Carpet Area Is The Only Number That Counts
When a Prestige Velachery floor plan does appear, note that Chennai practice quotes saleable or super built-up area freely. Those figures include a share of common areas, and the loading factor between carpet and saleable varies widely between developers and projects.
Two projects advertised at the same rate per square foot can differ by fifteen percent in the space you actually live in. That difference is real money and it is invisible in the headline.
Under the Real Estate (Regulation and Development) Act, the promoter must disclose carpet area as statutorily defined. That is the number to ask for, in writing, and the number to use for every comparison you make.

Four: what is the car park allocation per unit, and is it basement, podium, stack or mechanical? Stack and mechanical parking on a high-FSI site is common and worth knowing about in advance.
Five: what percentage of the site is genuinely open landscaped space, measured excluding driveways, setbacks and fire tender paths?
Six: where does the amenity deck sit, and is it a real podium with soil depth for planting or a token strip between towers?
Seven: what is the finished site level and plinth height relative to the surrounding road, and how is the basement de-watered in a power failure? This is the Velachery monsoon question and it is not optional.
Eight: which specification items are base offering and which are chargeable upgrades? Flooring, kitchen counters, sanitaryware, air conditioning provision and joinery are where identical headline prices buy very different homes.
Nine: what is the projected monthly maintenance per square foot, and what corpus is being collected?
Ten: what is the possession date recorded in the RERA registration, not the one quoted verbally?
Eleven: what are the unit orientations, and what is the premium for the preferred aspect? In Chennai, orientation affects both comfort and running cost materially.

What A Good Answer Looks Like
On lifts, a reasonable ratio in a premium tower is one lift per roughly forty to fifty homes served, with a separate service lift. Substantially worse than that and you will queue every morning.
On parking, a premium product should offer at least one covered space per home with visitor provision, and clarity on whether second-car spaces are available and at what cost.
On open space, a genuinely good high-FSI project achieves meaningful landscaped area on a structured podium. A weak one counts the driveway.
On maintenance, ask what the rate covers in year ten, not year one. Amenity-heavy towers cost real money to run, and the corpus is what protects you when the developer hands over to the association.
