Sattva Group — Projects, Track Record & Risk Rating 2026
Most Bengaluru buyers know this developer from a residential hoarding. The larger part of the business is commercial office space, and that changes the risk calculation in your favour.
Builder profile | Bengaluru headquartered | Formerly Salarpuria Sattva | Our risk rating: Low
Our verdict: deep local delivery record across a wide price range. Check which segment your project sits in, because the range runs from mid-market plots to Rs 4 crore apartments.
Who the Sattva Group is
The Sattva Group is a Bengaluru-headquartered real estate developer and one of the larger builders operating in the city, with a business that spans residential, commercial office, co-working, industrial and warehousing. It is a local company in a market full of national entrants, which matters more than it sounds.
A developer headquartered in the city it builds in carries a different set of incentives from one running Bengaluru as a regional branch. Land relationships, approval pathways, contractor networks and reputational exposure are all local and all long-running, and a company that has to keep selling in the same city for the next twenty years has to keep delivering in it.
The point buyers most often miss is the composition of the business. The residential projects are the visible part, but commercial office development and leasing is a substantial share of what the group does, and an office landlord earns rent for decades from buildings it has already delivered. That is a fundamentally steadier revenue base than selling apartments.
That composition is the single strongest argument in the group’s favour from a homebuyer’s perspective. A developer whose cash flow depends entirely on the next launch is exposed to every downturn in the residential cycle. One with a leased office portfolio has income that does not stop when sales slow, which is what funds construction through a bad year.
The Sattva Group name change, and why it matters
If you are researching this builder you will run into two names, and it causes genuine confusion. The business operated for years as Salarpuria Sattva and has since moved to the shorter Sattva Group branding, so older projects, older coverage and older documents carry the longer name.
This is a practical problem rather than a cosmetic one. A buyer searching for delivery history, resident reviews or litigation under only the current name will miss a decade of material filed under the old one, and will reach a far thinner picture of the track record than actually exists.
Search both. When you check the Karnataka RERA portal for a project or a promoter, run the query against both the Sattva Group name and the Salarpuria Sattva name, because registrations filed at different times may sit under different promoter entities. The same applies to any consumer forum or court search you run.
It also matters for comparing resale values. An older building marketed as Salarpuria Sattva and a new launch marketed as Sattva are from the same developer, and a resale buyer who does not realise that may undervalue the older stock. We have compared one of those older projects directly in our piece on Brigade Lumina against Salarpuria Sattva Fernwood.
The Bengaluru residential range
The Sattva Group portfolio is wide, and that width is the thing to understand before you judge a specific project. These are the Sattva Group residential developments we cover in detail on this site, with the segment each sits in.
| Project | Type | Where it sits |
|---|---|---|
| Sattva Aaranya | Apartments | Premium, metro-adjacent, west |
| Sattva Songbird | Apartments | Mid to upper mid-market |
| Sattva Forest Ridge | Apartments | Mid-market |
| Sattva Lumina | Apartments | Mid-market |
| Sattva Park Cubix | Apartments | Mid-market, phased |
| Sattva Vasanta Skye | Apartments | Mid to upper mid-market |
| Sattva Aeropolis | Apartments | North, airport corridor |
| Sattva Bhumi | Plotted | Land, different risk profile |
| Sattva City | Large format | Township scale |
That range, from plotted land through mid-market towers to a Rs 3.19 crore metro-adjacent launch, is unusually broad for one developer. It is a strength in that the company clearly has execution capability across formats, and a caution in that a buyer cannot read across from one project’s experience to another’s.
A resident’s view of a mid-market project tells you about that project’s specification and maintenance, not about what a premium launch will deliver. The construction team, the contractor, the specification budget and the facility management standard are all set per project, which is why we review each one separately rather than issuing a blanket builder verdict.
Our individual assessments of Sattva Songbird and Sattva Forest Ridge cover two points in that range, and the premium end is covered in our Sattva Aaranya review. Reading the one closest to your own budget will tell you more than any portfolio-level summary.
What we can and cannot tell you about the Sattva Group
We do not publish delivered square footage, project counts or financial figures for this or any developer, and that is deliberate rather than an omission. Those numbers circulate widely in secondary sources, change every quarter, and are frequently out of date or simply repeated from a press release without verification.
A buyer committing Rs 3 crore deserves better than a figure we copied. What we can tell you is exactly where to get the current numbers yourself, and in every case they are free and public. The group publishes its own project and corporate information on the Sattva Group website, which is the right starting point.
For anything that affects your contract, the Karnataka RERA portal is authoritative and the developer’s own material is not. Registration number, promoter entity, sanctioned plan, declared carpet areas, filed completion date and the quarterly progress reports showing units booked and construction stage are all there, filed under law.
The gap between what a brochure says and what the RERA filing says is the most useful thing you can measure about any developer. Where the two agree, you have a company comfortable with scrutiny. Where they diverge on areas, unit counts or dates, you have a conversation to have before you pay anything.
Our Sattva Group risk rating
We rate Sattva Group developer risk as Low, which is the better of the two bands we use for established builders. The reasons are the local headquarters, the breadth of delivered residential formats, the number of completed projects a buyer can physically go and inspect, and the stabilising effect of a commercial leasing business.
That last point carries the most weight. A residential-only developer in a soft market has to keep launching to keep building, and that is where delays start. A developer collecting office rent has a revenue floor underneath the residential business, which is precisely the structure that protects a buyer four years from handover.
A Low rating is not a guarantee and it is not a reason to skip diligence. It means the base rate of delivery problems with this developer is lower than the market average, so your remaining risk sits with the specific project: its site, its approvals, its contractor and its filed completion date rather than with the company.
It also does not speak to pricing. A developer can be entirely reliable and a particular project can still be poor value, which is exactly the conclusion we reached on the premium west Bengaluru launch, where the builder is sound and the rate sits 50 percent above the locality.
Your diligence, in one afternoon
Start on the RERA portal with the exact phase you are being sold, not the project as a whole, since phases register separately and a neighbouring phase’s registration does not cover yours. Read the declared completion date off the certificate and pull the most recent quarterly progress report for units booked and construction stage.
Then run the same search under the Salarpuria Sattva name to surface older registrations and any history filed under the previous branding. Compare the filed carpet areas against the price list you have been given, because that is where discrepancies show up first and where they matter most to your money.
Finally, and most usefully, go and stand in a delivered project. Pick one handed over five or six years ago, walk the common areas, look at the landscape upkeep, the lift condition, the water and sewage systems and the state of the clubhouse. A developer’s real track record is what their 2019 building looks like in 2026, and almost nobody checks.
Our guides on which possession date to believe and what sits outside the headline rate cover the two places where buyers most often lose money even with a reliable builder.
Frequently asked questions
Is the Sattva Group the same as Salarpuria Sattva?
Yes. The business operated as Salarpuria Sattva and moved to the shorter Sattva branding, so older projects and filings carry the longer name. Search both when checking delivery history or RERA records.
What is our risk rating and why?
Low. Bengaluru headquarters, a wide range of delivered residential formats you can physically inspect, and a commercial leasing business that provides revenue when residential sales slow.
Why does an office portfolio matter to a homebuyer?
Because leased offices earn rent for decades from buildings already delivered. That income continues when apartment sales slow, and it is what funds construction through a bad year on a four-year build.
Can I judge one project by another?
No. The portfolio runs from plotted land to a Rs 3.19 crore premium launch, and specification, contractor and facility management are set per project. Read the review closest to your own budget.
Does a Low rating mean the price is fair?
No. Builder risk and value are separate questions. We rate this developer Low risk and still flagged one of its launches as priced about 50 percent above its own micro-market.
