Purva Park Hill Review: Our 7.5 Out of 10 Verdict and Scorecard

Our team scored this near-handover Puravankara enclave on seven criteria, from tri-deck layouts and metro access to yield and possession clarity, and it lands at 7.5 out of 10 for the right buyer.

Purva Park Hill review and scorecard for luxury 3 BHK tri-deck apartments off Kanakapura Road South Bangalore

Purva Park Hill Review: The Short Version

This is a four-tower, G plus 20 enclave of about 492 homes by Puravankara Limited, off Kanakapura Road in Mallasandra.

The developer now sells 3 BHK tri-deck homes of about 1,748 to 1,938 sq ft from about Rs 2.02 crore, with the 2 BHK reported sold out.

Its real selling point is timing. Construction was reported at 95 percent by May 2026, so you are buying close to handover.

Our overall score is 7.5 out of 10, with a risk score of 4 out of 10, where a lower risk score is better.

In one line, this Purva Park Hill review finds a strong family home and a weak rental investment.

Criterion Our score Why
Location and metro 7.5 / 10 Green Line close, east side far
Layout and size 8.5 / 10 Large tri-deck 3 BHK
Amenities and open space 7.5 / 10 80 pct open, average club area
Price and value 7.5 / 10 Low end of launch band
Rental yield 4 / 10 About 2.2 pct gross
Possession clarity 6 / 10 Sources disagree by tower
Developer record 8 / 10 Listed, 50-year history
Overall 7.5 / 10 Strong for end-users
Risk 4 / 10 Lower is better

What We Liked

The 3 BHK layouts are large for South Bangalore. The Comfort offers about 1,222 sq ft of carpet and the Grand about 1,355 sq ft.

The tri-deck design adds three outdoor spaces per home, with double-height balconies that bring in light and volume.

About 80 percent open space and a one-kilometre jogging track give the site a spacious feel that most four-tower projects cannot match.

The squash court, guest rooms and work-from-home zones are thoughtful additions that older projects on the corridor lack.

Vajarahalli Metro on the Green Line is about 12 minutes away, giving a traffic-proof route to Jayanagar and Majestic.

The site is set back about one kilometre from the arterial, which keeps noise down, while the Turahalli forest belt keeps the air cleaner.

Purva Highlands next door means an established community and working neighbourhood services from day one.

What Held The Score Back

Rental yield is weak at roughly 2.2 percent gross, using a Rs 37,000 asking rent for a similar home in Purva Highlands.

Possession dates differ. The developer FAQ says March 2026 onwards, while the RERA completion date is 31 December 2027.

One advisory site lists Towers A and B from December 2026, which suggests handover is staggered by tower.

Land area is quoted at about 15 acres by the developer and at 17.3 and 5.4 acres by portals, which makes density comparisons unreliable.

With the 2 BHK sold out, the entry ticket is above Rs 2 crore, which rules out many first-time buyers.

Commutes to Whitefield, Outer Ring Road and North Bangalore are long, and the airport is about 54 km away.

Tertiary hospitals are 20 to 30 minutes away, and civic infrastructure in the immediate pocket is still developing.

Construction Status And Buyer Feedback

All four wings were registered with Karnataka RERA on 1 June 2022, with registration numbers ending 004946 to 004949.

The developer publishes monthly construction updates, and one portal reported 95 percent completion by 29 May 2026.

One buyer comment from 2025 on an advisory site alleged handover delays and weak communication. We could not verify it.

We include it because it is the kind of issue worth raising directly with the sales team, not because it settles anything.

Ask which wing your unit is in, whether its occupancy certificate is issued, and what the written handover date is.

Check each wing’s live status on the Karnataka RERA portal before you pay a booking amount.

The Developer Behind The Project

Puravankara was founded in 1975 by Ravi Puravankara, is headquartered in Bengaluru and is listed on the BSE and NSE.

It runs the premium Purva brand and the mid-income Provident brand. The Puravankara Wikipedia page covers its corporate history.

An April 2025 fact sheet reports 52.74 million sq ft delivered across 90 plus projects, while early 2026 material cites about 56 million sq ft across 93.

The project campaign page separately claims more than 42,500 homes delivered. We treat these as differently measured figures.

Our team has also assessed Purva Northern Lights in Bagalur and Provident Equinox 6 in Kengeri from the same group.

Who Our Purva Park Hill Review Recommends It For

South Bangalore families upgrading from Jayanagar, JP Nagar or Banashankari are the clearest fit, for size, schools and familiarity.

Green Line commuters to the CBD and professionals in Electronic City who can drive off-peak are the second fit.

NRIs with roots in the area who want a near-ready home to occupy later will find the low management load appealing.

Retirees will value the quiet setting and the clinic inside the gate, but should weigh the hospital drive.

Buyer type Fit Main reason
South Bangalore family Strong Size, schools, community
Green Line commuter Strong Metro to CBD
Electronic City worker Good NICE Road off-peak
NRI future home Good Near-ready, low upkeep
Retiree Moderate Quiet, but hospitals 20-30 min
Yield investor Weak About 2.2 pct gross
First-time buyer Weak Entry above Rs 2 Cr
Whitefield or Manyata worker Poor Long daily commute

How It Stacks Up Against Alternatives

Kalyani Kanakapura Road offers larger homes in a single low-density tower, but at a higher ticket and with completion around 2030.

Buyers comparing the group’s two labels should read our Provident vs Purva comparison before deciding which brand suits their budget.

Sattva Forest Ridge in JP Nagar 9th Phase wins for buyers who want to walk to a metro station, with entry prices from about Rs 70 lakh.

Prestige Forest Edge is the lower-ticket corridor option, with smaller homes and a later handover.

Our view is that few corridor options combine this home size with this short a wait, which is why the score holds up despite the weak yield.

Final Purva Park Hill Review Verdict

Buy if you want a large 3 BHK in South Bangalore that you can move into soon, and you work in the south, the centre or along the Green Line.

Do not buy if you need rental income to service a loan, if your budget stops below Rs 2 crore, or if you commute east or north daily.

Before signing, walk a finished flat, confirm the occupancy certificate for your wing and get an itemised cost sheet in writing.

We will update this Purva Park Hill review as towers receive occupancy certificates and the first verified rents appear.

Frequently Asked Questions

What is the overall Purva Park Hill review score?

We score the project 7.5 out of 10 overall and 4 out of 10 on risk, where lower is better.

The score is carried by near-ready status, large tri-deck 3 BHK layouts, about 80 percent open space and Green Line access.

It is held back by a gross rental yield near 2.2 percent, conflicting possession dates and limited remaining stock.

Is Purva Park Hill a good project?

Yes, for the right buyer. It is a well-planned, near-ready Puravankara enclave with large homes, three clubhouses and a high open-space ratio.

It suits South Bangalore families and Green Line commuters. It is less suitable for yield investors, first-time buyers under Rs 2 crore and anyone commuting daily to Whitefield or Manyata.

Is the project ready to move in?

It is at or near handover. One portal reported 95 percent construction by May 2026, and the developer FAQ says possession from March 2026 onwards.

The RERA completion date is 31 December 2027, and one advisory site lists Towers A and B from December 2026.

Handover appears staggered by tower, so confirm the date for your wing.

Have buyers reported delays?

One buyer comment from 2025 on an advisory site alleged handover delays and weak communication. We could not verify it, and it is a single comment.

It is still worth raising with the sales team. Ask for the written handover date for your wing and whether the occupancy certificate has been issued.

What are the biggest drawbacks?

The main drawbacks are a gross rental yield of about 2.2 percent and conflicting possession dates across sources.

The entry price is above Rs 2 crore now that the 2 BHK is sold out.

Commutes to the east and north of the city are long, and tertiary hospitals are 20 to 30 minutes away.

Is Puravankara a reliable developer?

Puravankara was founded in 1975, is headquartered in Bengaluru and is listed on the BSE and NSE.

It reports more than 50 million sq ft delivered, with figures of 52.74 million and about 56 million sq ft in different fact sheets.

Its listed status and long Bangalore record lower execution and paperwork risk compared with smaller builders.

How does it compare with nearby projects?

It sits between budget options such as Prestige Forest Edge, which starts near Rs 71 lakh, and larger premium homes at Kalyani Kanakapura Road from about Rs 3.58 crore.

Sattva Forest Ridge wins on walking distance to the metro. This project wins on the combination of large homes and a short wait for possession.

What should I check before booking?

Walk a finished flat in a completed tower rather than a sample flat. Confirm your wing, its occupancy certificate and the written handover date.

Get the RERA carpet area, the itemised cost sheet and the projected post-handover maintenance rate in writing. Verify the wing registration on the Karnataka RERA portal before transferring any money.
