What is Electronic City Phase 2 like?

Phase 2 extends the township south and east of Phase 1, developed later and around a different employer mix — Biocon’s biotech operations, SEZ tech parks and newer corporate campuses rather than the original Infosys/Wipro core.

Its appeal is newer housing at lower prices: a large share of the apartment stock here is more recent, with better-planned gated communities, and rates sit modestly below Phase 1 while the same employers and metro remain close.

For buyers it is the value-plus-newer-build option within the core township — expect a slightly less dense, still-filling-in feel, offset by better construction quality per rupee and strong tenant demand.

Property prices & rent in Phase 2

Phase 2 flats trade around ₹5,000–8,000/sq ft, modestly below Phase 1 — you get newer stock and better-planned communities for slightly less.

Biocon and SEZ employee demand keeps yields near 4%, in line with the belt’s strong rental economics.

Commute & connectivity from Phase 2

Phase 2’s employers are walkable and the Yellow Line is ~2 km, with feeder links to the Electronic City and Konappana Agrahara stations. Road trips use the elevated Hosur Road expressway.
