Bommasandra is the southern terminus of the Yellow Line metro and the industrial anchor of the Electronic City belt. Home to a large KIADB estate and biotech cluster, it offers the area’s cheapest housing with a metro terminus on the doorstep, at around ₹4,000–6,500/sq ft.
Bommasandra (560099) is the Yellow Line’s southern terminus and the industrial anchor of the Electronic City belt. Flats trade around ₹4,000–6,500/sq ft — the cheapest in the area — with a metro terminus on the doorstep.
Bommasandra is best known as an industrial town — a large KIADB estate with manufacturing, pharma and biotech units, sitting at the far southern edge of Bangalore’s built-up area on Hosur Road.
Its status changed in August 2025 when it became the southern terminus of the Yellow Line metro. That gave a low-cost industrial town a direct rail link to the city, and interest in housing here has grown since.
For buyers it is the cheapest entry in the Electronic City belt with genuine metro access — expect an industrial character, basic amenities and truck traffic, offset by terminus-station convenience and the highest yields in the area.
| Config | Monthly rent | Buy (ready-to-move) |
|---|---|---|
| 1 BHK | ₹8k–13k | ₹22–34 L |
| 2 BHK | ₹12k–19k | ₹30–50 L |
| 3 BHK | ₹17k–27k | ₹45–72 L |
Bommasandra flats trade around ₹4,000–6,500/sq ft, the lowest in the Electronic City belt — you pay for an industrial town, but one that now terminates a metro line.
Worker demand plus new metro-driven interest keeps yields near 4.3%, the highest in the area.
