Purva Atmosphere Review: Our Luxury Tower Verdict Scored 7.5 Out of 10

After walking the Thanisandra frontage, reading the RERA record and testing the Manyata commute, our team scores this finished Puravankara high-rise 7.5 out of 10, and the half-points it loses are worth knowing before you sign.

Purva Atmosphere review of the luxury Thanisandra high-rise by Puravankara with 2, 3 and 4 BHK homes North Bangalore

Purva Atmosphere Review: Our Verdict First

This is a well-designed, finished luxury tower in the right place for Manyata professionals, sold at a price that leaves little room for investors.

We score it 7.5 out of 10 on overall proposition and 4 out of 10 on risk, where a lower risk score is better.

The score is carried by completion, location and design. It is held back by the price premium, a possession date that moved and running cost.

One open point shapes every recommendation below. Portals report the occupancy certificate and handover from December 2025, but the developer page still says ongoing.

How We Scored It

Our team scored seven criteria that matter to buyers at this ticket, using verified data and our own site visit. The weights reflect owner-occupier priorities.

Criterion Score out of 10 Why
Location and commute 8.5 Manyata about 7 min off-peak
Design and amenities 8.5 Sky club, 9 acres open
Construction status 8 Handover reported Dec 2025
Specification 6.5 Bare kitchen, modest finishes
Price and value 5.5 20 to 40 pct over corridor
Investment yield 5.5 About 2.5 to 3.4 pct gross
Developer record 7.5 Listed, Bangalore since 1975
Overall 7.5 Strong fit, full price

What The Project Gets Right

Completion is the standout. Most competing supply in the corridor completes between 2027 and 2031, while this tower is reported handed over.

The Manyata commute is genuinely short, about fifteen minutes even at shift-change peaks, and that advantage is permanent.

Nine acres of open space on a site of about 13 acres is a strong ratio for a high-rise community in a dense corridor.

The 34th-floor sky club is a real differentiator. No other completed project nearby offers a club at that height.

Architecture by Hadi Teherani and an Asia Pacific Property Award for best residential high-rise in India give the design verifiable credentials.

School and hospital density within fifteen minutes is among the best in North Bangalore, with three multi-speciality hospitals nearby.

Where The Purva Atmosphere Review Turns Critical

The price is high. Asking rates of about Rs 15,850 per sq ft, and listed rates up to Rs 18,750, sit well above the Thanisandra average.

Official pricing is inconsistent. Three developer pages quote 3 BHK homes from Rs 2.85 crore, Rs 2.99 crore and Rs 3.15 crore.

The possession date moved. Early material showed March 2024, a later page March 2025, and RERA records 30 June 2025, with handover reported in December 2025.

Kitchens arrive with plumbing and electrical points only. That adds Rs 4 lakh to Rs 10 lakh that buyers often forget to budget.

Running costs will be high. Lifts serving 34 floors, a sky club and an air filtration tower are expensive to maintain over twenty years.

Main-road traffic and gate queues at Manyata add real minutes, and lower floors facing Thanisandra Main Road carry noise.

What Our Site Visit Added

Our team walked the Thanisandra Main Road frontage at peak and off-peak hours and timed the drive to the Manyata gates.

The towers read as far apart on site, which is the payoff of holding about nine acres as open space.

The main-road edge is busy and commercial. Units facing the internal landscape will feel very different from those facing the road.

The sky club is the feature visitors ask to see first, so book the visit when the 34th floor is open to view.

The Miyawaki planting is young. It will take several more years to read as a forest, so judge it as a long-term asset.

This Purva Atmosphere review weighs the site visit alongside documents, because a tower can look strong on paper and still feel wrong at the gate.

The Paperwork Behind The Score

The Karnataka RERA registration is PRM/KA/RERA/1251/472/PR/190204/002350, with a registered completion date of 30 June 2025.

Verify the status, any extension and the filed plans on the Karnataka RERA portal before you pay any amount.

Land is quoted as about 13 acres by the developer, 12 acres approx in the RERA summary and 12.81 acres on a portal. Ask for the approved plan.

Unit counts differ too, at 939 on most listings and 1,042 on one portal. Neither variance is a red flag, but both should be resolved in writing.

A separate Purva Atmosphere exists in Keshav Nagar, Pune. Check that every document you sign refers to the Thanisandra project.

The Developer Track Record

Puravankara Limited was founded in 1975 and is listed on the NSE and BSE, as set out on its Wikipedia page.

It runs the Purva premium brand and the Provident mid-income brand. This project was the first launch under the top-tier Purva WorldHome Collection in December 2019.

Delivered figures vary by source, from 50 million sq ft across 86 projects as of March 2024 to 56 million sq ft in a 2026 profile.

Our Provident vs Purva comparison explains how the two brands differ on specification and price.

How It Stacks Up Against Nearby Options

Project Entry price Handover Best for
Purva Atmosphere Rs 2.85 Cr (3 BHK) Reported Dec 2025 Move in now
Nikoo Homes 8 Rs 93 L Dec 2031 RERA Budget entry
Sobha Victoria Park Rs 1.60 Cr Dec 2027 Mid-ticket Hennur
Embassy Astra Rs 3.95 Cr 2030 Very large homes

Sobha Victoria Park on Hennur Road suits a buyer who can wait until 2027 and wants a lower ticket.

Embassy Astra in Hebbal suits a buyer who wants much larger homes and can wait until 2030.

Our Nikoo Homes 8 review covers the budget township option, which carries the longest wait of the set.

Against all three, the Purva Atmosphere review trade-off is simple. You pay more here to move in now and skip construction risk.

Who Our Purva Atmosphere Review Recommends It For

Manyata, Karle Town Centre and Kirloskar Tech Park professionals upgrading from rented homes in the corridor are the clearest fit.

Families who prioritise schools and hospitals get dense options within fifteen minutes and nine acres of open space inside the gate.

NRIs who want a finished asset near the airport with a deep tenant pool will find management straightforward.

We would not recommend it to a yield-first investor, a first-time buyer on a stretched budget, or anyone commuting daily to Whitefield or Electronic City.

Frequently Asked Questions

What is the overall Purva Atmosphere review verdict?

We score the project 7.5 out of 10 on overall proposition and 4 out of 10 on risk.

It is a finished, well-designed luxury tower close to Manyata Tech Park, with a 34th-floor sky club and nine acres of open space.

It is priced well above the Thanisandra average, so it suits owner-occupiers more than yield-focused investors.

Is the project ready to move in?

Several independent listings report that the occupancy certificate was received and handover began in December 2025.

The developer page still lists the project as ongoing, so ask Puravankara for the OC and completion certificate copies before paying.

If both are in place, a completed unit can be occupied or rented immediately after registration.

What are the main pros?
Reported completion while most corridor supply finishes between 2027 and 2031, Manyata Tech Park about seven minutes away off-peak, nine acres of open space, a 34th-floor sky club, architecture by Hadi Teherani with an Asia Pacific Property Award, and strong school and hospital density within about fifteen minutes of the gate.
What are the main cons?
A high price per sq ft against the corridor, three different official starting prices for the same 3 BHK, a possession date that moved more than once, kitchens delivered as bare points, main-road traffic and noise on lower floors, and maintenance charges that are likely to be high for a 34-floor tower with a sky club.
Did the project face delays?

The completion date moved several times. Early broker material showed March 2024, a later developer reference showed 31 March 2025, and the RERA registration records 30 June 2025.

Handover is reported from December 2025. That is a moderate slip by Bangalore standards, but it is part of the record and worth noting.

Is Puravankara a reliable developer?

Puravankara Limited was founded in 1975, is headquartered in Bengaluru and is listed on the NSE and BSE.

It runs the Purva and Provident brands and reports delivered space between about 50 million and 56 million sq ft depending on the source and date.

Being listed lowers title and documentation risk compared with smaller developers.

Who should not buy here?

A yield-first investor, because gross yield runs about 2.5 to 3.4 percent. A first-time buyer on a tight budget, because the 2 BHK starts around Rs 2 crore on resale.

And anyone commuting daily to Whitefield or Electronic City, where peak commutes run an hour or more each way from Thanisandra.

How does it compare with Embassy Astra and Sobha Victoria Park?

Embassy Astra in Hebbal starts near Rs 3.95 crore with much larger homes and a 2030 handover.

Sobha Victoria Park on Hennur Road starts near Rs 1.60 crore with a December 2027 target.

This tower sits between them on ticket and is the only one of the three already reported handed over.
