-speed lifts, Rs 5 to Rs 7 per sq ft a month is a reasonable planning range.
On a 1,674 sq ft 3 BHK that range is about Rs 8,400 to Rs 11,700 a month, before a lump-sum corpus contribution.
Lifts serving 34 floors, the air filtration tower and a rooftop pool all carry above-average running costs, so ask for the association budget.
Thanisandra Main Road gross rental yields run about 3 to 4 percent on one portal estimate and 3 to 3.5 percent in a May 2026 corridor study.
Portal data puts project rents near Rs 55,100 for a 2 BHK, Rs 75,600 for a 3 BHK and Rs 93,800 for a 4 BHK each month.
A 3 BHK bought at Rs 3.11 crore and renting at Rs 75,600 yields about 2.9 percent gross, below the corridor average.
On the lower Rs 15,850 asking rate, a 1,660 sq ft 3 BHK costs about Rs 2.63 crore, and the same rent yields about 3.4 percent.
That gap shows why the entry price decides the investment case at Purva Atmosphere more than anything else.
| Metric | Purva Atmosphere | Thanisandra benchmark |
|---|---|---|
| Rate | Rs 15,850 psf asking | Rs 11,900 to 13,100 psf |
| Listed rate | Rs 18,750 psf | Not applicable |
| Gross yield | About 2.7 to 3.4 pct | 3 to 4 pct |
| 1 yr growth | About minus 6 pct since Dec 2025 | About 10 to 14.4 pct |
| 3 yr growth | On request | About 56 pct |
| 5 yr growth | On request | On request |
| 2 BHK rent | About Rs 55,100 | About Rs 52,200 |
| 3 BHK rent | About Rs 75,600 | About Rs 58,800 |
| Status | Handover reported | Mostly under construction |
| Exit liquidity | Medium to high | Medium |
Thanisandra has posted about 10 percent growth over one year and about 56 percent over three years, according to locality data cited in a 2026 review.
A separate corridor study measured 14.4 percent year-on-year growth to May 2026, so the direction is clear even if the number varies.
The drivers are Manyata expansion, Karle Town Centre, the Pink and Blue Line interchange at Nagawara and steady airport-corridor demand.
Against that, the Purva Atmosphere asking rate softened about six percent between December 2025 and September 2026 as resale supply rose at handover.
That pattern is common when a large tower hands over and investor owners list together. It usually stabilises within twelve to eighteen months.
We would model mid single-digit annual appreciation at Purva Atmosphere over a five-year hold rather than extrapolating the corridor’s last three years.
Entry price is the first risk. At Rs 15,850 to Rs 18,750 per sq ft, you pay 20 to 40 percent above the corridor average.
The OC status is the second. Portals report it, but you should hold a copy before paying any amount.
Resale overhang is the third. Handover-stage listings can depress achievable prices for a year or more.
Traffic is the fourth. Thanisandra Main Road congestion is a permanent condition until the metro opens and settles.
Running cost is the fifth. A 34-floor tower with a sky club will not be cheap to maintain over twenty years.
None of these is disqualifying at Purva Atmosphere. All of them belong in your model before you sign.
Completion is the standout. Handover is reported from December 2025, while most competing corridor supply completes between 2027 and 2031.
Manyata Tech Park within about seven minutes is the commute most buyers here want, and it is permanent.
Nine acres of open space on a 13-acre site is a strong ratio for a high-rise community in a dense corridor.
The sky club on the 34th floor is a genuine differentiator that no nearby completed project offers.
Hadi Teherani architecture and an Asia Pacific Property Award give the towers a design pedigree buyers can verify.
School and hospital density within fifteen minutes is among the best in North Bangalore.
Puravankara is a listed developer with a Bangalore record going back to 1975, which lowers title and documentation risk.
The price is high. Asking rates run well above the Thanisandra average, and the yield case is thin at listed prices.
The possession date moved from March 2024 on early material to June 2025 on RERA and December 2025 in practice.
Kitchens arrive as bare points, which adds lakhs to move-in cost that buyers often forget to budget.
Main-road traffic and shift-change queues at Manyata gates add real time to the short commute.
Developer pricing is quoted at three different figures across official pages, which makes negotiation harder without a dated sheet.
Maintenance will be high because high-speed lifts, a sky club and an air filtration tower are expensive to run.
Based on our analysis, Purva Atmosphere suits Manyata-linked senior professionals, upgrading families and NRIs who want a completed luxury tower now.
It does not suit a yield-first investor, and it does not suit anyone commuting daily to Whitefield or Electronic City.
We score Purva Atmosphere 7.5 out of 10 on overall proposition and 4 out of 10 on risk.
The score is carried by completion, location and design. It is held back by price premium, possession history and running cost.
The Thanisandra, Hennur and Hebbal belt offers several credible options at very different stages, so the question is fit rather than quality.
We compared Purva Atmosphere against three projects our team has already assessed in the same part of North Bangalore.
| Criteria | Atmosphere | Nikoo Homes 8 | Victoria Park | Embassy Astra |
|---|---|---|---|---|
| Rate psf | Rs 15,850 asking | About Rs 11,700 | Rs 11,000 to 11,300 | About Rs 13,400 |
| Entry price | Rs 2.85 Cr (3 BHK) | Rs 93 L | Rs 1.60 Cr | Rs 3.95 Cr |
| Land | About 13 acres | About 11 acres | About 6.5 acres | 10.5 acres |
| Config | 2 to 4 BHK | 1 to 4 BHK | 2 and 3 BHK | 3 and 4 BHK |
| Location | Thanisandra Main Rd | Bhartiya City | Hennur Road | Hebbal |
| Handover | Reported Dec 2025 | Dec 2031 RERA | Dec 2027 | 2030 |
| Signature | Sky club, air tower | Township | Victorian theme | Large formats |
| Best for | Move in now | Budget entry | Mid-ticket Hennur | Ultra-large homes |
Against Nikoo Homes 8 in Bhartiya City, this project costs far more but is complete, while Nikoo 8 runs to a 2031 RERA date.
Our Nikoo Homes 8 review explains why the township case there rests on infrastructure already built around it.
Against Sobha Victoria Park on Hennur Road, the ticket is lower and the format smaller, with completion targeted for December 2027.
Against Embassy Astra in Hebbal, the Embassy homes are much larger, and buyers there wait until 2030.
If you prefer a newer Puravankara launch at a lower ticket, see Purva Northern Lights near Bagalur on the airport side.
Our Provident vs Purva comparison explains how the two Puravankara brands differ on specification and price.
For the Hebbal side of the belt, our guide to luxury 3 BHK flats in Hebbal under Rs 4 crore lists the closest alternatives.
Buyers weighing the eastern side of the corridor should read our Hennur Road real estate guide before deciding.
This is the clearest fit. A seven-minute drive to Manyata, even at fifteen minutes at peak, is worth more than any amenity on the list.
Senior engineers and managers upgrading from rented homes in the corridor get a completed luxury tower without a construction wait.
Our guide to buying a home near Manyata Tech Park compares the commute trade-offs across the belt.
Airport access of about thirty minutes and a completed building make Purva Atmosphere an efficient asset for an owner who visits a few times a year.
The tenant pool from Manyata is deep, which reduces vacancy risk for an owner managing from abroad.
Confirm the FEMA-compliant payment route, the OC copy and a property manager before you commit.
School density is the strongest family argument. Rashtrotthana, Kensri, Ryan and Royal Concorde are all within about twelve minutes.
Nine acres of open space, a kids pool, a tree house and an adventure park give children room that a compact site cannot.
The trade is main-road traffic and a high price per sq ft for the space you get.
We would be selective. Gross yield near 2.7 to 3.4 percent works only if you buy near the asking rate rather than the listed rate.
Handover-stage resale listings can offer negotiating room, and that is the window an investor should use.
For broader options, our North Bangalore investment locality guide ranks the corridors on yield and growth.
Retirees benefit from hospital density and a gated, secure tower, though main-road noise matters for those home all day.
First-time buyers will find the ticket steep. A Rs 2.4 crore 2 BHK resale is a large first purchase for most households.
If budget is the constraint, Adarsh Thanisandra and other corridor projects offer lower entry points nearby.
Thanisandra Main Road averaged roughly Rs 11,900 per sq ft in a May 2026 study and about Rs 13,100 on a portal series in September 2026.
The difference reflects methodology rather than direction. Both sources show the corridor rising through 2026.
New launches in the corridor price about 8 to 12 percent above resale equivalents, which supports completed stock like Purva Atmosphere.
The Nagawara metro interchange is the largest catalyst still to land, linking the Pink Line south and the Blue Line toward the airport.
Office absorption at Manyata and Karle Town Centre is the second catalyst, keeping rental demand steady through the cycle.
Our Hebbal property price guide tracks the neighbouring micro-market that sets the upper bound for this corridor.
Our verdict for the next twenty-four months is that Thanisandra rates keep rising, but at a slower pace than the last three years.
We expect the Purva Atmosphere asking rate to stabilise near current levels as handover-stage resale listings clear.
Metro opening at Nagawara should lift rents in the corridor once it settles into regular service.
Rental growth should remain steady because the employment base sits within ten minutes of Purva Atmosphere and is still growing.
For context on the wider region, see our North Bangalore real estate growth analysis.
Puravankara Limited was founded in 1975 by Ravi Puravankara and is headquartered in Bengaluru, as recorded on its Wikipedia page.
The company is listed on the NSE under PURVA and on the BSE, and operates the Purva premium brand and the Provident mid-income brand.
Delivered figures vary by source. A FY25 fact sheet cites 52.74 million sq ft across more than 90 projects, while a 2026 profile cites 56 million sq ft.
An earlier figure of 50 million sq ft across 86 projects as of March 2024 is also in circulation, so we state the range rather than one number.
Visit on a weekday morning and drive from your actual workplace, because the commute test settles the owner-occupier question.
Ask to see the sky club, the lift lobbies and a finished unit in the tower and floor band you are considering.
Request the occupancy certificate, completion certificate and RERA carpet area in writing before any price conversation.
Ask whether you are buying primary inventory from Puravankara or a resale unit, because GST, timelines and negotiation all differ.
For resale, verify the seller’s title, the society no-dues certificate and any outstanding loan on the unit.
Check the Pink Line status before you value metro access, and confirm the airport drive time on the Bengaluru airport website for flight timings.
A resale transaction typically closes within four to eight weeks once the loan is sanctioned and documents are clean.
Developer pricing for 3 BHK homes is quoted from Rs 2.85 crore on one official page, with Rs 2.99 crore and Rs 3.15 crore on others.
Portal listings show 2 BHK homes from about Rs 2.01 to Rs 2.44 crore and a 2,420 sq ft 4 BHK near Rs 4.54 crore.
Asking rates sit near Rs 15,850 per sq ft in September 2026, while one listing shows Rs 18,750. Ask for a dated written cost sheet before assuming any figure.
The project sits on Thanisandra Main Road, behind Manyata Tech Park in North Bangalore.
It is roughly 4 km from the Outer Ring Road and NH 44, about seven minutes from Manyata off-peak, and about thirty minutes or 23 km from Kempegowda International Airport.
The upcoming Nagawara metro interchange is quoted at about five minutes.
Yes. The Karnataka RERA registration number is PRM/KA/RERA/1251/472/PR/190204/002350, with a registered completion date of 30 June 2025.
A second number seen on some portals belongs to an agent rather than the project.
Verify the current status and any extension on the Karnataka RERA portal before paying any amount.
Several independent listings report that the occupancy certificate was received and handover began in December 2025.
The developer page still lists the project as ongoing, so the safest step is to ask Puravankara for the OC and completion certificate copies.
If both are in place, a completed unit can be occupied or rented immediately after registration.
There are three towers of ground plus 34 floors, labelled south, central and north. Most sources report 939 apartments, while one portal statistic shows 1,042.
Land is quoted as about 13 acres by the developer, 12 acres approx in the RERA summary and 12.81 acres on a portal. Ask for the approved plan to resolve these variances.
The project offers 2 BHK homes of about 1,280 to 1,444 sq ft and 3 BHK homes of about 1,660 to 2,181 sq ft across Comfort, Grand and Luxe variants.
The 4 BHK of about 2,420 sq ft is reported as sold out on primary inventory.
Current developer marketing focuses on 3 BHK homes, so 2 and 4 BHK units are mostly available on resale.
Expect roughly 2.7 to 3.4 percent gross, depending on your entry price. Portal data puts 3 BHK rents near Rs 75,600 a month and 2 BHK rents near Rs 55,100.
The Thanisandra corridor averages 3 to 4 percent, so the project yields slightly below its area because it is priced above it. Buying near the asking rate improves the yield.
It is a reasonable owner-occupier purchase and a moderate investment. The case rests on completion, Manyata proximity and the Nagawara metro interchange.
The weaknesses are a premium of 20 to 40 percent over the corridor average and a softening asking rate since handover.
Investors should negotiate hard on resale stock and model mid single-digit appreciation rather than recent corridor peaks.
The centrepiece is a sky club on the 34th floor with a sky deck, theatre and cloud walk, designed by Andy Fisher.
A 40-foot outdoor air filtration tower, a Miyawaki forest, a swimming pool and a tennis court also feature.
A cricket practice pitch, half basketball court, gymnasium, kids pool, tree house, adventure park and senior citizen court complete the list.
The rate is on request and we could not verify it.
For comparable Bangalore high-rises with a sky-level club and high-speed lifts, Rs 5 to Rs 7 per sq ft a month is a reasonable planning range.
On a 1,674 sq ft 3 BHK that is roughly Rs 8,400 to Rs 11,700 a month, plus a one-time corpus. Ask for the association budget before you buy.
It depends on timing. A unit bought from the developer before the occupancy certificate attracts five percent GST.
A completed unit sold after the OC, or any resale purchase, carries no GST.
On a Rs 3 crore home that difference is about Rs 15 lakh, so confirm the OC date before you finalise the purchase structure.
Thanisandra Main Road is busy at peak, and Manyata gates queue at shift changes, so the seven-minute commute becomes closer to fifteen.
Hebbal flyover is the main choke point toward the city centre. Whitefield and Electronic City are not practical daily commutes.
The Pink Line at Nagawara, expected between December 2026 and March 2027, should ease the picture.
Yes, and density is a strength.
Rashtrotthana Vidya Kendra is about three minutes away, Kensri School seven, Ryan International ten and Royal Concorde twelve, with Saamar International School about 0.3 km away.
Columbia Asia is about ten minutes, Aster CMI twelve and Manipal Hebbal fifteen, with Baptist Hospital about twenty minutes away.
It is the completed premium option in the belt. Nikoo Homes 8 in Bhartiya City starts near Rs 93 lakh but carries a 2031 RERA date.
Sobha Victoria Park on Hennur Road starts near Rs 1.60 crore with a 2027 target.
Embassy Astra in Hebbal starts near Rs 3.95 crore with much larger homes and a 2030 handover.
The pros are reported completion, Manyata within about seven minutes, nine acres of open space, a 34th-floor sky club, design by Hadi Teherani and strong school and hospital density.
The cons are a high price per sq ft, a possession date that moved more than once, bare-shell kitchens, main-road traffic and likely high maintenance charges.
