04 About Indiranagar

From a defence-era layout to Bangalore’s high street

Indiranagar was laid out in the 1970s as a planned residential area on the city’s eastern edge, largely for defence personnel and government employees — a heritage still visible in Defence Colony and the HAL-linked pockets nearby.

Its transformation came with 100 Feet Road. As Bangalore’s economy opened up, the wide arterial filled with showrooms, restaurants and later the pubs and boutiques that made Indiranagar a byword for the city’s nightlife and retail. CMH Road became its second commercial spine.

The Purple Line’s arrival gave the area something most premium Bangalore neighbourhoods still lack — a metro station of its own, on CMH Road. Today Indiranagar is a dense mix of old bungalows, apartments, offices and one of the country’s best-known high streets, and one of the city’s most expensive places to buy.

Old bungalow plots command far more and rarely trade. Indicative trend +6–9%/yr; gross rental yield ~2.8%, reflecting very high capital values.

06 Projects in Indiranagar

Projects & properties in & around Indiranagar

Indiranagar is fully built-out, so new launches are extremely rare and most fresh supply sits around it — in Koramangala, north toward Thanisandra and east along the ORR. Tap any listing for price, floor plans and details.

07 Vs nearby

Indiranagar price vs neighbouring localities

Indiranagar sits at the top of Bangalore’s price ladder with Koramangala; buyers chasing value look to Domlur’s edges, CV Raman Nagar or further east. Here is how per-sq-ft rates compare.

Locality Rate / sq ft Note
Indiranagar ₹14,000–22,000 benchmark (premium)
Koramangala ₹13,000–22,000 comparable, south
Domlur ~₹12,000–17,000 slightly softer, adjacent
HSR Layout ₹11,000–18,000 premium, further south

CV Raman Nagar ~₹8,000–11,000 value, east
08 Connectivity

Commute & connectivity from Indiranagar

To (from Indiranagar) Distance Time (peak) Best via
Indiranagar metro (Purple) in area 3–10 min walk
MG Road / CBD ~5 km 15–25 min metro (Purple)
Koramangala ~5 km 15–30 min Inner Ring Rd
ORR tech parks (Marathahalli) ~11 km 30–50 min Old Airport Rd
Whitefield / ITPL ~16 km 35–55 min metro (Purple)
Airport (BLR) ~33 km 55–85 min Hebbal / ORR

Metro is a genuine advantage here: the Purple Line runs through Indiranagar with its own station on CMH Road, putting MG Road about 15 minutes west and Whitefield a direct ride east — rare for a premium Bangalore neighbourhood. Road-wise, 100 Feet Road, CMH Road and Old Airport Road are heavily congested at peak, and parking on the high street is a daily frustration.
