Whitefield is East Bangalore’s original IT township — built around ITPL and the EPIP tech zone, and today one of the city’s largest work-live-play corridors, running from the Whitefield–Kadugodi metro terminus through Hoodi, Varthur and Kundalahalli. Apartments list around ₹13,000–14,650/sq ft across budget-to-luxury stock, backed by deep social infrastructure — top schools, five major hospitals and large malls. Founded in 1882 as an Anglo-Indian settlement, it transformed into a global tech hub after ITPL opened in the 1990s, and the Purple Line metro (operational since 2023) now links it directly to central Bangalore.
Whitefield is a major IT township in East Bangalore (pincode 560066), home to ITPL and EPIP. Apartments list around ₹13,000–14,650/sq ft; the Purple Line metro (Whitefield–Kadugodi) has run since October 2023. It was founded in 1882 as an Anglo-Indian settlement.
Whitefield spans several distinct pockets, each with its own character and price band. Detailed guides for these are being rolled out and will link here.
Whitefield sits in the far East. This map traces Namma Metro’s three operational lines — each with a moving train — so you can see where they actually run today: Purple (Whitefield ↔ Challaghatta, terminating here), Green (Madavara ↔ Silk Institute, via Malleswaram & Majestic) and Yellow (RV Road ↔ Bommasandra, via Electronic City). The Blue Line to the airport is still under construction (targeted 2026–27), so it is not shown here. Schematic, not to scale.
Whitefield was founded in 1882 as a settlement for Bangalore’s Eurasian and Anglo-Indian community, named after D.S. White of the European & Anglo-Indian Association; the Maharaja of Mysore granted roughly 3,900–4,000 acres. It was laid out as concentric Inner and Outer Circle roads around a village green, and remained a quiet farming hamlet for a century.
Everything changed with the International Tech Park (ITPB/ITPL) — an India–Singapore venture formed in 1994 — and the EPIP zone, which turned Whitefield into one of India’s largest IT corridors through the 2000s.
Today it is a full work-live-play district: the 2023 Purple Line metro, five major hospitals, four malls and dozens of gated communities now sit where farmland and vineyards once stood. The original Inner and Outer Circle roads and the colonial-era Whitefield Memorial Church still anchor the old settlement’s grid, giving the area a heritage core most Bengaluru suburbs lack.
| Config | Monthly rent | Buy (list) |

| 2 BHK | ₹22k–42k | ₹90 L–1.6 Cr |
| 3 BHK | ₹35k–55k | ₹1.5–2.8 Cr |
Read the two numbers, not one: apartment listing rates average ₹13,000–14,650/sq ft (range ₹12,450–18,050; luxury villas ₹18k–20k+), while government-registered transactions run lower — a bimodal market. Indicative trend +13–18%/yr; conservative ~80%/5 yr. Gross rental yield ~3–3.5%.

Metro is the headline: the Purple Line has been fully operational since October 2023 — a direct, no-interchange ride to MG Road that bypasses the ORR / KR Puram gridlock. Local stations include Whitefield (Kadugodi), Hopefarm, Kadugodi Tree Park, Sri Sathya Sai Hospital, Nallurhalli, Kundalahalli and Hoodi. By road, peak-hour traffic is real — budget an hour-plus to the airport.
Whitefield sits at the centre of one of India’s densest job markets. The International Tech Park (ITPL), the EPIP SEZ and a ring of private business parks together host hundreds of MNC offices and several hundred thousand jobs within a 15-minute radius. For most residents the daily commute to work is under 8 km — the single biggest reason end-users buy here rather than rent nearer the city.
Whitefield lives like a self-contained, cosmopolitan township rather than a city suburb. Weeknights revolve around microbreweries, mall multiplexes and café strips near ITPL and Brookefield; weekends around Kadugodi Tree Park, lakes and gated-community clubhouses. A large expatriate and IT-professional population makes it one of Bengaluru’s most international, English-first neighbourhoods.
Eating out and leisure spend: a meal for two at a mid-range Whitefield restaurant runs about ₹1,200–1,800, a craft-beer evening ₹1,500–2,500, and a Cult.fit or gym membership ₹1,500–3,000 a month. Multiplexes inside VR Bengaluru and Nexus Shantiniketan cover new releases, while Phoenix Marketcity (adjacent, ~5 km) adds premium retail and a larger food court. Every gated pocket is covered by hypermarkets plus 10-minute quick-commerce for groceries.
Who lives here: Whitefield has one of Bengaluru’s highest concentrations of expatriates and returning NRIs, drawn by ITPL employers and international schools such as Greenwood High, Vibgyor and TISB nearby. That mix gives it an English-first, cosmopolitan feel, weekend farmers’ markets and pet-friendly parks, plus an unusually active citizens’ movement — Whitefield Rising — that lobbies on traffic, lakes and civic upkeep. Families weigh this lifestyle and school access against the summer water situation covered below.
Whitefield’s civic report card is mixed — strong on power and safety, but water is the one thing every buyer must check per project before committing.
Infrastructure is the reason Whitefield keeps re-rating. Here is what has already landed, what is being built now, and what is on the way.
