Concorde Sienna Price 2026: Full Cost Sheet, EMI and Carpet Area

The Concorde Sienna price starts at Rs 1.26 Cr for a 1,200 sq ft 2 BHK and runs to about Rs 1.96 Cr for the 1,870 sq ft 3 BHK – roughly Rs 10,500 per sq ft. Add about 12.65% for taxes and fees, and a 2 BHK costs close to Rs 1.42 Cr all in.

The Concorde Sienna price is the first thing most buyers ask about, and the headline number only tells part of the story. Between the quoted rate and the day you get your keys sit GST, stamp duty, cess, surcharge, registration, floor rise, parking, club membership and the cost of waiting for a building with a RERA completion date of July 2031.

This guide takes the published and reported prices for every Concorde Sienna configuration and turns them into the numbers that actually matter: the all-in cost, the cash you need before the bank lends anything, the EMI, the real price per sq ft of carpet area and the rental yield. All statutory rates were checked in October 2026.

Concorde Sienna Price List 2026

Concorde’s own material gives a single headline figure – homes from about Rs 1.25 Cr – without naming the unit. Channel partners and portals quote the 2 BHK at Rs 1.26 to 1.28 Cr and the 3 BHK range at Rs 1.63 to 1.96 Cr. The table uses the starting prices that are most widely quoted.

Configuration Size (sq ft, SBA) Starting price Rate per sq ft
2 BHK 2T 1,200 Rs 1.26 Cr Rs 10,500
3 BHK 2T 1,553 Rs 1.63 Cr Rs 10,496
3 BHK 3T 1,680 Rs 1.76 Cr Rs 10,476
3 BHK 3T 1,690 Rs 1.77 Cr Rs 10,473
3 BHK 3T 1,870 Rs 1.96 Cr Rs 10,481

The numbers are consistent with each other. Every configuration lands between about Rs 10,400 and Rs 10,500 per sq ft of super built-up area, which tells you the Concorde Sienna price is set on a flat base rate, with the larger homes simply costing more because they are bigger.

Treat the 3 BHK figures as a guide rather than a quote. Only a written cost sheet for a named unit, with its floor and facing, is a real price. On a tower of about 28 floors, floor rise can move a top-floor home well above the base rate.

Ask for this: A written cost sheet for a specific unit number, showing the base price, floor rise, parking, club membership, deposits and the maintenance advance as separate lines.

How the Concorde Sienna Price Compares with Hennur Road

Portal data in 2026 put the average asking rate on Hennur Road at around Rs 10,600 per sq ft, within a range of roughly Rs 8,650 to Rs 12,950, and up about 10 to 13% on the year. At about Rs 10,500 per sq ft, the Concorde Sienna price sits almost exactly on that average.

That matters in two ways. You are not paying a large premium for the brand, and you are not getting a discount either. The value case rests on the project itself – 260 homes on 3 acres with 75% open space – rather than on the rate.

Our Hennur Road Bangalore area guide explains why prices differ so much along the road, from the older Hennur Cross end to the newer Kannur stretch where Concorde Sienna sits.

Concorde Sienna Price With Taxes: What You Will Really Pay

For an under-construction flat in Karnataka, these are the government charges as of October 2026:

  • GST: 5% of the agreement value, with no input tax credit.
  • Stamp duty: 5% for properties above Rs 45 lakh.
  • Cess: 10% of the stamp duty.
  • Surcharge: 3% of the stamp duty outside the old BBMP limits (2% inside).
  • Registration fee: 2%, doubled from 1% on 31 August 2025.

Together these add about 12.65% to the agreement value. Here is what that does to each Concorde Sienna price point, using the 3% surcharge that applies on the Kannur stretch.

Home Agreement value GST Stamp duty, cess, surcharge, registration All-in
2 BHK 2T (1,200 sq ft) Rs 1,26,00,000 Rs 6,30,000 Rs 9,63,900 Rs 1,41,93,900
3 BHK 2T (1,553 sq ft) Rs 1,63,00,000 Rs 8,15,000 Rs 12,46,950 Rs 1,83,61,950
3 BHK 3T (1,680 sq ft) Rs 1,76,00,000 Rs 8,80,000 Rs 13,46,400 Rs 1,98,26,400
3 BHK 3T (1,690 sq ft) Rs 1,77,00,000 Rs 8,85,000 Rs 13,54,050 Rs 1,99,39,050
3 BHK 3T (1,870 sq ft) Rs 1,96,00,000 Rs 9,80,000 Rs 14,99,400 Rs 2,20,79,400

Two things catch people out. First, any cost sheet dated before 31 August 2025 understates registration, because the fee doubled from 1% to 2% that day. Second, your bank lends against the agreement value, not the taxes, so every rupee of GST and stamp duty comes out of your savings.

On top of the statutory charges come the developer extras: floor rise, car parking, club membership, BESCOM and BWSSB deposits, legal fees and the maintenance advance. Together these can add several lakh more, so ask for each one with an amount next to it.

Cash You Need Before the Loan: Concorde Sienna 2 BHK

The Concorde Sienna price is only half the planning. The other half is the cash you need in hand. Here is an illustrative plan for the Rs 1.26 Cr 2 BHK with an 80% home loan.

Item Amount When it is due
Your 20% share of the agreement value Rs 25,20,000 Early instalments, usually in the first few months
GST at 5% Rs 6,30,000 Spread across construction instalments
Stamp duty, cess, surcharge and registration Rs 9,63,900 On registration day
Cash from savings Rs 41,13,900 Before parking, deposits and other extras

In short, you need a little over Rs 41 lakh of your own money for the smallest home, before any developer extras. For a 3 BHK at Rs 1.63 Cr the same calculation comes to about Rs 53 lakh.

Concorde Sienna EMI for Every Configuration

The EMI table assumes an 80% loan at an illustrative 8.5% over 20 years. Your bank’s rate and your eligibility will differ, so use it to compare configurations rather than as an offer.

Home Loan (80%) EMI per month Take-home pay for 50% EMI ratio
2 BHK 2T (1,200 sq ft) Rs 1,00,80,000 Rs 87,477 Rs 1,74,953
3 BHK 2T (1,553 sq ft) Rs 1,30,40,000 Rs 1,13,164 Rs 2,26,328
3 BHK 3T (1,680 sq ft) Rs 1,40,80,000 Rs 1,22,190 Rs 2,44,379
3 BHK 3T (1,690 sq ft) Rs 1,41,60,000 Rs 1,22,884 Rs 2,45,768
3 BHK 3T (1,870 sq ft) Rs 1,56,80,000 Rs 1,36,075 Rs 2,72,149

Most lenders want the EMI to stay below about half of your take-home pay. For the entry 2 BHK that points to a household income of roughly Rs 1.75 lakh a month or more. If you will still pay rent until handover in 2030 or 2031, add that to the monthly budget as well – pre-EMI interest plus rent is the real cost of the waiting years.

The Carpet Area Question Behind the Concorde Sienna Price

The Concorde Sienna price is quoted per sq ft of super built-up area, which includes your share of lobbies, lifts, stairs, walls and the clubhouse. Carpet area is the floor you actually live on, and it is the figure RERA requires the developer to file.

Concorde does not publish carpet areas on its microsite. One secondary source reports the 2 BHK carpet area as 816 to 830 sq ft. If that is right, the loading is about 31%, and the real price per sq ft of carpet is around Rs 15,300 rather than Rs 10,500.

That is not unusual for a tall tower, where lifts, fire stairs and lobbies on every floor push the loading up, but it is the number to compare across projects. The Real Estate (Regulation and Development) Act defines carpet area precisely, so ask for it in writing for your exact unit.

Measure 2 BHK figure
Super built-up area 1,200 sq ft
Reported carpet area 816 – 830 sq ft
Implied loading About 31%
Price per sq ft of SBA About Rs 10,500
Price per sq ft of carpet About Rs 15,300

The Hidden Cost of Waiting: Rent and Pre-EMI Until 2031

The Concorde Sienna price on the cost sheet does not include the cost of time. The RERA completion date is July 2031, and the developer target reported by portals is December 2030. If you are renting today, you will keep paying rent for roughly four to five years while the building goes up.

Under a construction-linked plan, the bank releases the loan in stages, and you pay interest only on the amount released so far – the pre-EMI. That starts small and rises as the tower climbs, so in the final year you may be paying close to a full EMI on top of rent.

Waiting cost (illustrative) Assumption Approximate total
Rent until handover Rs 30,000 a month for 4.5 years Rs 16,20,000
Pre-EMI interest Rs 1 Cr loan released evenly over 4.5 years at 8.5% Rs 19,12,500
Total cost of waiting Before any rent increases Rs 35,32,500

Put simply, the waiting years can add something like Rs 35 lakh to the real cost of the entry home. Some developers offer subvention or deferred-payment plans that shift part of this burden; if one is offered for Concorde Sienna, compare its total cost with a standard plan rather than looking only at the monthly figure.

Extra Charges to Ask About on the Concorde Sienna Price

Charge What to ask Why it matters
Floor rise Rate per floor and from which floor it starts Can add lakhs on upper floors of a 28-floor tower
Car parking Covered or open, and the price per slot Often charged separately from the base price
Club membership One-time fee and when it is due Club Evolve is 10,000 sq ft; ask if the fee is refundable
BESCOM and BWSSB deposits Actual amounts, not ‘at actuals’ Paid at handover, usually in cash
Maintenance advance Months collected in advance and the rate per sq ft Can be 12 to 24 months upfront
Legal and documentation Fixed fee for the agreement and sale deed Avoid open-ended ‘as applicable’ lines

Rental Yield at the Concorde Sienna Price

Reported 2 BHK rents in gated projects on Hennur Road mostly run between Rs 28,000 and Rs 38,000 a month in 2026. Here is the gross yield on the all-in cost of the entry 2 BHK.

Monthly rent Annual rent Gross yield on Rs 1,41,93,900
Rs 28,000 Rs 3,36,000 2.4%
Rs 35,000 Rs 4,20,000 3.0%
Rs 38,000 Rs 4,56,000 3.2%

After maintenance, property tax and a month or so of vacancy a year, the net yield is closer to 2 to 2.5%. That is below a fixed deposit, so the Concorde Sienna price makes most sense for buyers who will live in the home or who expect the corridor to keep appreciating.

Is the Concorde Sienna Price Fair? Five Checks

  1. Convert to carpet area. Ask for the RERA carpet area for your unit and divide the price by it.
  2. Compare like with like. Line it up against two other new launches on the same stretch, at the same carpet price.
  3. Get the full cost sheet. Floor rise, parking, club and deposits as separate lines.
  4. Add 12.65%. Compare all-in numbers, never headline prices.
  5. Check the completion date. A cheaper flat that hands over two years later is not cheaper once you count the rent you pay meanwhile.

The developer is part of the price too. Our Concorde Group Bangalore review explains how to check Concorde’s completed buildings before you pay a booking amount, and our guide to flats near Manyata Tech Park shows how Hennur compares with the alternatives for a Manyata commute.

Concorde Sienna Price: Which Configuration Is the Best Value?

On a flat base rate, the best value is about what you get for the money rather than the rate itself. The 2 BHK at Rs 1.26 Cr is the easiest to rent and resell on a road with a lot of similar 2 BHK supply, but it also faces the most competition when you sell.

Among the 3 BHK homes, the 1,553 sq ft 3 BHK 2T and the 1,680 sq ft 3 BHK 3T are only 127 sq ft and about Rs 13 lakh apart. If the third bathroom is a genuine en-suite rather than a space carved from a bedroom, the 3T is often the better long-term buy. The 1,870 sq ft home is the flagship and makes sense for larger families who plan to stay.

Our Verdict on the Concorde Sienna Price

The Concorde Sienna price is fair rather than cheap. At about Rs 10,500 per sq ft it sits right on the Hennur Road average, for a low-density project of 260 homes with 75% open space and a branded developer. What makes or breaks the deal is not the base rate but the loading, the extras and the four to five years of waiting.

Our advice: get a written Concorde Sienna price for a named unit, convert it to carpet area, add 12.65% and the developer extras, and then add the cost of waiting until 2031. If that final number still beats the alternatives on the same stretch, the Concorde Sienna price is worth paying.
