Why Pre-Registration Money Is A Bad Trade

The problem is what you are actually holding. Before registration there is no defined project, no recorded possession date, no escrow protection, no published plan and no regulator jurisdiction over the transaction.
If something goes wrong, your recourse is a civil claim against a company for a payment made outside the framework designed to protect exactly this situation.

Confirm four things match what you have been told: the promoter name, the project location and survey details, the recorded possession date, and the approved plans.
Check the quarterly progress updates the promoter is required to file. A project filing regular updates is behaving differently from one that registered and went quiet.
If the number you were given does not appear, or the details do not match, stop. That discrepancy is the whole reason the register exists.

Use The Waiting Period Well

Once the Prestige Velachery RERA number exists, insist on six items in writing before any money moves.
The RERA carpet area for your configuration and the loading factor to saleable area. The approved plan and tower-wise unit count. The payment schedule tied to construction milestones rather than to calendar dates. The possession date as recorded in the registration. The car park allocation and type. The projected monthly maintenance rate per square foot and the corpus quantum.
Also confirm the full cost stack: 7 percent stamp duty, 4 percent registration, 5 percent GST without input credit on an under-construction premium unit, plus corpus, clubhouse, connection deposits and legal fees. Budget 15 to 18 percent above agreement value.
Verbal assurances on any of these are worth nothing. A sales executive who will not put an answer in writing has told you something important.
