Kompally Property Price 2026 — North Hyderabad Market Guide
Kompally property price today runs Rs 4,600–7,300 per sq ft for mainstream stock and Rs 8,500–10,500 for premium gated — roughly half the western corridor.
North Hyderabad | Yields 3.0–3.5% | Flyovers and an IT park under construction | Our Rating: 4.0/5
Our verdict: the discount to Kokapet is the opportunity, and the flyover programme is what could close part of it. Buy the infrastructure, not the brochure.
What Kompally costs today
The kompally property price band is unusually wide, and understanding why is the first step to buying well here. Mainstream apartment stock trades between roughly Rs 4,600 and Rs 7,300 per square foot, while well-specified gated communities with full amenity blocks reach Rs 8,500 to Rs 10,500.
That spread of more than double reflects genuine differences rather than negotiation. At the lower end sit older or plainer projects on internal roads with limited amenities; at the upper end sit recent gated developments from established builders with clubhouses, basement parking and landscaped grounds, often on or close to the highway.
In absolute terms, a mainstream 2 BHK generally lands between roughly Rs 55 lakh and Rs 95 lakh, and a 3 BHK between roughly Rs 90 lakh and Rs 1.5 crore. Villas and plotted developments sit above both and vary too widely by plot size to summarise usefully.
How Kompally prices against the rest of Hyderabad
| Micro-market | Typical rate | Character |
|---|---|---|
| Kokapet / Neopolis | Rs 12,000–18,000/sq ft | Premium west, closest to the financial district |
| Moti Nagar | Rs 9,000–13,000/sq ft | Central-west, established, redevelopment-led |
| Kompally premium gated | Rs 8,500–10,500/sq ft | Best-specified stock on the northern corridor |
| Kompally mainstream | Rs 4,600–7,300/sq ft | The bulk of the market; wide quality range |
| Brigade Kompally (modelled) | Rs 7,100–8,500/sq ft | Our calculation from the Rs 850 Cr disclosure |
The 40 to 50 per cent discount to Kokapet is the central fact of the kompally property price story. You are paying roughly half per square foot for a north Hyderabad address, and what you give up is proximity to the financial district and the western technology employers.
Whether that trade is good depends entirely on where you work. For a household employed in Secunderabad, the northern commercial belt or the NH-44 industrial areas, the discount is close to free money. For a daily HITEC City commuter it is paid back in two hours of driving a day.
What drives the kompally property price
The first driver is highway access. NH-44 runs through the corridor and connects directly to the Outer Ring Road, which puts Secunderabad under twenty minutes away and makes every other part of the city reachable without crossing the centre. That connectivity is structural rather than promised.
The second is land availability. Unlike the western corridor, Kompally still has parcels of meaningful size at workable prices, which is why both Brigade and Prestige have recently committed here. Available land keeps supply flowing and prices moderate, which cuts both ways for an owner.
The third, and the one actively changing, is infrastructure under construction. Three six-lane flyovers and four underpasses on the Suchitra to Kompally stretch of NH-44 attack the corridor’s chronic bottleneck, and the Kandlakoya IT park five kilometres away would give the area its first substantial local employment.
Working against all three is the absence of metro. No station serves Kompally, and across Hyderabad metro-served pockets have consistently commanded a premium on both rent and resale. That gap is most of the reason the kompally property price sits where it does.
Rents and yields
Gross rental yields in Kompally run at roughly 3.0 to 3.5 per cent, which is better than Chennai or Bengaluru because Hyderabad entry prices are lower relative to comparable rents. On a Rs 1 crore purchase that implies something like Rs 25,000 to Rs 29,000 a month.
Tenant demand is drawn from Secunderabad, the northern commercial and industrial belt, and increasingly from professionals who work west but refuse western rents. That mix is healthier than a suburb whose tenants all work for the same handful of technology employers.
Net of maintenance, a month or two of vacancy between tenants and tax, a realistic net yield is closer to 2.2 to 2.6 per cent. Rent therefore covers roughly half an EMI on a 75 per cent loan rather than all of it, which is normal for Indian metros and better than most.
What new supply does to prices
Two national developers are building here simultaneously. Brigade Enterprises has signed a Rs 850 crore joint development agreement on 5.6 acres, and Prestige is developing a 40-acre scheme with pre-launch pricing reported from around Rs 94.6 lakh. Between them that is a substantial block of premium inventory.
Premium product from national developers normally lifts the ceiling of a local market rather than the floor. Expect the top of the kompally property price range to move upward as these launch, while older and plainer stock competes on value and moves less.
For existing owners that is a mixed outcome. A better-known address helps perception and resale over time, but several thousand new apartments arriving within a few years gives buyers an alternative, and resale prices for tired stock typically soften while that inventory is absorbing.
For buyers the implication reverses. The period while a large new launch is selling is usually the best moment to negotiate on older stock, because sellers are competing against new construction with a payment plan and a bank panel behind it.
Where prices go from here
Our view is steady rather than dramatic. The structural drivers here work over five to ten years, not one or two: flyovers have to open, the IT park has to fill, and both processes are measured in years rather than quarters.
The specific bet worth making is that the discount to the western corridor narrows modestly as local employment arrives. Going from a 45 per cent discount to a 35 per cent discount would be a meaningful return on its own, independent of what the wider Hyderabad market does.
The risk to that view is supply. Kompally still has land, and land that keeps coming to market caps how fast prices can rise. If several more large parcels convert over the same period, the kompally property price could hold its discount rather than close it.
The costs that sit on top of the rate
Per-square-foot rates are quoted before a long list of additions, and on new stock those additions routinely add six to nine per cent to the headline figure. Covered car parking, a corpus or sinking-fund contribution, club membership and a floor-rise premium are all normally charged separately and are all negotiable at launch.
Floor rise deserves particular attention on this corridor because towers here are tall and the premium usually starts somewhere above the fifth floor, compounding per level. On a twenty-storey tower the difference between the sixth floor and the eighteenth can run to several lakh on an otherwise identical apartment.
Maintenance is the recurring cost buyers model least well. A gated community with a clubhouse, generators, lifts and landscaping typically charges more per square foot each month than a plainer block, and on a 1,600 square foot apartment that difference compounds into a meaningful annual sum over a ten-year hold.
Water is the local variable worth pricing explicitly. Municipal supply across the corridor is uneven and many communities run substantially on borewells with tanker top-ups through summer, which shows up as a line on the maintenance bill rather than in any sales conversation. Ask what the past two summers actually cost.
Taken together these turn a quoted rate into an all-in cost that is materially higher, and comparing two projects on headline rate alone is the most common mistake buyers make in this market. Ask every developer for a full cost sheet including parking, corpus, club charges, floor rise and estimated maintenance per square foot.
How to buy here sensibly
Telangana’s transaction costs help. Stamp duty and registration run to roughly 6 to 7.5 per cent of value against about 11 per cent in Tamil Nadu, so on a Rs 1 crore purchase you pay something like Rs 7 lakh rather than Rs 11 lakh. It is still cash and no lender funds it.
On resale, check the encumbrance certificate and the building approvals carefully, because development along this corridor has been fast and not uniformly documented. On anything new, verify registration on the Telangana RERA portal before you pay a rupee.
The headline new project is not registered yet. Our Brigade Kompally project page tracks that status, our investment analysis works through whether the implied pricing justifies the wait, and our guide to living in Kompally covers commutes, schools and what to check on the ground.
One closing point on timing. Buying before the flyovers open means accepting years of construction disruption on the stretch you drive daily, and buying after means paying for an improvement that has already been priced in. Neither is wrong, but they are different trades and worth choosing deliberately rather than by accident.
