1 BHK vs 2 BHK Bangalore — Which Rents Out Better in 2026?
A Bengaluru 1 BHK earns about Rs 34 per sq ft a month in rent. A 2 BHK on the same floor earns about Rs 30. The smaller unit wins on yield and loses on resale.
Investor guide | North Bengaluru numbers | Yield gap 40 basis points | Our Rating: 4.4/5 useful
Our verdict: buy the 1 BHK if the asset has to pay for itself from month one. Buy the 2 BHK if you will sell it to a family in eight years.
The question first-time investors get backwards
The 1 BHK vs 2 BHK decision is usually framed as a budget question, and that is the wrong frame. Most investors ask what they can afford and then buy the largest unit that fits, which is how you end up with an asset that yields 2.8 percent when a cheaper one next door yields 3.2 percent.
The right frame is what the asset has to do. If it must service its own loan from month one, the compact unit is almost always the better instrument. If it is a long-hold where you expect to exit to an end user, the two-bedroom is the better instrument. These are different jobs, and the same apartment cannot do both well.
We will work the comparison with live north Bengaluru numbers rather than generic ratios, using a current Thanisandra project where both configurations are sold off the same rate card at the same specification. That removes the usual distortion where the small unit is in a worse building than the large one.
The 1 BHK vs 2 BHK entry cost, side by side
| Item | 1 BHK | 2 BHK |
|---|---|---|
| Super built-up area | 786 sq ft | 1,246 sq ft |
| Base price | Rs 93 lakh | Rs 1.46 crore |
| Rate per sq ft | Rs 11,832 | Rs 11,718 |
| All-in, with charges and taxes | about Rs 1.01 crore | about Rs 1.58 crore |
| Down payment at 80% funding | about Rs 26 lakh | about Rs 41 lakh |
| All-in figures add roughly 8 percent for charges and 5 percent GST on an under-construction purchase. Illustrative. | ||
Note the rate card first. At Rs 11,832 against Rs 11,718 per sq ft, the 1 BHK is priced within 1 percent of the 2 BHK, which is unusual. In most Bengaluru projects the compact unit carries a 5 to 10 percent rate premium because it sells faster, and that premium is what normally destroys the small unit’s yield advantage.
The down payment gap is the other thing to notice. Rs 26 lakh against Rs 41 lakh is a Rs 15 lakh difference in capital you have to find today, and on a construction-linked plan that gap compounds, because every slab milestone on the larger unit draws a bigger cheque.
Rent per sq ft is where they separate
| Metric | 1 BHK | 2 BHK |
|---|---|---|
| Market rent, furnished | Rs 27,000 / month | Rs 37,000 / month |
| Rent per sq ft | Rs 34.4 | Rs 29.7 |
| Gross yield on all-in cost | 3.21% | 2.81% |
| Maintenance as share of rent | 11.6% | 13.5% |
| Typical tenancy length | 1 to 2 years | 2 to 4 years |
Rs 34.4 against Rs 29.7 per sq ft a month is a 16 percent advantage to the smaller unit, and it flows straight through to yield: 3.21 percent against 2.81 percent, a gap of 40 basis points. On an all-in Rs 1.01 crore purchase that is about Rs 40,000 a year of extra income you did not have to pay more per sq ft to get.
Maintenance reinforces the same direction. Common-area charges are levied per sq ft, so a 786 sq ft unit at Rs 4 per sq ft pays Rs 3,144 a month against Rs 4,984 for the 1,246 sq ft unit. As a share of the rent collected, that is 11.6 percent against 13.5 percent, so the compact unit keeps more of what it earns.
The last row is where the small unit gives something back. One-bedroom tenants are singles and young couples who relocate, marry or upgrade, and they turn over every 12 to 24 months. Each turnover costs roughly one month of vacancy plus brokerage, which is about Rs 40,000 on a Rs 27,000 rent, and that recurs more often than it does on a family tenancy.
The tenant pools are different shapes
In north Bengaluru the one-bedroom pool is enormous and shallow. Embassy Manyata Tech Park alone draws an estimated 80,000 people across its campuses, and a large share of them are under 30, single or newly married, and renting. That demand refills quickly, which is why a well-finished compact unit near an office cluster rarely stays empty for long.
The two-bedroom pool is smaller and stickier. It is couples with one child, or two colleagues sharing, and they sign longer, negotiate harder and look at the school and the park before they look at the apartment. A 2 BHK takes longer to let and then stays let, which is a different risk profile rather than a worse one.
This is why the 1 BHK vs 2 BHK comparison cannot be settled by yield alone. A 3.21 percent yield with a vacancy every 18 months and a 2.81 percent yield with a vacancy every 42 months can land in a similar place over a decade, and which one suits you depends on whether you can absorb an empty month without stress.
Resale is where the 2 BHK wins clearly
When you sell a 2 BHK you are selling to a family that will live in it, and that buyer pays an emotional price and takes a home loan to do it. When you sell a 1 BHK you are mostly selling to another investor, who prices it off the rent it generates and will not pay a rupee more than the yield justifies.
That difference in buyer type shows up as liquidity. In Bengaluru resale, two-bedroom units in the Rs 1 crore to Rs 1.6 crore band are the deepest part of the market, while one-bedroom resale is thinner and takes longer to clear. On a forced sale, expect the compact unit to need a 3 to 5 percent discount that the larger unit does not.
The practical consequence is a holding-period rule. If your horizon is under five years, the resale penalty on the 1 BHK can wipe out the yield advantage you collected. If it is eight years or more, the extra income compounds and the discount at exit matters much less in proportion.
Where size changes the answer
One variable overrides everything above, and it is the actual size of the one-bedroom. A 550 sq ft 1 BHK is a compromise product: a cramped bedroom, a galley kitchen and no room for a desk, and it rents to whoever has no alternative. A 786 sq ft 1 BHK is a different thing, with a usable living space and a bedroom that takes a queen bed and a wardrobe wall.
That 236 sq ft difference is worth far more than its pro-rata share of rent, because it moves the unit from the bottom of the tenant’s shortlist to the top. In our experience the generously sized one-bedroom holds rent through a soft market while the compact version discounts first, and it attracts the couple who would otherwise have taken a 2 BHK.
So the honest version of the 1 BHK vs 2 BHK answer is conditional. The small unit wins when it is genuinely well sized and sold at the same rate per sq ft as the larger plans, which is the case in the current Thanisandra phase at Nikoo Homes 8. Where the compact unit carries a rate premium, the advantage disappears.
The rule we give clients
Buy the one-bedroom if three conditions hold together: it is 700 sq ft or more, it is priced within 2 percent of the project’s larger plans per sq ft, and it sits within 6 km of a major office cluster. Miss any one of those and the two-bedroom is the safer buy.
Buy the two-bedroom if you are a first-time investor who cannot absorb a vacant month, if your exit horizon is under five years, or if there is any chance you will live in it yourself. The 40 basis points you give up is the price of a deeper buyer pool at exit, and for many investors that is cheap.
For the corridor numbers behind this analysis, see our Thanisandra property price guide, and for the project-level detail our Nikoo Homes 8 review. If you are weighing a much larger ticket instead, the economics change again above Rs 3 crore.
Frequently asked questions
In a 1 BHK vs 2 BHK choice, which gives a better rental yield?
The one-bedroom, by about 40 basis points on these numbers: 3.21 percent against 2.81 percent. It earns Rs 34.4 per sq ft a month against Rs 29.7, and pays a smaller share of its rent in maintenance.
Which one is easier to resell?
The two-bedroom, clearly. It sells to families taking home loans, the deepest part of the Bengaluru resale market. One-bedroom resale goes mostly to other investors and often needs a 3 to 5 percent discount.
How small is too small for a 1 BHK?
Below about 700 sq ft the unit becomes a compromise product that discounts first in a soft market. At 786 sq ft you get a usable living area and a proper bedroom, which widens the tenant pool considerably.
How much more capital does the 2 BHK need?
About Rs 15 lakh more at the start: roughly Rs 41 lakh down against Rs 26 lakh at 80 percent funding. On a construction-linked plan every later milestone also draws a proportionally larger cheque.
Does vacancy risk cancel the yield advantage?
Partly. One-bedroom tenancies run 12 to 24 months against 2 to 4 years, and each turnover costs about a month of rent plus brokerage. Over a decade the two options can land closer than the headline yields suggest.
