Run the numbers before you assume a year’s slip is a minor inconvenience.
If you are renting while you wait, a comparable villa in this corridor costs Rs 90,000 to Rs 1.6 lakh a month. A twelve-month delay is Rs 11 to Rs 19 lakh of rent you did not plan to pay.
If you have drawn down a construction-linked loan, you are also servicing pre-EMI interest through the delay period without occupying the asset.

RERA’s remedy is real but partial. The promoter owes interest on your paid amounts for the delay period, and you may withdraw with interest if the delay is material.

Promoters must file quarterly updates with the authority covering construction status, units booked and money collected against the project account.

Visit quarterly if you can. Photographs taken from the same vantage point each quarter tell you more about pace than any progress report.
