Mahindra Citadel Pimpri: Metro-Side Homes on the Old Mumbai-Pune Highway Explained

Mahindra Citadel Pimpri project details

Mahindra Citadel is a large residential development by Mahindra Lifespace Developers in Pimpri, Pimpri-Chinchwad, on the Old Mumbai-Pune Highway (NH-48). Its biggest selling point is the address: the site sits beside Sant Tukaram Nagar station on Pune Metro’s Purple Line, which has run the full PCMC to Swargate route since September 2024.

The project is being built in phases, each with its own MahaRERA registration and possession date. Homes range from compact 1 BHKs of about 488 sq ft carpet to 4 BHKs of about 1,666 sq ft, priced from roughly Rs 70 lakh to Rs 2.65 Cr. The newest phase, Codename Sanctum (Towers E, F and G), was launched in May 2026 with 2 and 3 BHK homes overlooking the Military Farms.

Buyer tip: Mahindra Citadel has several MahaRERA registrations – one per phase or tower. Ask which registration your unit falls under, then check its completion date yourself on the MahaRERA portal before you pay a booking amount.

Mahindra Lifespaces: The Developer Behind Mahindra Citadel

Mahindra Lifespace Developers is the real estate arm of the Mahindra Group and was established in 1994. In its May 2026 release it reported a development footprint of 53.65 million sq ft of saleable area across seven Indian cities, more than 5,000 acres of ongoing and forthcoming projects, and over 90 awards.

The company has built in Pune since 2007. It describes Mahindra Royale in Pimpri-Chinchwad and The Woods in Wakad as sold out, and its Antheia project in Pimpri has handed over more than 1,000 homes – a completed building close to Mahindra Citadel that you can visit before you buy.

Our Mahindra Lifespaces Pune review goes through the developer’s record in detail, including its net zero commitments and how to check any phase before booking.

Mahindra Citadel Location: Metro at the Gate, Highway at the Door

The first thing that sets Mahindra Citadel apart is its address. Sant Tukaram Nagar station on the Purple Line is beside the site, giving direct metro access to Kasarwadi, Dapodi, Khadki, Shivajinagar and Swargate. The project fronts the Old Mumbai-Pune Highway, and the Pune-Nashik highway is close by.

The project adjoins ICC Devi Gaurav Technology Park, and Pimpri MIDC is a short drive. Pimpri railway station is about 3 km away, Kasarwadi station is close by, and the Vallabh Nagar MSRTC bus terminal is about 500 m from the gate.

Destination Approx. distance Typical peak-hour travel
Sant Tukaram Nagar metro Beside the site Walk
Vallabh Nagar MSRTC terminal 500 m Walk
Dr D Y Patil Medical College & Hospital 1.1 km 5 min
City International School, Pimpri 1.8 km 5 – 10 min
Pimpri railway station About 3 km 10 – 15 min
Elpro City Square Mall 4 km 15 min
Pimpri MIDC Short drive 15 – 20 min
Shivajinagar By metro About 20 – 25 min by metro
Hinjewadi IT Park About 15 km by road 45 – 60 min at peak

Metro travel times are estimates; road times vary with traffic, so drive the route at peak hour before you decide. For how the metro changes property values along this corridor, see our guide to property near Pune Metro.

Schools, hospitals and daily life

The neighbourhood is mature rather than emerging. Dr D Y Patil Medical College & Hospital is about 1.1 km away, City International School about 1.8 km, and Elpro City Square Mall in Chinchwad about 4 km. Everyday shopping, banks and markets are already in place along the highway.

Phases and Towers of Mahindra Citadel

Mahindra Citadel is being delivered in stages, which matters because each phase has its own RERA registration, price and possession date.

Phase What was launched Configurations Reported possession
Earlier phases Initial towers; most of phases 1 and 2 reported sold 2, 3 and 4 BHK June 2028 (RERA P52100047656)
Premium tower (Feb 2025) About 135 homes 3 and 4 BHK Check RERA for the tower
Tower L 1 BHK tower, about 157 homes 1 BHK December 2030 (RERA PR1260002500154)
Codename Sanctum (May 2026) Towers E, F and G, phase GDV Rs 800 – 850 crore 2 and 3 BHK with deck terraces Reported August 2031

Possession dates in the table come from MahaRERA-linked listings and should be checked on the portal for your exact tower. Expect active construction on parts of the site for several years after the first towers are handed over.

Mahindra Citadel Configurations and Price List

Maharashtra projects quote carpet area, which makes comparison easier than in many other states. The table uses the carpet areas and price bands most widely quoted for Mahindra Citadel.

Configuration Carpet area (sq ft) Price range Approx. rate per sq ft
1 BHK 488 Rs 70 – 76 lakh Rs 14,300 – 15,600
2 BHK 743 Rs 1.07 – 1.33 Cr Rs 14,400 – 17,900
3 BHK 1,159 Rs 1.57 – 2.13 Cr Rs 13,500 – 18,400
4 BHK 1,666 Rs 2.59 – 2.65 Cr Rs 15,500 – 15,900

The spread within each configuration reflects floor, view and phase. At the lower end, the rate works out at about Rs 14,000 per sq ft of carpet – a premium to the wider Pimpri resale market, which you are paying for the metro, the Mahindra brand and a new township. The Mahindra Citadel price guide explains the all-in cost for each configuration.

What a Mahindra Citadel Home Really Costs, All In

For an under-construction flat in Pimpri-Chinchwad, the main government charges are 5% GST, about 7% stamp duty (including the 1% metro cess and local body tax, 6% for women buyers) and registration at 1%, capped at Rs 30,000. Here is the 2 BHK at the lower end of its band.

Item 2 BHK at Rs 1.07 Cr
Agreement value Rs 1,07,00,000
GST at 5% Rs 5,35,000
Stamp duty at 7% Rs 7,49,000
Registration (capped) Rs 30,000
All-in before extras Rs 1,20,14,000

That is about 12.3% on top of the agreement value for a male buyer, and about 1% less for a woman buyer. Parking, society formation, legal fees and maintenance deposits come on top. The Mahindra Citadel price and EMI guide works this out for every configuration.

Mahindra Citadel Amenities

Mahindra Citadel offers more than 30 amenities according to the developer, built around a large clubhouse (reported at about 49,900 sq ft) and a half-Olympic swimming pool.

Mahindra Citadel amenities

Category Amenities
Clubhouse Large clubhouse, indoor community hall, mini theatre, indoor games and gaming zones, multipurpose party area
Fitness & wellness Gymnasium, half-Olympic swimming pool, wellness zone, spa and sauna
Sports Badminton courts, multiple sports courts, outdoor athletics track, jogging track
Outdoors Landscaped gardens and trails, views of the Military Farms from later towers
Family Kids’ play area, pet zone, senior citizens’ park
Safety Triple-layer perimeter security, 24/7 CCTV, video intercom, biometric main-door access

In a large multi-tower community, ask when each amenity will be handed over. In phased projects, the main clubhouse is often completed alongside a particular phase, so early residents may wait for some facilities.

Specifications and Construction Quality

Element Specification
Structure Seismic-resistant RCC shear-wall frame using Aluform (Mivan) technology
Flooring Large-format vitrified tiles in living, dining, kitchen and bedrooms; anti-skid tiles in bathrooms and balconies
Kitchen Granite counter, stainless steel sink with drainboard, 2 ft ceramic dado
Bathrooms Full-height cladding, false ceiling, Jaquar / Kohler or equivalent CP fittings, hot and cold mixers
Doors & windows Laminated main door with biometric lock, flush internal doors, aluminium / uPVC sliding windows with mesh
Electrical Concealed fire-resistant copper wiring, modular switches, AC points, DG backup for essentials
Finishes Heat-reflective exterior paint, low-VOC interior emulsion
Water & green Dual-flush cisterns, low-flow fixtures, rainwater harvesting, STP, organic waste management; IGBC Gold pre-certified

Ask for the specification schedule with brand names to be attached to your agreement for sale, so the finishes you are shown are the ones you receive.

The Investment Case for Mahindra Citadel

Pimpri-Chinchwad has shifted from an industrial belt to a residential and services hub, and the metro has made the Pimpri stretch of the highway one of the best-connected addresses in the city. Portal data in 2026 put average apartment asking rates in Pimpri at roughly Rs 11,000 to Rs 12,700 per sq ft, and 2 BHK rents from about Rs 26,000 a month.

At about Rs 14,000 or more per sq ft of carpet, Mahindra Citadel is priced above the locality average. The premium is for a branded, metro-side township with new amenities; the risk is that resale in the same project will compete with Mahindra’s own later phases. Treat Mahindra Citadel first as a home to live in, with appreciation as a bonus.

Honest Risks Before You Book

  • Phased construction. Later towers will be built around you for several years after early handovers.
  • Possession varies by phase. Dates run from June 2028 to 2031 depending on the tower; check your exact RERA registration.
  • High density. Several high-rise towers on under 10 acres means a busy community, lift waits and shared amenities.
  • Highway noise and dust. Units facing NH-48 and the metro viaduct will hear it; ask for inner-facing units if this matters.
  • Premium pricing. Rates sit above the Pimpri average, so compare the all-in carpet price with nearby options.

Due Diligence Checklist for Buyers

  1. Confirm the MahaRERA number for your tower and read its completion date on the MahaRERA portal.
  2. Get a written cost sheet for a named unit: base price, floor rise, parking, society and legal charges.
  3. Check the unit’s facing: highway, metro line, Military Farms or the inner podium.
  4. Ask when the clubhouse and pool will be handed over relative to your tower.
  5. Visit Mahindra’s completed Antheia project in Pimpri and talk to residents.
  6. Have a lawyer review the agreement for sale before you sign.

Who Should Buy Mahindra Citadel

Buyer type Why it fits Watch out for
Metro commuters to Shivajinagar or Swargate Station beside the site on the operational Purple Line Highway-facing noise
First-time buyers 1 BHK from about Rs 70 lakh in a branded project Possession of the 1 BHK tower in 2030
Families Hospital and schools within 2 km, large club Construction of later phases
Pimpri and Bhosari MIDC professionals Short drive to work Hinjewadi is a long road commute

Final Verdict on Mahindra Citadel

Mahindra Citadel offers something rare in Pune: a branded new township right next to a working metro station, with homes from 1 to 4 BHK. You pay a premium over the Pimpri average for that, and you accept a dense, phased community. If you commute by metro or work in Pimpri-Chinchwad, it deserves a place on your shortlist – after you check your tower’s RERA date and the all-in cost.
