Rayasandra Property Price 2026 — South-East Bangalore Guide

Rayasandra property price sits at Rs 5,500–7,500 per sq ft — a 30 to 40 per cent discount to inner Sarjapur Road six to nine kilometres away.

South-east Bengaluru  |  Yields 3.0–3.5%  |  Lakeside supply arriving  |  Our Rating: 4.0/5

Our verdict: the discount to two corridors is the opportunity, and it narrows slowly rather than suddenly. A five-to-seven year hold, not a trade.

What Rayasandra costs today

The rayasandra property price for mainstream apartment stock generally runs between Rs 5,500 and Rs 7,500 per square foot, with older or plainer projects at the lower end and recent gated developments with full amenity blocks at the upper. That band has been reasonably stable, because supply here has kept pace with demand.

In absolute terms a 2 BHK typically lands between roughly Rs 60 lakh and Rs 95 lakh, and a 3 BHK between roughly Rs 85 lakh and Rs 1.35 crore. Villas and plotted stock sit above both and vary too widely by plot size to summarise usefully.

Resale stock ten to fifteen years old trades meaningfully below new construction, often by twenty to thirty per cent for a comparable configuration. That gap is wider here than in built-out parts of the city because new supply keeps arriving, which gives buyers genuine choice and sellers genuine competition.

How it prices against the corridors

Micro-market Typical rate Character
Inner Sarjapur Road Rs 9,000–13,000/sq ft Shortest ORR commute, heaviest congestion
Outer Sarjapur Road Rs 8,000–10,000/sq ft New gated supply, roads improving slowly
Electronic City Rs 6,000–8,500/sq ft Metro-served, mature, jobs on the doorstep
Rayasandra / Dommasandra Rs 5,500–7,500/sq ft Between two corridors, greener, lower density
Chandapura Rs 4,800–6,500/sq ft Best value, furthest out, longest horizon

Read down that column and the ladder is almost perfectly geographic, which usually means a market is fairly priced rather than mispriced. The rayasandra property price sits below both corridors it connects to and above Chandapura further out, exactly as the map would suggest.

The most interesting comparison is Electronic City, which is only modestly more expensive despite having a metro station and employment on the doorstep. What you buy by choosing Rayasandra instead is lower density, more green, a lake, and access to Sarjapur Road as a second corridor.

What drives the rayasandra property price

The first driver is dual-corridor access. Electronic City at eight to twelve kilometres and the Sarjapur Road junction at six to nine give this pocket two employment catchments, and a tenant base drawn from two clusters is more stable than one drawn from a single corridor.

The second is land availability. Unlike inner Sarjapur Road, this belt still has parcels of meaningful size, which keeps supply flowing and prices moderate. It is also why an established group has been able to assemble 7.18 contiguous acres beside a lake here and could not have done so five kilometres north.

The third is the lake itself, and its effect is uneven. Water-facing stock commands a premium of five to fifteen per cent on comparable Bengaluru projects, while units without the outlook price like ordinary stock, so the lake raises the ceiling of the local market rather than the whole rayasandra property price band.

Working against all three is transport. There is no metro station here, and Sarjapur Road congestion is a daily reality that has resisted a decade of proposed fixes. Across Bengaluru, metro-served pockets carry a measurable premium, and its absence is most of why this discount exists.

Rents and yields

Gross rental yields here run at roughly 3.0 to 3.5 per cent, which is normal for Bengaluru across mainstream corridors. On a Rs 1 crore purchase that implies something like Rs 25,000 to Rs 29,000 a month for a good gated 3 BHK.

The tenant pool is the strong part. Technology professionals working at Electronic City, along Sarjapur Road and towards the Outer Ring Road all consider this belt, which means vacancy periods tend to be shorter than in locations tied to a single cluster.

Net of maintenance, a month or two of vacancy between tenants and tax, a realistic net yield is closer to 2.2 to 2.6 per cent. Rent covers roughly half an EMI on a 75 per cent loan-to-value purchase, which is normal and not a reason to buy on its own.

What new supply does

The largest event in this micro-market is TVS Emerald’s acquisition of 7.18 acres beside Rayasandra Lake, with stated revenue potential above Rs 700 crore. Our modelling puts the implied realisation at roughly Rs 5,800 to Rs 8,200 per square foot, which sits at or just above the current local range.

Premium product from an established group normally lifts the ceiling rather than the floor. Expect the top of the rayasandra property price band to move upward while older and plainer stock competes on value and moves less, which is how these transitions usually run.

For existing owners that is mixed. A better-known development improves the address and helps resale perception over time, but several hundred new apartments arriving within a few years gives buyers an alternative and holds older resale prices flat while that inventory absorbs.

For buyers the implication reverses. The window while a large new launch is selling is normally the best moment to negotiate on resale, because sellers are competing against new construction with a payment plan and a bank panel behind it.

Where prices go from here

Our view is steady appreciation rather than a step change. South-east Bengaluru has compounded in the high single digits through recent cycles, and the structural driver here, the gap between two corridors filling in, works over five to ten years rather than one or two.

The specific bet worth making is that the discount to outer Sarjapur Road narrows. Moving from a 30 per cent gap to a 20 per cent gap would deliver a meaningful return on its own, independent of what the wider Bengaluru market does.

The risk to that view is road capacity. Sarjapur Road improvements have a long record of slipping, and if congestion worsens faster than supply improves, the rayasandra property price could hold its discount rather than close it. Underwrite the roads that exist, not the ones announced.

The costs on top of the rate

Per-square-foot rates are quoted before a long list of additions, and on new stock those routinely add six to nine per cent to the headline. Covered car parking, a corpus or sinking-fund contribution, club membership and a floor-rise premium are all charged separately and are all negotiable at launch.

Near a lake there is one more line to ask about: a view premium. On comparable Bengaluru projects a genuine water outlook adds five to fifteen per cent over an identical internal unit, and that premium is generally easier to pay than to recover on resale, so decide in advance what it is worth to you.

Maintenance is the recurring cost buyers model least well. A gated community with a clubhouse, generators, lifts and landscaping charges more per square foot each month than a plainer block, and across a ten-year hold that difference compounds into a meaningful sum.

Water deserves explicit pricing in this belt. Many communities here run substantially on borewells with tanker top-ups through summer, which appears on the maintenance bill rather than in any sales conversation. Ask what the past two summers actually cost before you sign.

Taken together these turn a quoted rate into an all-in cost that is materially higher, and comparing two projects on headline rate alone is the most common mistake made in this market. Ask every developer for a full cost sheet covering parking, corpus, club charges, floor rise, view premium and estimated maintenance per square foot.

How to buy here sensibly

Karnataka stamp duty, registration, cess and surcharge together run to roughly 6.6 to 7.6 per cent of value, payable in cash at registration and funded by no lender. On a Rs 1 crore purchase that is about Rs 7 lakh on top of your down payment.

On resale, check the encumbrance certificate and plan sanction carefully, because development in this belt has been rapid and not uniformly documented. On anything new, verify Karnataka RERA registration by project name and by promoter name before paying a rupee.

Near the lake, get the statutory buffer position in writing. Bengaluru has seen repeated litigation over construction inside lake buffer zones, and that question matters more here than any amenity list.

Our TVS Emerald Rayasandra project page tracks the headline new launch and its registration status, our investment analysis works through whether the implied pricing justifies waiting, and our guide to living in Rayasandra covers commutes, schools and what to check on the ground.

A closing note on timing for anyone tracking the rayasandra property price month to month. Buying before a large launch prices in means accepting the construction disruption that follows; buying after means paying for an improvement already reflected in the asking price. Neither is wrong, but they are different trades and worth choosing deliberately.
