Brigade Icon Home Loan Guide: Banks, EMI and the Process

A Brigade Icon home loan is straightforward because the project is RERA registered — but at Rs 8.5 Cr the lending rules change.

Our verdict: expect a larger own contribution than the usual 20%, and get on an approved-project list before you apply.

What is different about a loan this size

Most home loan advice is written for a Rs 50 lakh to Rs 1 crore purchase. A Brigade Icon home loan sits far outside that, and three things change once you cross roughly Rs 75 lakh of borrowing.

First, the loan-to-value ratio tightens. Lenders will fund a smaller proportion of a very large property than they would of a modest one, so your own contribution rises in both percentage and absolute terms.

Second, income documentation gets heavier. At this level banks look at business income, capital gains history and existing obligations rather than just a salary slip, and the file takes longer.

Third, the property itself is scrutinised. A registered project with clean approvals moves quickly; anything unregistered will stall. Icon carries Tamil Nadu RERA number TN/29/Building/0392/2024, which removes most of that friction.

Which banks to approach

Lender Why consider it
HDFC Bank Deep experience with large-ticket builder projects
ICICI Bank Quick processing where the project is pre-approved
State Bank of India Often the finest rate; slower paperwork
Axis Bank Flexible on self-employed and business income

The single most useful question to ask is whether the bank has already approved this specific project. An approved-project listing means the legal and technical checks are done at their end, which can save two to three weeks and a good deal of back-and-forth.

Roughly what the EMI looks like

Every Brigade Icon home loan will differ, but the arithmetic is simple enough to sketch. The table below assumes a 20-year term and is purely illustrative — your rate, tenure and contribution will change the numbers.

Loan amount Approx EMI at 8.5%, 20 yr Own contribution needed
Rs 4 Cr about Rs 3.5 lakh a month Rs 4.5 Cr plus costs
Rs 5 Cr about Rs 4.3 lakh a month Rs 3.5 Cr plus costs
Rs 6 Cr about Rs 5.2 lakh a month Rs 2.5 Cr plus costs
Illustrative only. Rates move, and lenders price large loans individually. Use these to sense the scale, not to plan.

Note what the third column does. Because the ticket is large, the cash you need up front is large in absolute terms even at a comfortable loan-to-value. Plan that alongside stamp duty and registration, which on a purchase this size is itself a substantial sum.

Documents and the process

For a salaried applicant: identity and address proof, three years of income tax returns, six months of bank statements, recent salary slips and Form 16. For self-employed: three years of returns with computation, audited accounts, business proof and bank statements for the business as well as personally.

The sequence is application, then technical and legal appraisal of the property, then sanction, then disbursement against construction milestones. On a 2030 handover, disbursement is staged over years rather than paid in one go, which is why the payment plan structure matters so much.

Match the disbursement schedule to the builder’s demand schedule. A mismatch means either paying out of pocket ahead of the bank, or paying interest on money released before you owe it.

Before you apply

Check the RERA entry yourself, get the carpet area in writing, confirm the payment plan is construction-linked, and ask for the maintenance estimate. Those four together tell you more about the real cost of ownership than the interest rate does.

The project details sit on our Brigade Icon listing, and our review and investment analysis cover whether the purchase makes sense before you worry about financing it.

FAQ

Can I get 80% funding? Unlikely at this ticket size. Expect a larger own contribution and plan the cash accordingly.

Does RERA registration help the loan? Yes. It removes most of the legal uncertainty a lender would otherwise have to price in, and it speeds up approval considerably.

Should I take the builder’s preferred bank? Only if the terms stand up. Convenience is worth something, but compare at least two other lenders before deciding.
