Living in Vanagaram Chennai — Complete Buyer’s Guide 2026

Living in Vanagaram Chennai means wide highway-grade roads, short commutes to Porur and Ambattur, and no metro station.

West Chennai  |  2 BHK from about Rs 1.1–1.4 Cr  |  Our Rating: 4.0/5 for families

Our verdict: one of the calmer mainstream choices in Chennai if you work west or north. If you work on OMR, this is the wrong side of the city.

Where you actually are

Vanagaram sits at the junction of Poonamallee High Road and the Chennai–Bengaluru highway, about 16 km west of the city centre. That position is the single most useful thing about it, because roads built to carry intercity traffic are wider and better maintained than the neighbourhood streets most Chennai suburbs are stitched onto.

It also means you can leave in several directions rather than one. Porur, Ambattur, Mogappair, Maduravoyal and Koyambedu are all short runs, and the Chennai Bypass takes you around the city instead of through it. Suburbs built off a single arterial road do not offer that.

RERA status: this project is not yet registered with Tamil Nadu RERA. Under Section 3 of the RERA Act 2016 an unregistered project cannot be booked, sold or allotted. Commutes and daily distances

Destination Approx. distance
Porur junction about 5 km
Ambattur Industrial Estate about 7 km
Koyambedu / CMBT about 9 km
Anna Nagar about 11 km
Chennai airport about 18 km
Nearest metro Koyambedu corridor — no station in Vanagaram

The last row is the honest weakness. Vanagaram has no metro station and is not on a line under construction, so the realistic options are car, two-wheeler, bus along Poonamallee High Road, or suburban rail from Ambattur and Avadi. Households here generally run two vehicles rather than one.

Against that, the roads themselves work. Porur in about 5 km and Ambattur in about 7 km are commutes measured in twenty minutes rather than an hour, and that gap matters more day to day than a metro station two kilometres from your door would.

Schools, hospitals and daily life

Living in Vanagaram Chennai puts several established schools within a short drive, with Velammal, DAV and Chettinad Vidyashram campuses serving the west Chennai belt. Families here typically do a five to fifteen minute school run rather than the cross-city trips OMR households often accept.

Healthcare is genuinely strong, which is not true of every Chennai suburb. Sri Ramachandra Medical Centre at Porur is a large multi-speciality teaching hospital roughly 5 km away, with several mid-sized hospitals closer than that, so emergency cover does not depend on a clear run into the city.

Retail is functional rather than glamorous. Koyambedu market and the Ambattur commercial strip cover most needs, with larger malls at Vadapalani and Phoenix Marketcity about 12 to 14 km away. This is a neighbourhood people live in rather than one people visit.

What it costs

Mainstream 2 BHK apartments in and around Vanagaram generally trade between about Rs 1.1 Cr and Rs 1.4 Cr depending on age, builder and exact pocket. That is roughly in line with comparable OMR stock and cheaper than Anna Nagar or Kilpauk, where the same configuration runs well above Rs 2 Cr.

Rents sit around Rs 28,000 to Rs 34,000 a month for a good 2 BHK, giving gross yields near 2.5% to 3.0%. That is normal for Chennai, where yields across the mainstream corridors rarely clear 3.5% and buyers are really underwriting land value rather than income.

Appreciation here has been steadier than spectacular, and that is the point. West Chennai’s employment base spans manufacturing, healthcare and services rather than IT alone, so it has neither risen as fast as OMR in good years nor fallen as hard when hiring slowed.

Who it suits, and who it does not

It suits families working in Porur, Ambattur, Mogappair or the northern industrial belt, people who want space and calm more than nightlife, and buyers who drive anyway and would rather have wide roads than a metro entrance. For them the case for living in Vanagaram Chennai is strong.

It does not suit anyone commuting to OMR or Sholinganallur, where you would be crossing the whole city twice a day. It also will not suit buyers who want to be car-free, because the public transport here is buses and suburban rail rather than metro.

On new supply, the notable name is Brigade Vanagaram, a pre-launch from a listed builder with 2 and 3 BHK homes reported from about Rs 1.33 Cr. Our review of it is deliberately cautious, because the project is not yet RERA registered.

If you are still choosing between corridors, our Chennai area guide compares the west against OMR, the north and the central belt on price, commute and supply. Vanagaram consistently lands as the sensible rather than the exciting answer, which for a family home is usually the right one.
