Prestige Padi Home Loan Guide 2026 — Banks, EMI, Process
A Prestige Padi home loan cannot be sanctioned today, because no bank in India lends against an unregistered project.
Modelled ticket Rs 1.5–2.4 Cr | Stamp duty and registration ~11% extra | Our Rating: prepare now, apply later
Our verdict: use the waiting period to fix your credit file and assemble the cash component. Buyers who arrive at sanction prepared get a better rate than buyers who start from zero.
The position today, stated plainly
A Prestige Padi home loan is not available, and any intermediary suggesting otherwise is describing a different product. Scheduled banks and housing finance companies lend against a registered project with an approved plan, a clear title and a filed carpet-area schedule. This project has a corporate land purchase and an exchange disclosure, but no Tamil Nadu RERA registration.
That is a hard rule rather than a branch-level preference. It applies at SBI, HDFC Bank, ICICI Bank, Axis Bank, LIC Housing Finance and every other regulated lender, and it does not soften for a strong developer. Prestige Estates and Arihant Foundations being listed companies makes no difference to it.
What this actually changes is sequence rather than outcome. The loan becomes available once registration happens, and almost everything you would normally do in the eight weeks before applying can be done now instead. That is the practical value of a waiting period most buyers waste.
What the borrowing will look like
| Item | Working figure |
|---|---|
| Modelled 2 BHK ticket | approx. Rs 1.5–1.9 crore |
| Modelled 3 BHK ticket | approx. Rs 2.0–2.4 crore |
| Maximum funding | 75–80 per cent of agreement value |
| Own contribution, 2 BHK | approx. Rs 30–38 lakh |
| Stamp duty and registration | approx. 11 per cent, cash, not funded |
| EMI on Rs 1.3 Cr, 20 yrs @ 8.5% | approx. Rs 1,12,800 a month |
| Household income usually needed | approx. Rs 2.6–2.9 lakh a month |
The row buyers most often miss is stamp duty. Tamil Nadu charges roughly 11 per cent of value across stamp duty and registration, payable in cash at the point of registration and funded by no lender. On a Rs 1.7 crore purchase that is about Rs 18.7 lakh sitting on top of your down payment, and it has sunk more Chennai purchases than interest rates ever have.
Lenders generally want the EMI to stay under half of net monthly income, and under about 40 per cent where a car loan or significant card balance already exists. Clearing a small personal loan before applying frequently raises eligibility more than a salary increment would, because it removes a fixed obligation from the calculation entirely.
RERA status: this project is not registered with Tamil Nadu RERA. Under Section 3 of the RERA Act 2016 an unregistered project cannot lawfully be booked, sold or allotted. No price, carpet area, floor plan or possession date has been published. Every figure here is either a disclosed corporate filing or our own modelling, and both are clearly marked.
Which lenders to expect once it is registered
Prestige Estates is one of the most widely bank-approved developers in south India, and its projects routinely carry approval from the largest lenders within weeks of registration. Expect SBI and HDFC Bank to be first, with ICICI Bank, Axis Bank, LIC Housing Finance and Bajaj Housing Finance following on a scheme of this size.
Project approval matters far more than most buyers appreciate. When a lender has already vetted the title, the plan and the developer, your file becomes a personal credit assessment rather than a legal investigation, which typically cuts sanction from around four weeks to about ten days. On a launch where inventory moves fast, that difference decides which unit you get.
Take two or three sanction letters rather than one. Rates between the large lenders usually sit within 25 to 40 basis points of each other, and on a Rs 1.3 crore loan over twenty years that spread is worth roughly Rs 3.2 lakh in total interest. Competing offers are also the only reliable way to get a processing fee waived.
One caution specific to joint ventures: the borrower-facing entity here is Canopy Living LLP rather than Prestige Estates itself. That is entirely normal and does not affect lending once registered, but do check that the sanction letter and the sale agreement name the same entity, because mismatches at this stage cause disbursement delays later.
How disbursement works on an under-construction flat
A Prestige Padi home loan will disburse in stages against construction progress rather than as a single payment. The developer raises a demand letter at each milestone, the bank verifies the stage has actually been reached, and only then releases that tranche. You are never handed the full amount.
Until the whole loan is drawn you pay pre-EMI, which is interest on the disbursed portion alone and reduces your principal by nothing. On a large phased project where first handover might be four to five years after launch, that period is long and the total interest paid during it is substantial.
Most lenders offer a tranche EMI alternative where you pay full instalments from the first disbursement. It costs more each month and saves a meaningful amount over the life of the loan, and it is rarely offered unless you ask for it by name. On a five-year construction window the saving can run into several lakh.
What to do during the waiting period
Pull your CIBIL report now and correct anything wrong on it. Disputes take four to six weeks to resolve, a score above 750 is what earns the advertised rate, and below 700 you should expect either a rejection or a premium of 50 to 100 basis points. On a Rs 1.3 crore loan, 75 basis points is roughly Rs 6 lakh over twenty years.
Keep salary credits clean and visible for at least six months and avoid taking any new unsecured borrowing in that window. Lenders read the last six months of bank statements closely, and a fresh personal loan taken three months before application does more damage than a slightly lower salary would.
Assemble the cash component in liquid form rather than in equity you might have to sell at a bad moment. For a modelled Rs 1.7 crore 2 BHK that means roughly Rs 34 lakh of down payment plus about Rs 18.7 lakh of stamp duty and registration, so something above Rs 50 lakh needs to be available within weeks of the price list appearing.
Then pay nothing beyond a fully refundable, receipted expression of interest until the registration number exists. Our pre-launch and EOI guide explains why that sequence protects you and what wording to insist on when the site office pushes for more.
Documents your lender will want
The paperwork for a Prestige Padi home loan splits into two halves, and only one of them is yours to control. Your half is identity, income and credit: PAN and Aadhaar, six months of bank statements, three months of salary slips, two to three years of Form 16 or income tax returns, and existing loan statements if you carry any.
Self-employed applicants face a longer list, usually three years of audited financials, business registration proof, GST returns and twelve months of current-account statements. Sanction typically takes a week longer than for salaried applicants, which is worth knowing when a launch allotment window is only days wide.
The project half is the developer’s responsibility and it is exactly what does not exist yet: the TNRERA registration certificate, CMDA planning permission, the approved plan, the title deed chain and the encumbrance certificate. No lender opens a file without them, which is the whole reason the loan cannot move today.
One practical step you can take now is a pre-approved loan based on your income alone, which several lenders offer with a three to six month validity and no property attached. It does not commit you to anything, it confirms your eligibility band before the price list lands, and it means the only variable left at launch is the apartment itself.
If you would rather borrow now
Registered Chennai stock exists today and is fully financeable. Brigade Morgan Heights at Perumbakkam starts near Rs 1.25 crore with a statutory handover date and bank approval in place, and resale stock across Mogappair and Ambattur is loan-eligible immediately at Rs 90 lakh to Rs 1.6 crore.
The trade is straightforward. Buying registered gets you a loan, a date and legal protection today; waiting for a Prestige Padi home loan gets you a newer building in a better-connected pocket at a discount to Anna Nagar, at the cost of an indefinite wait with your own capital exposed in the meantime.
Our Prestige Padi project page tracks the registration status and carries the full document checklist, and our investment analysis works through whether the numbers justify the wait at all.
One last point on timing. The gap between a TNRERA number being issued and the first allotment window closing is often only a few weeks, so a Prestige Padi home loan file that is already half-built at that moment is worth more than a marginally better interest rate found later. Preparation beats shopping here.
