The 18 Percent Growth Number, Examined
Reported price growth on the aerospace corridor has run near 18 percent a year, with commentary suggesting rates could reach Rs 14,000 per sq ft once metro operations begin.
Our position is more cautious than the corridor consensus, and we think it matters.
Eighteen percent annual growth is not a sustainable base rate for any residential market anywhere. Compounded over a decade it would produce numbers that no local income base could support.
What that figure actually reflects is a specific catch-up phase. Airport capacity expansion, aerospace and defence manufacturing employment, metro construction and the Satellite Town Ring Road all arrived in the same window, and the corridor repriced from a low base to reflect them.
The structural support is real and continuing. The rate of catch-up is not. Anyone underwriting an entry price here on the assumption of 18 percent compounding is making the classic corridor error.
Costs Beyond The Headline Rate

How To Judge The Launch Rate
