Brigade Icon Review 2026: Is Mount Road Worth Rs 8.5 Cr?

Brigade Icon review: 200 homes on five central acres, from Rs 8.5 Cr, RERA registered, handover June 2030.

Builder: Brigade Enterprises Limited  |  Mount Road, Chennai  |  Our Rating: 4.3/5

Our verdict: Strong on land and location, strong on compliance, weak on liquidity. Buy it to live in, not to trade.

The short version

This Brigade Icon review covers a project that is unusual for Chennai: a five-acre site in the middle of the city carrying only 200 homes. Prices open at Rs 8.5 Cr, the Tamil Nadu RERA number is TN/29/Building/0392/2024, and handover is committed for 30 June 2030.

If you want the conclusion of this Brigade Icon review first: it is a sound purchase for someone who wants a central Chennai address and intends to keep it. It is a poor purchase for someone hoping to sell in three or four years, because the number of buyers who can write an Rs 8.5 Cr cheque in this city is small.

We have kept this review to what can be checked. Prices and sizes move, so treat the figures as the position at the time of writing and confirm them on the cost sheet.

The background

Brigade Enterprises Limited has been building since 1986 and is listed, which means the delivery record and the accounts are public rather than anecdotal. It works across Bengaluru, Chennai, Hyderabad, Mysuru and Kochi, and in more than one asset class: housing, offices, hotels and retail.

In Chennai the company has completed the three Xanadu phases at Mogappair West, all sold out, and currently has Stellaris at Velachery, Altius on OMR, Nebula at the World Trade Centre and Icon on Mount Road. Icon sits at the top of that range by a wide margin.

The site is on Mount Road, also called Anna Salai, close to Nungambakkam. This is the oldest commercial spine in the city. Nothing here is waiting to be built: the schools, hospitals, offices and transport already exist and have done for decades.

It is a mixed-use scheme, so retail and commercial space share the plot with the residences. That is normal for a central site and it has consequences for how the ground floor works, which we come back to below.

The numbers

Parameter Detail
Starting price Rs 8.5 Cr
Configurations 3, 4, 5 BHK; duplexes and penthouses
Sizes (indicative) ~2,730 to ~5,530 sq ft
Total homes 200
Land 5+ acres
Homes per acre about 40
RERA TN/29/Building/0392/2024
Possession 30 June 2030

About forty homes per acre is the figure worth sitting with. A standard Chennai apartment project runs at three or four times that. The land share attached to each home here is the single biggest component of the price, and it is the component a competing developer cannot replicate without finding another five central acres.

The smallest home is roughly 2,730 sq ft. That is larger than most 4 BHK flats sold in the city. The extra area is not an extra bedroom; it goes into living space, balcony depth and proper service areas.

What the homes are actually like

Any honest Brigade Icon review has to start with size, because that is where the money goes. The smallest home is about 2,730 sq ft for a 3 BHK. In most Chennai projects that footprint would be sold as a 4 BHK, and the difference tells you what the buyer here is expected to want: fewer, bigger rooms rather than more of them.

The 4 BHK sits in the middle of the range and is, in our view, the sensible buy. It gives the space the project is designed around without the premium attached to the top formats, and it will be the easiest size to sell on when that day comes.

The duplexes deserve a closer look than most buyers give them. Two floors inside one home genuinely separates living from sleeping, which a single-floor plan cannot do however large it is. The cost is an internal staircase occupying area you have paid for, so look at the plan and decide whether that trade suits how your household actually lives.

One practical rule we apply in every Brigade Icon review: insist on carpet area figures. RERA requires them to be stated, and on homes this large the gap between carpet and super built-up represents a significant sum. Two projects quoting similar super built-up numbers can differ substantially in the space you can actually use.

Floor selection matters more here than in a suburban tower. On a central plot ringed by existing buildings, the difference between a low floor and a high one is the difference between facing a neighbour and facing the city. Ask what is approved for construction on the adjoining plots before you settle on a floor, because that approval is what decides whether your view lasts.

Living on Mount Road day to day

Mount Road is a working commercial artery, not a quiet residential lane, and that is the honest trade at the heart of this Brigade Icon review. You get everything within reach, and you also get the traffic and noise of a main road. Which side of that you land on depends heavily on your floor and your facing.

What you gain is time. Nungambakkam is next door, with its consulates, older schools and the established restaurant strip. Chennai Central and Egmore are both short runs. Offices in the central business district are reachable without committing to an hour each way, which is not something the outer corridors can offer.

What you give up is the sealed-compound feel of a large gated township. A mixed-use plot has retail and commercial traffic on the ground plane by design. Well handled, that is an amenity; badly handled, it is servicing noise under your window. Ask to see how the residential lobby is separated from the retail entry and the loading bay.

Airport access runs down GST Road and takes the usual 45 to 60 minutes depending on the hour, which is comparable to most of the city. There is no metro line delivering a step-change here, so what you see on the road today is broadly what you get.

How it compares

Central Chennai is a small, supply-capped market. Mylapore, Alwarpet, Nungambakkam and T Nagar cannot expand outwards, so every plot that trades is either redeveloped or held. That constraint, not finish quality, is what sets prices in this segment.

Pocket Typical entry What you get
Nungambakkam / Adyar Rs 5–8 Cr Established luxury, mostly smaller schemes
Mount Road (Brigade Icon) Rs 8.5 Cr Five acres, 200 homes, full amenity deck
Boat Club / Poes Garden Rs 10–25 Cr Peak addresses, very few units, little amenity
Outer corridors (OMR, GST) Rs 1–3 Cr Space and amenities; neighbourhood still filling in

Read against that, Icon sits just above the Nungambakkam band and well below the Boat Club band. What it offers that the peak addresses generally do not is scale: a five-acre plot supports a clubhouse, a lap pool, a ballroom and a jogging path, where a Poes Garden building of twelve flats supports almost none of that.

Against the outer corridors the comparison is not really about price. On OMR you buy cheaper and wait for the area to mature. Here there is nothing left to wait for, and you pay accordingly. Our Perumbakkam price guide shows what the other end of the same city looks like.

Within Brigade’s own Chennai range, Morgan Heights at Perumbakkam starts near Rs 1.25 Cr and Stellaris at Velachery sits in between. Same builder, same standards of construction, entirely different products.

The investment case

The investment case in any Brigade Icon review rests on scarcity rather than on new infrastructure. Alwarpet land rates are reported up around 62% over ten years and roughly 35.8% in the last three, and Nungambakkam and Boat Club have seen annual appreciation in the 8–12% range. That pattern comes from supply being fixed, not from demand spiking.

This is the part of the investment case we would rely on. A project in a pocket where no more land can be created carries a different risk profile from one in a corridor where the developer next door can add two thousand units. In a soft market, the central segment holds up better.

Rental economics are weaker than capital economics here. Tenants at this level are senior corporate staff, consular families and long-stay professionals. They pay well and stay long, but there are not many of them, so yields on an Rs 8.5 Cr asset are thin compared with a Rs 1.5 Cr flat near an IT corridor.

The genuine risk is exit. At this price the buyer pool in Chennai is small, and a resale can sit on the market for a long time. If your plan requires selling within three to five years, this is the wrong asset and we would say so to your face.

What to check before you buy

Check Why it matters
RERA entry Look up TN/29/Building/0392/2024 yourself; confirm plan, promoter and the 2030 date
Carpet area Compare on carpet, never super built-up; on large homes the gap is expensive
Payment plan Construction-linked ties money to work done; safer on a 2030 handover
Mixed-use layout Where retail entry, service access and residential lobby sit relative to each other
Maintenance estimate Concierge, spa and ballroom split across only 200 homes is a high per-home cost
Neighbouring plots What is approved to be built next door decides whether your view survives

The maintenance point is the one most buyers skip, and at this density it is material to any Brigade Icon review. Fewer households sharing a long amenity list means a higher monthly charge than a large project offering the same facilities. Ask for the estimate in writing before you commit.

The verdict

Our Brigade Icon review rating is 4.3 out of 5. The land share, the central position and the fact that Brigade registered with RERA before selling are all genuine strengths, and none of them are marketing claims — they are checkable.

The mark comes off for liquidity and for the maintenance load that comes with a small, heavily serviced project. Neither is a reason to avoid it; both are reasons to go in with your eyes open and a long horizon.

Who should buy: someone who wants to live in central Chennai, values a managed building over an independent house, and will hold for a decade. Who should not: anyone planning an exit inside five years, or anyone who would be stretched by the monthly outgoing on top of the EMI.

Full specification, pricing and availability are on our Brigade Icon Chennai listing. If you want the current cost sheet and floor-wise availability, we can put it in front of you, and we will tell you when a unit is priced ahead of what its floor justifies.

Checked against Brigade Enterprises’ own project page and the Tamil Nadu RERA register on 29 September 2026. Market figures for central Chennai pockets are from published market commentary and are indicative.
