Two numbers there deserve a second look. The first is the 637 sq ft 1 BHK, which is genuinely rare in a Prestige project and puts a branded gated home inside a sub-Rs 75 Lakh budget. The second is the December 2030 possession, which is a long wait and the single biggest reason some buyers should not be here.

Prestige Palm Court sits on the Grand Northern Trunk Road, the old NH-5 alignment that runs north out of Chennai towards Gummidipoondi and on to Andhra Pradesh. The immediate address is KKR Nagar in Ponniammanmedu, directly opposite St Anne’s Arts and Science College, about a kilometre north of the Moolakadai junction.
Madhavaram is not a new suburb being invented from scratch. It is an established North Chennai node with its own market, its own hospitals, a 28-acre botanical garden and a long-standing industrial estate. That matters, because a buyer here moves into a working neighbourhood rather than a field with a hoarding on it. The daily-life infrastructure already exists; what is being added is the transport.
The transport case for Prestige Palm Court rests on Chennai Metro Phase 2, and specifically on Corridor 3, the 45.8 km line that runs from Madhavaram all the way to SIPCOT via Porur, T Nagar, Adyar and OMR. Madhavaram is the northern terminus for that corridor and for Corridor 5 as well, which makes it an interchange rather than a stop.

Read that table honestly. Prestige Palm Court is well placed for anyone whose work sits in North or Central Chennai, and it is a long haul from the airport and from the OMR IT belt today. The metro is what changes the second half of that sentence, because Corridor 3 connects Madhavaram directly to OMR without a change. Until those trains actually run, the OMR commute is a road commute and it is not a short one.
Within a short drive of Prestige Palm Court you have Sri Chaitanya School, Velammal Global School and St Joseph’s Higher Secondary, along with St Anthony’s Hospital and KVT Multi-Speciality for routine medical needs. A neighbourhood retail block sits about 500 m away, and Spectrum The Grand Venus Mall and SKLS Galaxy Mall are within six kilometres.
The honest gap is tertiary healthcare and premium schooling. North Chennai does not yet have the density of large corporate hospitals and international schools that Velachery or OMR carry, so a family here will drive further for a super-speciality consult or a specific international curriculum. That gap is closing, but it exists today and you should price it into the decision.
Prestige Palm Court is a five-tower vertical development rather than a low-rise township. Each tower runs two basements, a stilt and 22 residential floors, which is what allows 910 homes to sit on 8.44 acres while still leaving roughly three-quarters of the ground open.
The specification is squarely Prestige’s mid-premium standard. It is not the marble-and-imported-veneer level of the developer’s top-end Bengaluru work, and it does not need to be at a Rs 10,500 to Rs 11,500 per sq ft rate. What you are buying is a well-built, well-serviced high-rise with consistent finishes, not a trophy interior.
The configuration spread at Prestige Palm Court is deliberately wide. A 637 sq ft 1 BHK and an 1,887 sq ft 3 BHK are aimed at completely different buyers, and the unit mix tells you where the developer expects the demand to be.

Notice that the two 3 BHK variants together account for about 648 of the 910 homes. Prestige Palm Court is fundamentally a 3 BHK project with a 1 BHK and 2 BHK tail attached. That has a practical consequence for resale: the 1 BHK inventory is scarce, which usually helps it hold value, while the 3 BHK inventory is deep, which means you will be competing with a lot of similar units when you eventually sell.
The jump from the 3 BHK Aspire to the 3 BHK Premia is roughly 300 sq ft and about Rs 35 Lakhs. What you buy with that is a third full bathroom and genuinely larger bedrooms. If the household has two working adults and a live-in parent, the third toilet is worth the money. If it does not, the Aspire is the better value.
The headline number at Prestige Palm Court is about Rs 70 Lakhs, and that is the 1 BHK. The realistic entry point for a family home is the 2 BHK at about Rs 1.2 Cr and the 3 BHK at about Rs 1.55 Cr. The base rate sits in the Rs 10,500 to Rs 11,500 per sq ft range depending on floor, facing and tower.
That rate is the argument you have to settle before you buy. Madhavaram’s broader apartment market trades at roughly Rs 7,500 to Rs 9,600 per sq ft. Prestige Palm Court is asking a clear premium over the locality average. You are paying for the brand, the 50,000 sq ft clubhouse, the 75 per cent open space and the metro proximity. Whether that premium is fair depends entirely on whether you believe Madhavaram rerates once Corridor 3 opens.

Add those up and the all-in outflow on a nominally Rs 1.55 Cr apartment at Prestige Palm Court lands closer to Rs 1.85 Cr to Rs 1.95 Cr before you have bought a single light fitting. Any buyer who budgets off the base price alone will be short by a quarter. Ask for a written cost sheet with every head itemised before you pay more than a refundable booking amount.

Amenity is where Prestige Palm Court makes its case against cheaper North Chennai stock. The centrepiece is a clubhouse of roughly 50,000 sq ft, which is a serious number for a 910-home project and works out to about 55 sq ft of club per apartment.

The co-working space and the retail plaza are the two that will get used most and get talked about least. In a project four years from possession, in a city where hybrid work is now normal, a decent shared workspace inside the gate is worth more day to day than a skating rink. The retail plaza matters because it removes the short car trip for milk and vegetables, which is exactly the friction that makes people dislike an otherwise good address.

Prestige Palm Court is a possession-2030 asset, so the investment case is a capital appreciation case first and a rental case a distant second. There is no rent to collect for roughly four years.
The appreciation argument is straightforward and reasonably well supported. North Chennai land values have moved 30 to 60 per cent over the last two years, ahead of most of the city. Property within about a kilometre of an operational metro station has historically outperformed comparable non-metro stock, and Madhavaram gets not one station but a terminus and interchange. If Corridor 3 opens on anything close to schedule, the catchment around Prestige Palm Court rerates.
The counter-argument is equally straightforward. You are entering at Rs 10,500 to Rs 11,500 per sq ft in a market whose average is Rs 7,500 to Rs 9,600. A good part of the metro upside is already inside the price you are being asked to pay. The buyer who makes money here is the one who holds through possession and past the metro opening, not the one who plans to flip an allotment in eighteen months.

Context matters more than the brochure. North Chennai has historically traded at a discount to the south and west because employment and premium retail concentrated elsewhere. Three things are unwinding that discount: Metro Phase 2, the Madhavaram bus terminus and the steady industrial base at Madhavaram and Ambattur.
The result is that land in the northern belt has appreciated faster than the city average over the last two years, off a low base. Prestige Palm Court is one of the first genuinely branded high-rise products to test whether buyers will pay a South Chennai kind of rate for a North Chennai address. If it sells well, more developers follow and the locality average rises to meet the price. If it does not, the premium sits exposed.
Our reading is that the metro terminus is a real and durable advantage, not a marketing line, and that Madhavaram is more likely than not to close part of the gap with comparable metro-served suburbs over the next six to eight years. That is a view, not a guarantee, and it is the view that justifies the price here.
Prestige Palm Court was launched in August 2026 with an indicative completion of December 2030. Planning permission through CMDA is in place under CMDA/PP/HRB/N/0324/2025 and a Greater Chennai Corporation building licence has been issued.
Four years is a long window and it is the single most important thing to be honest with yourself about. During that period you will pay construction-linked instalments, or pre-EMI on a disbursed loan, while also paying rent or an existing EMI somewhere else. Run that double-carry through a spreadsheet before you book at Prestige Palm Court, not after.
Phase 2 of the Chennai metro is a 118 km, three-corridor programme, and Madhavaram anchors the northern end of it. Corridor 3 runs 45.8 km from Madhavaram to SIPCOT via Porur, T Nagar, Adyar and OMR. Corridor 5 also terminates at Madhavaram. A terminus plus an interchange is a materially stronger position than a mid-line station, because it draws feeder bus routes, parking and retail towards it.
For a resident here the practical effect is a one-train ride to the OMR employment belt and to the central business district, without a road commute through the city. That is the single largest value driver behind this address, and it is also the single largest execution risk, because metro timelines in Indian cities slip more often than they hold.
The comparison a buyer here actually faces is rarely another Madhavaram tower. It is usually a cheaper local builder project in the same postcode, or a similar-priced branded home further south.

Put plainly: if your priority is the lowest cost per square foot, Prestige Palm Court is not the answer and never was. If your priority is a branded, well-serviced home in the single best-connected pocket of North Chennai and you can wait until 2030, it is a strong answer.
Prestige Palm Court is a well-conceived project on a genuinely improving address, sold at a price that already reflects a good part of that improvement. It is not cheap for Madhavaram and it is not meant to be.
Buy it if you are a long-hold owner or investor who believes in Chennai Metro Phase 2, can carry four years of construction-linked payments alongside your current housing cost, and wants a branded high-rise with real open space in a locality that still has room to rerate. The 3 BHK Aspire at about Rs 1.55 Cr is the best-balanced unit in the project, and the 1 BHK at about Rs 70 Lakhs is the most interesting one.
Do not buy it if you need a home in the next two years, if your work is anchored on OMR or near the airport and you cannot wait for the metro, or if you are looking for a quick allotment-to-resale gain. In those cases the December 2030 timeline and the premium entry rate work against you, and better-suited inventory exists elsewhere in Chennai.
