Brigade Kompally vs Prestige Kompally — Honest Comparison
Brigade Kompally vs Prestige Kompally is a choice between 5.6 acres that should deliver quickly and 40 acres that offers township scale.
Brigade: Rs 850 Cr JDA, 2/3/4 BHK | Prestige: 40 acres, from ~Rs 94.6 lakh | Both on NH-44
Our verdict: Prestige for open space and amenity breadth, Brigade for faster delivery and less phasing risk. Neither is registered enough to buy blind.
Two national developers, one corridor
The brigade kompally vs prestige question exists because two of India’s largest listed developers have committed to the same north Hyderabad micro-market within a short period. That is itself the most useful signal in this comparison: neither company allocates capital casually, and both have concluded the corridor is about to re-rate.
Brigade Enterprises has signed a joint development agreement on 5.6 acres with an estimated revenue potential of Rs 850 crore, with reported configurations of 2, 3 and 4 BHK between roughly 800 and 3,000 square feet and expected handover around December 2030. No project name, tower count, price list or Telangana RERA number has been published.
Prestige is developing a substantially larger 40-acre scheme on the same corridor, reported to offer 2, 2.5, 3, 3.5 and 4 BHK homes with pre-launch pricing from around Rs 94.6 lakh and roughly 80 per cent open space. You can read our full coverage of it on the Prestige Kompally project page.
Side by side
| Factor | Brigade Kompally | Prestige Kompally |
|---|---|---|
| Land area | 5.6 acres | approx. 40 acres |
| Structure | Joint development, Rs 850 Cr potential | Joint venture with Vaishnaoi |
| Configurations | 2, 3 and 4 BHK (reported) | 2, 2.5, 3, 3.5 and 4 BHK |
| Reported entry price | Not announced | from approx. Rs 94.6 lakh |
| Open space | Limited by site size | approx. 80 per cent reported |
| Likely phasing | One or two phases | Multiple phases over years |
| Expected possession | around December 2030 | phase-dependent |
The land-area row drives almost every other difference. Forty acres buys open space, a large clubhouse, sports facilities and the sense of a self-contained community; 5.6 acres buys a compact development where everything is close and the construction programme is short.
RERA status: this project is not registered with Telangana RERA. Under Section 3 of the RERA Act 2016 an unregistered project cannot lawfully be booked, sold or allotted. No project name, price, carpet area, floor plan or contractual possession date has been published. Unit sizes below are as reported by third parties and all pricing is our own modelling.
Where Prestige wins
Open space is the clearest advantage, and it is not a marginal one. A reported 80 per cent open area across 40 acres means genuine landscape, walking loops, sports courts and distance between towers, and that daily experience is simply unavailable on a compact site regardless of how well it is designed.
Amenity breadth follows from scale. A township supports a large clubhouse, multiple pools, indoor sports, co-working space and retail within the gates, because the cost is spread across thousands of apartments rather than a few hundred. Compact developments have to choose.
Price visibility is a practical advantage today. Prestige has a reported pre-launch entry point around Rs 94.6 lakh, which at least gives a buyer a number to work with, while Brigade has published nothing at all. In the brigade kompally vs prestige comparison that makes Prestige the easier project to evaluate right now.
Resale liquidity also tends to favour large schemes. A township with thousands of units generates a continuous secondary market, so there are always buyers and always comparable transactions to price against, which matters if you ever need to exit quickly.
Where Brigade wins
Delivery speed is the strongest argument. A 5.6-acre site is one construction programme rather than a decade of phases, which means a shorter build, fewer opportunities for delay and none of the phasing disputes that dominate township ownership.
Amenities arriving with the first tower follows directly from that. Buyers in large townships routinely receive keys two or three years before the clubhouse they paid for opens, because the facilities sit in a later phase. On a compact site that mismatch is far less likely.
Living beside a finished project rather than a live site is underrated. Township buyers in early phases often spend years with construction on three sides, and the noise, dust and heavy vehicle movement are a genuine daily cost that no brochure mentions.
Everything is also close. On 5.6 acres the walk from any tower to the clubhouse, the gate or the parking is short, whereas a 40-acre township can involve a shuttle or a five-minute walk to your own front gate.
What is true of both
Neither should be bought on faith. Registration is the line that separates a project you can evaluate from one you can only anticipate, and a buyer should check the Telangana RERA portal for each by project name and by promoter name before paying anything beyond a refundable expression of interest.
Both are joint structures rather than outright purchases, Brigade under a JDA and Prestige with Vaishnaoi, so in each case the land partner’s title is something to diligence rather than assume. Ask for the registered agreement, the sharing ratio and an independent title opinion on the land.
Both also share the corridor’s risks and rewards equally. The three six-lane flyovers and four underpasses under construction on the Suchitra to Kompally stretch of NH-44, and the Kandlakoya IT park five kilometres away, will lift or disappoint both projects together.
And neither escapes the metro problem. No station serves Kompally, so both are car-dependent addresses, and that caps the rental premium either can command relative to metro-served parts of the city.
The developers themselves
Brigade Enterprises Limited was founded in 1986 and has delivered more than 250 buildings across Bengaluru, Chennai, Hyderabad, Mysuru and Kochi, spanning residential, office, retail, hospitality and education, with no abandoned projects. It has guided roughly Rs 5,000 crore of Hyderabad deployment across segments over the next three to four years.
Prestige Estates Projects Limited is of similar vintage and larger overall, with more than three decades of delivery and well over 150 million square feet completed across residential, office, retail and hospitality. Its Hyderabad presence spans Kompally, Raidurg and other corridors.
Both are listed on NSE and BSE, both publish audited accounts and continuous disclosures, and both carry our Low developer risk rating. On sponsor strength there is genuinely nothing to separate them, which is unusual and makes the comparison turn on product rather than on trust.
Construction quality between the two is also close enough that we would not decide on it. Where they differ more is in design language and in how they run large sites, and the only reliable way to judge that is to visit a completed project by each developer in the city and look at how a five-year-old building has aged.
On price
Our modelling puts Brigade’s implied realisation at roughly Rs 7,100 to Rs 8,500 per square foot, derived from the disclosed Rs 850 crore revenue potential across a 5.6-acre site. Prestige’s reported entry near Rs 94.6 lakh suggests a comparable band once unit sizes are accounted for.
In other words, the brigade kompally vs prestige decision is unlikely to be settled on price per square foot. Both sit at the upper end of Kompally’s mainstream range and below its premium gated band, which is exactly where national-developer product should land.
Where price will differ is in the extras. Township schemes typically carry higher club charges and maintenance per square foot because there is more to run, while compact developments charge less monthly but offer less. Ask both for a full cost sheet including parking, corpus, club membership, floor rise and estimated maintenance.
How we would choose
Choose Prestige if you want township living: children who can cycle safely inside the gates, a large clubhouse, sports facilities and open landscape, and you are willing to accept multi-phase construction around you and a longer wait for the full amenity set.
Choose Brigade if you want a home rather than an estate: faster delivery, amenities that arrive with your tower, a short walk to everything and no decade of building work outside your window. That is the honest reading of brigade kompally vs prestige for most end users.
For investors the calculation tilts slightly toward Prestige on liquidity and slightly toward Brigade on timing, and neither edge is large enough to decide it. The corridor thesis is identical for both, which means the infrastructure, not the developer, is what you are really underwriting.
Whichever way you lean, wait for registration. Our Brigade Kompally project page tracks that status, our full review separates disclosure from modelling, and our Kompally price guide sets both projects against the wider micro-market.
A last practical suggestion. Register a refundable expression of interest with both rather than choosing now, because the brigade kompally vs prestige decision becomes far easier once two registered price lists sit side by side with real carpet areas attached. Holding both positions costs almost nothing and preserves every option you have.
