Nikoo Homes 8 Review 2026 — Thanisandra, From Rs 93 Lakh

Nikoo Homes 8 puts 1 to 4 BHK apartments from Rs 93 lakh on 11 acres inside Bhartiya City, a township that is already built and occupied.

Bhartiya Urban  |  Bellahalli Road, Thanisandra  |  RERA completion Dec 2031  |  Our Rating: 4.1/5

Our Nikoo Homes 8 review verdict: the rarest thing here is that the surroundings exist today instead of being promised. The weakness is a 2031 RERA date on a project that is barely out of the ground.

What this project actually is

This Nikoo Homes 8 review looks at the eighth residential phase inside Bhartiya City, the 125-acre township on Bellahalli Road off Thanisandra Main Road in north Bengaluru. The phase occupies about 11 acres and offers 1, 2, 3 and 4 BHK apartments. Prices start at Rs 93 lakh for a 786 sq ft 1 BHK and run to Rs 2.94 crore for a 2,506 sq ft 4 BHK.

The developer is Bhartiya Urban, the real estate arm of the Bhartiya Group, which has been building this single township since 2010. Seven earlier Nikoo Homes phases are either delivered or well advanced, which means the buyer of phase eight is not the first resident on the land. That single fact changes the risk profile more than any amenity list.

The project carries Karnataka RERA registration PRM/KA/RERA/1251/309/PR/070526/008628, granted in May 2026. The declared completion date on the RERA filing is December 2031. The builder’s own sales conversation points at December 2030, and we will come back to that gap because it matters.

The price list, plan by plan

Plan Super built-up Starting price Implied rate
1 BHK 786 sq ft Rs 93 lakh Rs 11,832 / sq ft
2 BHK 1,246 sq ft Rs 1.46 crore Rs 11,718 / sq ft
3 BHK 1,712 sq ft Rs 2.01 crore Rs 11,741 / sq ft
4 BHK 2,506 sq ft Rs 2.94 crore Rs 11,732 / sq ft
Rates exclude GST, registration, stamp duty, floor rise and preferential location charges. Figures as quoted in July 2026.

The first thing to notice is how flat the rate card is. From the smallest 1 BHK to the largest 4 BHK, the implied rate moves only between Rs 11,718 and Rs 11,832 per sq ft, a spread of barely 1 percent. Most Bengaluru projects load the small units at a higher rate because compact homes sell faster, so a flat card is unusually honest pricing.

The second thing to notice is the gap between plans. There is no 2.5 BHK and no compact 3 BHK, so the jump from the 1,246 sq ft two-bedroom to the 1,712 sq ft three-bedroom is Rs 55 lakh. If your budget lands between Rs 1.5 crore and Rs 1.9 crore, this project has nothing to sell you, and that is worth knowing before a site visit.

The 786 sq ft 1 BHK is the real story

A 786 sq ft 1 BHK at Rs 93 lakh is the plan we would look at hardest, and not because it is cheap. Most Bengaluru 1 BHKs sit between 550 and 650 sq ft, which produces a cramped single bedroom and a kitchen you cannot stand in with another adult. At 786 sq ft the layout has room for a usable living space and a bedroom that takes a queen bed plus a wardrobe wall.

The rental case is straightforward. Embassy Manyata Tech Park sits roughly 5 to 6 km away and employs an estimated 80,000 people across its campuses. A furnished, well-finished 1 BHK inside a township with its own mall and hotel is exactly the stock that market is short of, and Thanisandra 1 BHK rentals currently clear in the Rs 24,000 to Rs 30,000 band, as we set out in our guide to buying near Manyata Tech Park.

At Rs 93 lakh all-in plus roughly 8 percent of extras, a landlord is in at about Rs 1.01 crore. Rent of Rs 27,000 a month works out to Rs 3.24 lakh a year, or a gross yield near 3.2 percent. That is ordinary for Bengaluru, but it is an ordinary yield on an asset with an unusually strong tenant catchment, which is a better combination than the reverse.

You are buying a township that already exists

The single strongest argument in this Nikoo Homes 8 review has nothing to do with the apartments. Bhartiya City is not a masterplan on a brochure. The Leela Bhartiya City hotel is open and trading. The Bhartiya Mall of Bengaluru is built. Kyra, the township’s retail and food street, operates in the evenings. A school runs on campus and several thousand families already live in the earlier Nikoo phases.

Anyone who has bought into a first-phase township in Devanahalli or Sarjapur knows the alternative. You move in, and the clubhouse is three years away, the promised school is a fenced plot, and the nearest supermarket is a 20-minute drive. Here, every one of those things is already running, and you can walk through all of it on a Saturday before you sign anything.

That maturity is also why we are comfortable with the location despite the commute. Thanisandra is not a corridor you buy for the road quality. You buy it because it sits between Manyata, Kirloskar Business Park and Karle Town Centre, and because this particular 125 acres has already solved the social infrastructure problem that north Bengaluru generally has not.

Two possession dates, and which one to believe

The RERA filing says December 2031. The sales team talks about December 2030. Those are not contradictory statements and neither one is a lie, but only one of them is enforceable. A developer files the outer date with RERA because missing it triggers interest liability and buyer withdrawal rights, and then sets an internal target 12 to 18 months earlier.

Plan your money against December 2031 and treat December 2030 as a pleasant surprise. If you are selling a current home or moving out of a rental, build the schedule on the filed date. We go into the mechanics of this gap in more detail in our guide on what the RERA possession date really promises.

One percent complete, and what that means

As of July 2026, construction on this phase stood at roughly 1 percent. In practical terms that means excavation and the earliest foundation work, with no slab visible. A buyer at this stage is paying for a drawing, a RERA registration and a track record, and that is a legitimate thing to pay for, but it should be priced into how you think about the purchase.

The upside of entering this early is the construction-linked payment plan. You will typically part with 10 to 15 percent now and the balance across five years of slab milestones, which spreads the cost and keeps your interest outflow low during the early years. We have written separately about what to check before buying at one percent construction.

How the rate compares in Thanisandra

Segment on Thanisandra Main Road Rate band, Oct 2026
Older ready stock, 2015 to 2019 vintage Rs 7,800 to Rs 9,200 / sq ft
Current mid-segment new launches Rs 9,500 to Rs 11,000 / sq ft
This project, inside the township Rs 11,718 to Rs 11,832 / sq ft
Hebbal and Jakkur, 6 to 9 km south-west Rs 12,500 to Rs 16,000 / sq ft

The rate sits about 10 percent above the general new-launch band for the corridor and roughly 30 percent above older ready stock. That premium is the township premium, and it is the number you have to decide whether you believe in. Our own position is that a built-out, trading township with a hotel and a mall on campus justifies 10 percent over a standalone tower with a clubhouse.

What the premium does not survive is a comparison with Hebbal. Six to nine kilometres south-west, Hebbal clears Rs 12,500 to Rs 16,000 per sq ft on much better road access and genuine office density at Manyata’s front gate. If you can stretch to Hebbal, the appreciation case there is stronger; this project is the value entry to the same catchment.

Where this Nikoo Homes 8 review finds weakness

The commute is the honest weakness. Thanisandra Main Road is a two-lane road carrying township-scale traffic, and the stretch between Nagawara and Jakkur backs up badly between 9 and 10.30 in the morning. Five kilometres to Manyata can take 35 minutes on a bad Monday, which is a real cost of living here that no amenity list offsets.

Metro relief is close but not delivered. The Pink Line’s northern terminus at Nagawara sits about 5 to 6 km away and is structurally complete, but as of October 2026 it is not carrying passengers, held up on signalling certification. When it opens, the Thanisandra corridor gets its first real rail option; until then, treat the metro as upside rather than a reason to buy.

The third weakness is the five-year wait. A December 2031 RERA date on a project at 1 percent means you are underwriting both Bengaluru’s market and this builder’s execution for half a decade. The seven earlier phases are the mitigation, and they are a good one, but five years is still five years of carry.

Who this project suits

On the evidence in this Nikoo Homes 8 review, it suits the investor buying the 786 sq ft 1 BHK for rental to the Manyata workforce. The tenant pool is large, salaried and renews, the unit is unusually generous for its type, and the entry at Rs 93 lakh is low enough that the construction-linked plan keeps the early outflow manageable.

It suits the family that wants township living without the pioneer penalty. If you have been burned once by a first-phase purchase where nothing was delivered on time, the appeal of walking into an operating school, mall and hotel is not sentimental, it is practical, and very few Bengaluru addresses offer it at this price.

It does not suit anyone who needs possession before 2030 or who commutes daily to Whitefield or Electronic City. For a comparable evaluation at the other end of the city, our Sobha Infinia review covers central Bengaluru, and Provident Equinox 6 covers the western corridor at a much lower entry price.

Our Nikoo Homes 8 review rating

This Nikoo Homes 8 review ends at 4.1 out of 5. It loses points for the 2031 completion date and the Thanisandra commute, and gains them for the built township, the flat rate card, the seven-phase delivery record and a 1 BHK plan that is better than almost anything else in its price band in north Bengaluru.

Our short version: buy it for what is already standing around it, not for what is promised inside it. Full specifications, the complete amenity list, floor plan dimensions and the payment schedule are on our Nikoo Homes 8 project page, and we are happy to walk the township with you before you decide.

Frequently asked questions

What is the starting price?

The 786 sq ft 1 BHK starts at Rs 93 lakh, which works out to Rs 11,832 per sq ft. The 4 BHK at 2,506 sq ft is Rs 2.94 crore. All four plans price within a 1 percent band of each other, which is unusual and buyer-friendly.

Is the project RERA registered?

Yes. Karnataka RERA number PRM/KA/RERA/1251/309/PR/070526/008628 was granted in May 2026 and the declared completion date on that filing is December 2031. You can verify it directly on the Karnataka RERA portal before paying any booking amount.

How far is Manyata Tech Park?

Embassy Manyata Tech Park is roughly 5 to 6 km away. The distance is short but Thanisandra Main Road is congested in peak hours, so budget 30 to 35 minutes in the morning rather than the 15 minutes the distance suggests.

Is this a good investment at this rate?

For the 1 BHK, yes, on rental logic: a 3.2 percent gross yield against a 80,000-strong office catchment a few kilometres away. For the larger plans the case rests on township appreciation over five years, which is a longer and less certain bet.

Why does this Nikoo Homes 8 review rate the township higher than the apartments?

Because the apartments are competent rather than exceptional, while the surroundings are genuinely hard to replicate. A mall, hotel, school and seven occupied residential phases on one campus is a decade of delivery that a new township cannot match for years.
