Shettigere Property Price 2026 – Devanahalli Rate Guide
Shettigere sits 5 to 8 km from the airport terminal, which is closer than almost any other residential address in Bengaluru, and the rate card reflects it.
North Bengaluru | Devanahalli taluk | Rs 7,500 to 12,000 per sq ft | Our Rating: 4.1/5
Our verdict: the strongest locational fundamentals on the airport belt, bought almost entirely through townships because the land outside them has thin infrastructure.
Where Shettigere is and why it prices as it does
The Shettigere property price band runs roughly Rs 7,500 to Rs 12,000 per square foot in October 2026, and the spread is explained almost entirely by whether you are buying inside an integrated township or outside one. That is unusual, and it is the key to this market.
Shettigere sits in Devanahalli taluk, immediately south of Kempegowda International Airport, roughly 5 to 8 kilometres from the terminal. The KIADB Aerospace Park is nearer still at 3 to 6 kilometres, and Devanahalli town is 5 to 8. It is, in short, as close to the airport as residential development gets.
What it is not close to is the rest of Bengaluru. Embassy Manyata Tech Park is 22 to 28 kilometres away and Hebbal 25 to 30, both long drives on a corridor whose road capacity trails its housing. A household commuting daily to the Outer Ring Road belt or Whitefield should not be shopping here at all.
Shettigere property price by segment, October 2026
Splitting by product type makes the band usable. Figures exclude GST, stamp duty, registration and floor rise, which together add 18 to 22 percent on an under-construction purchase.
| Segment | Rate / sq ft | Typical 3 BHK ticket |
|---|---|---|
| Older stock and plotted resale | Rs 6,000 to 7,500 | Rs 90 lakh to 1.1 crore |
| Mid-segment apartments | Rs 7,500 to 9,500 | Rs 1.15 to 1.5 crore |
| Premium township apartments | Rs 9,500 to 12,000 | Rs 1.6 to 2.2 crore |
| Township row houses and townhouses | Rs 11,000 to 14,000 | Rs 2.5 crore and up |
| Super built-up basis. Tickets assume a 1,550 sq ft three-bedroom. Excludes GST, stamp duty, registration and charges. | ||
The step that matters is between rows two and three, at roughly 25 to 30 percent. That is a large premium and it is not paying for a better apartment; it is paying for school, retail, healthcare and open space inside the gates rather than twenty kilometres back toward Yelahanka.
On this particular corridor we think that premium is defensible in a way it would not be in Whitefield or Koramangala, where the social infrastructure already exists outside any gate. Here, buying outside a township means driving 10 to 20 kilometres for a hospital or a large-format school, every time.
The live premium example we have assessed is the Tata Carnatica estate, where the residential phase publishes carpet areas from 1,046 to 2,646 square feet at Rs 1.66 crore to Rs 4.53 crore. That works out to roughly Rs 15,870 to Rs 17,120 per square foot of carpet, which at a typical 65 percent efficiency is in the region of Rs 10,300 on a super built-up basis. Our full analysis is in the Tata Varnam review.
How the Shettigere property price compares on the corridor
| Locality | Rate / sq ft | Why it sits there |
|---|---|---|
| Shettigere | Rs 7,500 to 12,000 | Closest to the terminal; township-led supply |
| Devanahalli town belt | Rs 7,000 to 9,500 | Slightly further out, more mid-segment stock |
| Yelahanka | Rs 7,000 to 9,500 | Better roads and social fabric, further from airport |
| Bagaluru | Rs 6,500 to 8,500 | Cheapest on the belt; thin social infrastructure |
| Thanisandra | Rs 7,800 to 11,850 | Priced on Manyata proximity, not the airport |
Read across and this locality tops the airport belt on both the floor and the ceiling of its range. The floor sits above Bagaluru because the land is closer to the terminal and the Aerospace Park; the ceiling sits above Devanahalli town and Yelahanka because the township product here is the most ambitious on the corridor.
The comparison with Thanisandra is the instructive one. Thanisandra reaches a similar ceiling for an entirely different reason: proximity to Embassy Manyata Tech Park rather than to the airport. That tells you Bengaluru still prices office access and airport access at roughly comparable levels, which is unusual among Indian cities.
Our detailed corridor work sits in Devanahalli versus Yelahanka versus Bagalur Road and our Bagalur price guide, which together cover the three cheaper alternatives to this locality.
Rents and yields against the Shettigere property price
Gross rental yields here land in the low to mid threes, before maintenance, property tax and vacancy, which is ordinary by Bengaluru standards. What is not ordinary is the composition of the tenant base, and that affects stability more than the headline rate does.
Tenants are airline crew on rosters, airport operations and ground-handling staff, aerospace and industrial engineers from the Aerospace Park, and hospitality employees from the airport hotels. Almost none of them are the IT workforce that drives east Bengaluru rentals, which insulates this corridor from a tech hiring downturn.
That base also renews rather than churns. Airline and airport staff relocate far less often than software employees changing jobs, so a well-finished unit near the terminal tends to hold a tenant for years. Each avoided vacancy is worth roughly a month of rent plus brokerage, so stability has real monetary value.
The limitation is depth at the top. A Rs 2.5 crore township row house has a very thin rental market here, because the households who can pay that rent mostly work elsewhere in the city. Our treatment of the corridor’s rental economics is in rental yield near Bengaluru airport.
What has driven the price, and what could next
The Shettigere property price has risen roughly 50 to 65 percent over five years, or roughly 8.5 to 10.5 percent compounded, which is at the stronger end of Bengaluru. Crucially, it has been driven by infrastructure that was actually built rather than announced.
The airport expansion, the Aerospace Park, the hardware and industrial parks and the road network serving the terminal all exist and operate. That is a materially different growth basis from corridors priced on a metro line still under construction, and it is why this belt has been slower to spike and more durable through soft quarters.
The clearest future catalyst is rail. There is no operational metro serving Devanahalli; the airport line is under construction and has not opened to passengers. Verify the live network on the BMRCL site. On comparable Bengaluru corridors a station opening has moved rates 8 to 15 percent within eighteen months of service starting.
The risk is supply concentration. Several large townships are building simultaneously on this belt, and if a few thousand homes complete within the same window, rents flatten even while capital values hold. Underwrite the yield you can see today rather than a rising one, and treat the metro as upside you have not paid for.
How to buy at the current Shettigere property price
If you work at the airport, in the Aerospace Park or in the Devanahalli industrial belt, and you have school-age children, pay the township premium and buy inside an integrated estate. The 25 to 30 percent step buys you the school and retail that the locality outside the gates does not have.
If you are price-sensitive and childless, the mid-segment band at Rs 7,500 to Rs 9,500 is sound value and the social-infrastructure gap matters far less to a household that is out all day. Bagaluru at Rs 6,500 to Rs 8,500 is cheaper still if you will accept thinner amenity.
If you are an investor, buy the compact apartment rather than the row house, underwrite a low-to-mid-three gross yield, and hold at least six years so the airport metro line falls inside your window. The township detail sits in our integrated township guide and the live example on our Tata Varnam project page.
Frequently asked questions
What is the current Shettigere property price per sq ft?
Roughly Rs 7,500 to Rs 12,000 for apartments in October 2026, with older and plotted stock at Rs 6,000 to 7,500 and township row houses at Rs 11,000 to 14,000.
Why is township product 25 to 30% more expensive?
Because outside the gates, schools, hospitals and large retail are 10 to 20 km away. The premium buys internal social infrastructure, which on this corridor is defensible in a way it would not be in Whitefield.
How far is the airport?
Roughly 5 to 8 km to the terminal and 3 to 6 km to the KIADB Aerospace Park. Manyata at 22 to 28 km and Hebbal at 25 to 30 km are not daily commutes from here.
What rental yield can I expect?
Low to mid threes gross before costs. The tenant base of airline crew, airport staff and aerospace engineers renews reliably, which insulates the corridor from a tech hiring downturn.
Will the metro change the Shettigere property price?
Probably. No operational station serves Devanahalli today; the airport line is under construction. Comparable corridors have moved 8 to 15 percent within 18 months of a station opening.
