The Luxury format, 2,900 to 3,300 sq ft
This is the entry format and, for most families, the sensible one. It is described as G+1 or G+2 with a zoned ground floor opening onto a private garden.
At around 3,000 sq ft you typically get a formal living zone, a family lounge, a dining area, a kitchen with utility, one bedroom at ground level and three upstairs.
A ground-floor bedroom matters more than buyers expect. It handles elderly parents, a guest suite or a home office without anyone climbing stairs daily.
The Premium format, 3,300 to 3,700 sq ft
The middle format is G+2 and buys you a second full floor rather than a wider footprint. That extra 400 sq ft usually goes into a larger master suite and a dedicated family room.
Vertical space in a villa is cheaper than horizontal space, because the plot and the roof are already paid for. That is why the price step from Luxury to Premium is proportionally smaller than the area step.
The Signature format, 3,700 to 4,300 sq ft
The flagship adds the largest built-up area, the most generous garden and a flexible top floor that can be finished as a home office, a media room or an open terrace.
Our honest view is that the Signature format only makes sense for genuinely large households or for buyers who will actually use the third level. Otherwise you are heating, cleaning and paying maintenance on a floor nobody visits.
How to Read a Prestige Shettigere Floor Plan Properly
When the Prestige Shettigere plans arrive, most buyers look at bedroom count. That is the least useful number on the sheet. Here is what our analysts check instead.
Start with the carpet-to-built-up ratio. A well-designed villa converts 68 to 75 percent of built-up area into usable carpet. Below 65 percent, you are paying for walls and circulation.
Next, check the staircase position. A stair placed centrally eats the best light in the house. A stair against a side wall preserves the double-aspect rooms that make a villa feel like a villa.
Third, look at the kitchen-to-utility-to-service-gate line. If the cook has to walk through the formal living room to reach the utility yard, the plan has failed.
Fourth, count the bathrooms against the bedrooms. En-suite for every bedroom is the standard at this price band, plus one powder room at entry level.
Fifth, measure the master bedroom. Anything under 200 sq ft with a wardrobe wall and an attached bath will feel tight in a Rs 4.5 Cr home.
Sixth, and this is the one buyers forget, check the setback on all four sides. Setbacks decide how much natural light reaches the ground floor and whether your neighbour’s window faces your bed.
Orientation matters more here than in an apartment
In Bengaluru’s climate, an east or north-east entrance with the living areas opening west gets you morning light without afternoon heat load.
West-facing gardens bake between 2pm and 6pm from February to May. That is a real comfort difference and a real air-conditioning bill.
Ask which Prestige Shettigere villa numbers face which direction before you pick a unit, and ask whether a preferential location charge applies to the better-oriented plots.

Prestige Shettigere Specifications You Should Expect at This Price
The specification sheet has not been published, so treat what follows as the benchmark a Rs 4.5 Cr villa from a tier-one developer should meet. Hold the sales desk to it.
Structure should be RCC framed with solid block or AAC walls, designed to the seismic zone standard applicable to Bengaluru. Ask for the structural consultant’s name.
Flooring at this band typically means large-format vitrified tiles or engineered stone in living areas, with laminated wood or premium tile in bedrooms and anti-skid finishes in wet areas.
Windows should be UPVC or powder-coated aluminium with double-glazing on the elevations facing the approach road. That last detail matters here, because Prestige Shettigere sits inside an airport catchment.
Kitchens are usually handed over with counter, sink and plumbing points rather than a fitted modular unit. Confirm exactly where builder scope ends, because that boundary is worth several lakh.
Electricals should include provision for air conditioning in every bedroom and the living room, along with EV charging capacity at the parking bay and a solar-ready terrace conduit.
Ask specifically about acoustic treatment on the top floor. In a G+2 villa the terrace slab is the surface that carries both heat and aircraft noise.
Prestige Shettigere Villa or Build Your Own on a Plot?
In this corridor the honest alternative to a finished villa is buying a plot and building. Villa plots in Devanahalli trade near Rs 8,000 per sq ft against an implied Rs 14,000 to Rs 18,000 for built product.
Construction at villa quality runs Rs 2,400 to Rs 3,200 per sq ft in Bengaluru today. On paper, self-building looks 20 to 30 percent cheaper.
In practice you absorb 18 to 30 months of project management, cost escalation, contractor risk and approvals. Most buyers underestimate all four.
A finished Prestige Shettigere villa removes that entirely and adds a shared clubhouse, gated security and a managed community that a standalone plot cannot replicate.

Prestige Shettigere Plan Verification Checklist
Do not accept a Prestige Shettigere marketing plan as a sanctioned plan. They are different documents and only one of them is enforceable.
Ask for the plan bearing the sanctioning authority’s stamp and approval number. In Devanahalli that is typically the local planning authority or the BIAAPA jurisdiction, depending on the parcel.
Cross-check the villa count and land extent on the plan against the figures in the Karnataka RERA registration. If 60 villas on 8 acres becomes 68 villas on 8 acres, the density story has changed materially.
Confirm that the carpet area stated in your agreement matches the RERA-filed schedule to the square foot. The RERA definition of carpet area is the only one with legal force.
Finally, ask what changes the developer may make without your consent. Standard agreements allow minor variations, and you want that clause capped at a defined percentage.
